lilburn: Looking for the hook to sell your home? - 11/14/08 07:48 AM
If you are a seller, of course you are looking for that hook that will pull in qualified buyers. That is why you hire a real estate agent to market your home. That is why you want a solid marketing program... you want to make YOUR home stand out. I just had lunch with one of my mortgage brokers. We have a plan. He has $1,000,000,000 in capital available that is looking for mortgages. Yep, $1billion in program money. It is money that is looking for buyers. I know that you've heard about the credit crunch, it is on all of … (6 comments)

lilburn: Getting ready to sell your home? Keep up with your neighborhood! - 11/13/08 03:53 AM
If you are going to be selling your home, it is very important to know what is happening in your own neighborhood, as it is happening.  A CMA (Comparative or Competitive Market Analysis) is a great way to get a snapshot of the market.
But there is a better way...
A snapshot is a nice tool, but until it has a context, it doesn't show where the subject is going.  It is better to use a stream of data over time.  A good agent, working in a specific area, like Lilburn, GA, can provide the context for a CMA.  However, there … (2 comments)

lilburn: Detachment... - 10/31/08 03:55 AM
Being detached has its advantages. It's being at an arm's length...
In rockcrawling, there is the driver, and the vehicle... but that isn't the whole team. There is another person. The other person examines the line, tunes it, pushes, pulls and cajoles the driver and the vehicle to get him through the course.
It is the spotter.
In many ways, the spotter is like a good real estate agent. The driver can see the course, just as the seller can see the market. But, both have their limitations. The driver is limited by the vehicle... he can't see what is under … (4 comments)

lilburn: Is your Lilburn listing getting ready to expire? - 10/27/08 06:36 AM
If your home has been listed, and it is getting ready to expire, I would like to make a few suggestions...
Get a new agent... like me... Set up the new listing to begin the day after the current listing expires... Go on a nice vacation for a few days... Don't forward your home phone to your cell phone... and you might consider NOT sending it to voice mail... Why you ask?
Because it is going to get ugly.  Seriously.  It is kind of funny, I talk with agents all over... not just Atlanta, but all over the US... and … (6 comments)

lilburn: So, how does one get property at a deal price? - 10/25/08 02:40 PM
I wrote a post not long ago about about foreclosures, and how they aren't always the great deal people make them out to be.  That led to two things...
People asking me how to get a good deal on a property if foreclosures are not the Grail... Agents that specialize in foreclosures complaining that foreclosures are always great for consumers... Let me start with the second point. It is faster.  No they aren't. In fact, they often are the worst deal.  The initial price might be more attractive, but that doesn't mean that the cost of ownership is lower, or the … (4 comments)

lilburn: Market update for Gwinnett County, October 2008 - 10/10/08 04:23 PM
Gwinnett County Real Estate Market Report 10 08 View SlideShare presentation or Upload your own. (tags: market gwinnett) We live in interesting times. Last year at this time we were looking at the Sub-Prime Mortgage Meltdown. This year we are looking at a full blown credit crisis. Comparisons to last year deserve a giant asterisk. Of course, that is going forward. But at the same time, last year is what the market will be judged against.
There is a good bit of pent-up demand, now we'll see if that can be unleashed by the "Rescue Package" or if it will remain … (2 comments)

lilburn: Gas situation easing? - 10/02/08 04:33 AM
I had to run out and pick up a few things this morning, and I saw more stations with gas and fewer with lines...  That is a good sign.
I'm also hearing on the news that RaceTrack is at 100%, QT is at 90% and that the pipeline is expected to be churing full capacity by Friday, Oct 3rd.  So, it seems that the news a few days ago that it could be two more weeks might have been a touch pessimistic.
Keep in mind that people going and filling up every hour isn't going to help.
It certainly isn't the … (0 comments)

lilburn: Looking for gas? - 09/30/08 04:44 PM
Yep... we still have a problem around Lilburn and Gwinnett County finding gas. In fact, the whole Atlanta area is facing the problem. I have been searching for ways to find gas for my readers. I have found a couple of ways to keep up to date on where there is gas...
The first way is Wright Express... Here is a link... Take a look at the right side, and you can see the date of the transaction. While I can't say for sure, it would seem that those with VERY recent transactions have gas. You can also see the price. … (2 comments)

lilburn: Gas pains... - 09/27/08 03:38 PM
Luckily, this hasn't been a problem for me... yet.  And hopefully things will be cleaned up before it is...
But it IS a problem for a lot of other people here.
My friends in the western suburbs and downtown have been complaining about stations out of gas since Ike hit.  Over here in the eastern burbs, the problems had been sporatic...  Until the last couple of days.
A few days ago I had to get gas for my wife's minivan.  At my usual haunt, the Kroger at Rockbridge and Five Forks, there hadn't been lines.  But, on Tuesday, there were … (10 comments)

lilburn: Parkview Football Schedule/Results - 09/19/08 03:58 PM
There are a lot of Parkview football fans in Lilburn.  We visit some of the games, and the fans offer enthusiastic support.  There are quite a few like my family that don't yet have a Parkview student... some have a future Parkview student, others have alums in the family or are alums themselves.
If you are looking to keep up with Parkview Football, I'll keep the scores updated here and on Lilburn Dwellings.

lilburn: What am I doing here? - 09/13/08 03:31 AM
I actually wrote this on my phone during Garrett's ice skating lesson yesterday.  I needed to play with it a little more before unleashing it on the public...
Location, Quality of Life, Location
It's time for Garrett's (mostly) weekly private ice skating lesson.  These are done during public skating sessions, so there is always lots going on...  Garrett always jokes about the figure skaters... girls without pants (remember, he's 4).  But, I digress...
The point is that I drive 30 minutes or so to get here, twice a week, once for his lesson and once for hockey practice.  We also have … (0 comments)

lilburn: Yellow River Game Ranch... deer here... - 09/04/08 10:01 AM
Sitting on the banks of the Yellow River, along US 78 in Lilburn, GA is the Yellow River Game Ranch.
Rather than looking at exotic animals from afar, here the idea is up close and personal… occasionally VERY personal.  Here most of the animals wander the park with the visitors.  Of course the bears, bobcats, cougars, foxes and bison ARE separated from onlookers but deer, peacocks, chickens, rabbits and squirrels are quite happy to walk up and introduce themselves… especially for a cracker or a peanut.  In fact, they may remind you that they would REALLY like a peanut or cracker…

lilburn: Like I didn't have enough to do... - 08/23/08 04:07 PM
So, I write on Active|Rain... generally 10 posts a week... I know, I want the points, but it also keeps me disciplined.  I write 7 posts a week for LaneBailey.com... again, one post a day is WAY easier for me to do that any other number because if I slack off the momentum, I might just stay slacked off...
But, now I am writing for LilburnDwellings.com and GwinnettDwellings.com and DiamondDwellings.com.  The good news is that I get to share content between the Dwellings' sites.  Gwinnett Dwellings has content from all of the area hyper-local blogs, and Diamond Dwellings picks up the … (11 comments)

lilburn: Lilburn City Park... just for the kids? - 08/07/08 03:26 AM
While it might seem that way, with the really cool play structures, slides, swings and climbing walls... it really isn't.  After all, big kids (spelled a-d-u-l-t-s) gat the band shell and the tennis courts.  And then there are the walking trails.  There is a trail that surrounds the park, and there is also the access to the new Camp Creek Greenway trail.  And it is only set to get better as Lilburn follows its long-term plan.
The Camp Creek Greenway will connect the Lion's Club Park to City Park, and then continue to connect to the proposed Jackson Creek Greenway north … (3 comments)

lilburn: Get Ready to Cheer for Lilburn's Eric Shanteau! - 08/04/08 07:50 AM
Parkview High School alum Eric Shanteau has made the US Olympic Swimming Team, competing in the 200 Meter Breast stroke. He finished 3rd in the 2004 Trials in both the 200m and 400m Individual Medleys, just barely missing the team.
That, in an of itself, would be an amazing accomplishment. His list of swimming accomplishments is long and illustrious. Parkview High School records, Georgia State High School records... Take a look here...
But, there is something else. Eric is fighting testicular cancer. At 24 years old. No whining. Instead, he is showing the same determination that has pushed him to … (2 comments)

lilburn: Interesting developments in Lilburn, GA - 07/27/08 04:52 PM
While preparing for my new blog (snicker, snicker... teasing it now) I ran across an interesting PDF.
Lilburn, GA commissioned a real estate analysis to look at ways to revitalize the city.  Some of the recommendations have already been undertaken.  In fact, the family went wandering on one of the new walking trails across from the recently upgraded park, playground and city complex.
So, diving in to the plan (69 pages!) there are some pretty cool things to learn.  These would be especially good for entreprenuers and prospective shop owners, as well as developers and property investors.  While looking over the … (4 comments)
