hoa: That's a mighty nice crop of PVC you got there... - 02/11/09 08:27 AM

I actually got the call a couple of weeks ago... but didn't file it in my brain as a blog topic until today.  I was driving back from a meeting (ok, it was really mall walking with my boys) and passed an abandoned townhome project.  Sticking out of the ground was the plumbing infrastructure... a bunch of PVC pipes for the drain systems of the un-built townhomes.
We call the PVC Farms...
It is a nice little euphemism.  It looks like the PVC is growing wild among the weeds.  (admission here.  I didn't take a picture there, and shot … (6 comments)

hoa: If you lived here you'd be drag racing... or rock crawling... or road racing! - 10/09/07 03:12 PM
I just answered a question on another board about marketing a drag racing track that is for sale.  I just couldn't help but hit a flight of fancy over it.  I started to think of some of the unique, but also fairly popular concepts that I have run across over the years.
There are several road racing communities around the country.  The basic concept is to take a private track, with nice views, and instead of trying to make money holding races all of the time, turn it into a private club with residences sprinkled throughout.  Throw in a paddock, … (21 comments)

hoa: Local Real Estate Forum for Buyers, Sellers, Investors, FSBOs and others - 08/12/07 11:59 AM
You know, every once in a while, I have a "duh! Hello!" moment.  Today was one of those days.
Back at the beginning of the year, one of my mortgage brokers and I built a forum on my website.  Our goal was to provide an arena for buyers, sellers and investors to pose questions to others and to real estate professionals.  We also wanted unrepresented sellers (FSBOs) to have a resource that they could use to get information about the selling process.
It took a lot of time, and when we jumped out of the gate, we figured out that … (2 comments)

hoa: Cobb County restricts population density in homes - 07/31/07 07:28 AM
I just saw a clip on Fox News (please don't whine about the source) that Cobb County has passed a new regulation limiting the number of adults living in a home.  The basic restriction is that there needs to be 390 square feet for each adult.  They also limited the number of unrelated adults in a particular household to two.
The Cobb County Commission says this is the keep property values higher by reducing stacking and de facto rooming houses in the county.  Some activists are complaining that this is aimed at latinos and illegal aliens.
We'll see how long it … (4 comments)

hoa: DeKalb County Limited Building Moratorium - 07/31/07 02:41 AM
I just received this from Jenna Graber, the DeKalb Association of REALTORS PR person.  It was forwarded from the Greater Atlanta Home Builders Association.  Quoted as follows:
On Tuesday, July 24, the DeKalb County Board of Commissioners adopted a 30-day moratorium on the issuance of certificates of appropriateness, land disturbance and building permits respectively for non-conforming multiple lots of record held in common ownership.  The moratorium only impacts these properties and does not prevent a landowner from rezoning land.   The county will seek to amend this process so newly created lots are not smaller than those currently allowed in the existing zoning … (0 comments)

hoa: To HOA or not to HOA? That is the question! - 06/22/07 09:37 AM
That is the question!HOA, or Home Owner's Associations are the subject of some debate.  They are either a useful body to help maintain the value of homes within the subjected neighborhood, or they are a bunch of nosy, busy-bodies that need to remove their noses from everyone's business.  The purpose of a HOA is to provide uniformity for the community, make sure that homes are maintained, and administrate the rules of the community.  But, just as they can help to insure that the people next door don't paint their house lime green with orange trim, they might also prevent one from … (3 comments)
