As of the 2000 Census, there were 22,937 people in Lawrenceville, but that is only including people in the city limits, and there has been a lot of growth since 2000 in Gwinnett County (2008 estimates from the Census Bureau peg population around 29,000). It was incorporated in 1821.  Lawrenceville is home to Central Gwinnett High School, and also has students that the Mountain View and Archer clusters. That is likely the question after seeing the confusing title... 
Over the last couple of years, I have done sporadic surveys of how many listings have the maximum number of pictures allowed by our local MLS...  Currently the maximum is 20.  It has been as low as 8, just a few years ago. 
The opposite of 86.97% is 13.03%...
And 13.03% is how many of the listings that have come on the market in the last 7 days that have the maximum number of pictures.  There are a few things to keep in mind...

The real estate market for Gwinnett County is in a state of flux.  There are wide variations between different location throughout the county, as well as different price strata.  There are a few themes that are readily apparent, but some locations and price ranges are standouts (good or bad)... 
Some quick county-wide numbers...

I have been sitting here all evening working on Market Reports for Gwinnett County, GA.  They won't be published for a little over a week, but there is a trend I wanted to highlight prior to the release of the reports... 
December is NOT a banner months in Gwinnett County...
November rocked.  There is no getting around it.  Comparing November 2009 to November 2008, sales are showing up around 73%.  November 2008 was rather weak, while December 2008 was strong by comparison.

The question is "Should you?"
There are a few things to keep in mind as you decide about timing on purchases using the First Time Home Buyers Tax Credit (up to $8000)... and Move Up Buyers Tax Credit( up to $6500). 
How is the inventory in your local market?  Will it be going up or down over the next several months?  Here in the Atlanta area, inventories generally increase in the spring and decrease around the holidays.  This means that there are more homes to choose from during the spring and early summer.

Inventories are dropping and sales are rising... September numbers:

The October issue of Realtor Magazine (our industry magazine) had an interesting article about dispelling myths while educating first time home buyers.  The second point was about excessive caution, and buyer, especially new buyers, wanting to see "everything on the market".

They are absolutely correct that we can't flip on the TV, radio or computer, nor pick up a newspaper or magazine... or even sit in a restaurant without hearing about the tremendous "Buyer's Market" taking place right now.  Quickly, the common wisdom is that since there are few buyers in the market, the ones that are there can beat sellers into incredible deals...

I have recieved emails this morning from the NAR and from my local association regarding the $8,000 First Time Home Buyer Tax Credit.  There is a full court press from the National Association of Realtors as well as the local associations to not only continue, but expand this program.  And there is NO doubt that the program has been effective, especially in the last few weeks.  Entry level home sales are up. 
But, honestly... it needs to end as scheduled. 
But it is helping my business...

I have a really cool tool called the Client Gateway that I deploy for my buyers.  It builds a web site for them with the new listings that meet their needs.
I was doing some maintenance today, checking for messages in the Gateways of a few buyers and seeing if I needed to get further information on properties for them.  One of the things I check is properties that are "No Longer Available".  The reasons a property will no longer be available are:
The listing has been Withdrawn. The listing has Expired. The home has Sold. The property is Pending Sale … (3 comments)

The March Market Report, looking at preliminary numbers for February, and solid numbers for January is now out on LilburnDwellings.com. 
If nothing else, I have to say that we live in a dynamic market.  But, we really need to see what March through May holds.  We probably won't have a good handle on the market until at least June or July.  There is a possibility that something big could happen between now and then, but we had a bump in September and we couldn't confirm it as a non-repeating event until December.
