garages: Dear Builder... I've NEVER heard... - 05/03/11 02:55 PM
Image via Wikipedia Dear Builder,
I've NEVER had a buyer client tell me that they thought the garage was too big.  Granted, most of my buyers are "car people", so the deck is a bit stacked, but not all of them are.  In fact, I've had clients with little interest in cars... and they still wanted a garage that was just a little bigger.
You see, lots of people use their garages for a lot of different things.  Many of my clients like to build cars or weld something back together in their garage, but others just want to be able … (4 comments)

garages: Occupational Hazard… - 08/14/10 03:54 PM
There are a few occupational hazards we real estate agents face… moldy foreclosures, rotted floors that we can fall through, angry undisclosed dogs, getting locked out of a house on the back deck 40′ off the ground (don’t ask).  But there is something even more dangerous…
Houses we really like… really, really like.  Ones that we can afford…
As a real estate agent, I look at a lot of houses.  Some of them are amazingly cool.  But, I’m not dropping half a million bucks on a house.  Those aren’t so dangerous…  Not to say that I don’t love the media rooms, … (14 comments)

garages: Going Back... - 05/30/10 03:49 PM
Let me talk about my brief hiatus…
I grew up mostly without a garage.  From the time I was 11 years old until I was 25, I didn’t have a garage.  I became a car guy without a place to park one inside…  I learned to work on cars outside.  Honestly, I wasn’t a giant fan…  But, we make do.
Under the covers...
This past week I went to visit my mother.  She has been in the same house since I was 14 years old.  Still no garage.  And my truck decided to have a failure.  Specifically, the fuel injection wiring … (1 comments)

garages: Let's Look at Some Garage Properties... Part VII - 05/16/10 03:57 PM
I used to do an irregular look at some garage properties.  I would grab a few properties that were representative of the variety of 4+ car garage homes available in Gwinnett County, GA.  While pulling properties for a buyer moving in from another state, I decided it was time to take you on a tour again...
I have seen some real variety in homes over $2million.  Even concentrating on properties with at least a 4 car garage, these are very diverse homes.  Don't get me wrong.. most are 4 or 5 car homes in amazing golf communities (like Chateau Elan, The … (0 comments)

Honestly, when we are looking at properties between $1million and $2million, it is a rarity to see someplace with a shop.  They show up once in a while, but rarely.  We are getting into the territory of some pretty nice display spaces, though.  While it … (0 comments)

By the time we get to $1,000,000, we are looking at what most people call mansions... and the $800,000 entry point to this segment isn't bad either.  Sometimes we run across "garages" that can accomodate a 45' RV, in addition to a whole lot of … (2 comments)

When we get up to this level of price, we see some really impressive properties.  There are actually a couple houses here that have more than 6 car capacity.  There are also several that have a few acres to spread out on...  At the same … (0 comments)

Between $400,000 and $600,000, many more of the garages are attached.  In the lower price ranges, usually 4 car spaces are split up with a 2 car (or three car) attached garage and a 2 car (or three/four car) detached garage.  Here we see 4 … (0 comments)

There are some really cool properties priced between $200,000 and $400,000 with 4 car or larger garages.  These homes tend to still retain garages built for working, although there are some sprinkled in that are more for show (or to stash the spare Corvette).  I … (1 comments)

The popular misconception is that homes with 4+ car garages are only found at the higher end of the price range.  However, there are lots of homes to be found in Gwinnett County, meeting that specification, at all price ranges.
There are a surprising number … (0 comments)

garages: Wayback... My Garage Wish List - 04/22/10 04:26 PM
Image by  lane.bailey via Flickr A couple of years ago I wrote a post about my wish list for garages.  This stuff isn’t rocket science, but it also seems to escape most builders…  There are a few out there that hit a few of these things, but it is a rarity to see a garage in a newer home that has all of these touches.
I’ve actually written a lot of posts about making garages better, both for builders and renovators.  (Keep in mind that I’m not a builder… I’m a user.  I USE my garage, like many of my clients).

garages: Put on the Kid Gloves - 04/11/10 04:55 AM
The bigger one REALLY wants to work in the garage with Dad...  For the last few months, there hasn't been much work going on, but there has been some planning.  One of the plans has been to try to find a pair of work gloves that would fit a kid...
We tried Mechanix Wear, but they had discontinued their kids gloves.  They don't have a plan to bring them back...  That was my first choice... I have several (at least 10) pairs of their gloves, and I really like them.  They keep me from chewing up my hands while working on … (4 comments)

garages: 7 Things the Builder forgot to put in Your Garage... - 04/04/10 03:56 PM
Even the best new construction garages I've found are lacking... but one day a builder will come along and turn out a proper garage.  In the mean time... until builders start coinsulting me about these things... here is a list of things that you should be ready to correct.
Electrical outlets - Three is not enough.  For some reason, many builders seem to want to put one outlet on each wall.  That isn't enough for ANYONE that is going to do anything in the garage.  For a two car garage, seven 110V outlets would be better (two on each side wall … (37 comments)

garages: 5 Steps to make your Garage Cool... - 04/02/10 04:03 PM
The garages in most homes are less than spectacular.  In fact, a lot of them (including mine... excuse soon) won't even hold a car.  They seem to collect all sorts of things, from Christmas decorations to sports equipment.  All of that is in addition to tools, lawn equipment and the bulky stuff that won't go elsewhere.
But, most garages are pretty close to being back into 'show shape'.  Here is a good place to start...  Let's get started.

Step 1.  Clean out the 'Not-Garage-Stuff'.  Get the Christmas decorations up to the attic or down to the basement.  Find a closet … (16 comments)

garages: Big Garages, Home Classrooms and the Long-Arm Quilting Machine... - 03/20/10 04:11 PM
What do all of these things have in common?
Different real estate consumers have different needs.
For several years, I have concentrated on 'special' properties.  In the last few months I have helped buyers find a house that could hold four vehicles inside... with space for another garage that would hold several more.  Another buyer needed a room that could hold a quilting machine that was sixteen feet long.
Different real estate consumers have different needs.
Recently I ran across a different (to me) concept... a home classroom.  For this home owner, a space to home-school their children was a priority.  … (5 comments)

garages: Improvements nobody thinks of... - 02/09/10 02:23 AM

It is pretty common knowledge that kitchens and master bathrooms make or break the appeal for a home on the market.  Get those two areas right can land a buyer that might otherwise pick another home.
Image by lane.bailey via Flickr But doing those rooms right isn't cheap.  Back around Christmas I wrote a post about how the front door was the most bang for the buck in the improvement arena.  In the same post, I mentioned that a "Minor Kitchen Remodel" averaged over $20k in cost (while only delivering about $15k in value).  That isn't cheap...
So, what are … (5 comments)

garages: GarageGuy's Valentine's Day Gift Guide... - 01/18/10 03:57 PM
Ladies, do you have a Garage Guy at home?  Are you wondering what he might want for Valentine's Day?  I'm here to help...
Guys in general are a pretty simple bunch.  We like cool toys.  We are basically really big 8 year olds... that can legally drive.  Garage Guys are pretty simple, too.  We like tols and toys.  Sometime, tools ARE toys.  But, here are a few options.
Let's start with some heat...  Welders make a lot of heat.  If you are going to buy a welder, you need to have a good idea of the needs of your Garage Guy.  … (7 comments)

garages: Garage Upgrades YOU can do! - 12/26/09 03:14 PM
Keeping the theme from yesterday regarding improvements and their return on investment, I thought I might mention a few upgrades/improvements that can be done on a budget AND that will add value to your home.  The following links ARE affiliate links to Amazon.  Most of these products can also be found at your local Home Depot or Lowes store.
Let's start with the floor.  When there aren't any cars in the (hopefully) clean garage, that floor is awfully big.  To make it look nice, an epoxy coat is a great addition.  Regular floor paints do NOT stand up to hot tires.  … (7 comments)

garages: Permeable Pavers... WikiHow - 08/02/09 04:43 PM
Image via Wikipedia There is a simple way to increase the health of your yard... Allow water to get to the soil in the right amount. The magic word is permeability. Permeability is the measure of how much water can permeate (soak through) the material. Many auto enthusiasts have second garages on their property. One of the issues with second garages, as well as the accompanying driveway, is the ratio of permeable to impermeable surfaces. Aside from the house and garage (they better be impermeable!), most driveways and sidewalks are impermeable... and we can change that. Many counties, including Gwinnett County, … (3 comments)

garages: Big Garages in Gwinnett County, Georgia - 07/25/09 02:55 PM
Since I specialize in homes with big garages in Gwinnett County, Georgia, it seems only appropriate that every once in a while I take a look at some of the available homes and highlight some good deals.  And there are some exceptional deals...
(because of MLS rules, I can't directly promote individual listings... so I will talk somewhat generally. For information on specific listings, or to view them, please feel free to contact me.)
The firs thing I noticed was that there were several very attractive homes (from the photos) that were priced under $200k.  I found four properties that looked … (0 comments)
