staging: Cheap Tips #1... Getting Ready to Sell. - 02/01/11 02:20 PM
Image via Wikipedia For many sellers, there isn't a bottomless pit of money to get the house ready to go on the market.  Simply put, between pressure to get to market, the need to pay sales fees, buyers needing concessions like closing costs and even the cost of moving expenses, there isn't enough money to go in and make major renovations to the house before selling...
In fact, it is seldom worthwhile to make major changes to the home prior to going on the market.
But there are some inexpensive and relatively simple things that can increase the sales price of … (23 comments)

staging: All the World's a Stage... but there's only one Angel - 08/02/09 03:53 PM
Have you met my friend Angel Walker?  If you are an agent or a seller, you should.  She is a staging professional.  In fact, she is Staging Professionals.
First, let's talk about staging...
Homes for sale need an edge.  Vacant homes, or even homes that are less than optimally presented are at a disadvantage to those that are presented optimally.  And staging is about presentation.  And while design and decor are part of that presentation, they are not all of it.  Stagers work over the look of the house to present IT in its best light.  Not a furniture display, … (4 comments)

staging: Prepping for the marketing takes how long? - 10/14/08 01:04 PM
I am slow to bring a property to market.  And I am proud of that.  In fact, I think that more agents should be slow to bring a property to market.  There are a few things that NEED to be done, and should really be done before the property is listed in the MLS or anywhere else...
Photos of the house and property Virtual tour Website Flyers or brochures Video tour Staging We all know that the absolute most important time to have everything right and in place for a listing is the first couple of days it is listed.  Not … (6 comments)

staging: Into the mailbag V, part II... What else should we do? - 03/01/08 08:29 AM
I covered this recently, but there was one other thing I neglected to mention...
If you are getting ready to put your home on the market... or you WILL be doing so in the near future, it might not be a bad idea to get a "Pre-Listing Inspection."
Yep.  It is the same inspection your buyer would get when your house goes under contract.  However, the advantage of getting this done before listing the house is that you will have the opportunity to correct any deficiencies.  In addition, you can show the report, and then show that all of the deficiencies … (6 comments)

staging: Obeo... Looks like a great service - 02/08/08 01:15 PM
So, I was reading Bloodhound Blog a few days ago, and Greg Swann mentioned that he has started using Obeo for their virtual tour solutions.  The virtual tours aren't the star of the show, though.  The stars of the show are the interactive floor plans and the virtual decorator.
Virtual tours are a dime a dozen.  Everyone and their cousin offers some type of virtual tour.  They range from the "basically a powerpoint" to slide show with music and/or voice-over.  Of course there are the video tours and glide tours.  None of the video presentations seem to me to have … (6 comments)

staging: Dear Mr. & Mrs. Unrealistic Seller - 10/01/07 03:36 AM
I just wanted to drop you a quick note to let you know that it will be OK.  I'm going to come out to give you a listing presentation in a little while.  I don't want you to freak out or anything, so I am letting you know what I will say before I get there.  I want you to be reassured that nothing I say will cause you pain.
Let's start with the price.
I know that we are in the midst of a Buyer's Market, and I know that there has never been a house in your subdivision that … (95 comments)

staging: V is for Virtual - 09/13/07 01:36 PM
I think that this might be the most over-used word in our lexicon.  We live in a world of Virtuals.
Virtual Assistants Virtual Tours Virtual Stores Virtual Meetings Virtual Offices And my very favorite...
Virtual Real Estate Yes kids, there is "virtual" "real" estate.  Second Life offers people the opportunity to "own" real estate in a virtual world.  Real companies are spending real money to get virtual customers.  >as an aside, can virtual companies spend virtual money and get real customers?<  The whole idea behind Second Life is worthy of way more than I'm willing to write now... maybe later.

staging: S is for Slacker - 09/09/07 03:48 PM
I am almost a slacker.  I will be a slacker around the end of the week.
I am pleased to announce that appearing on my "other" blog later this week will be the talented Angel Walker.  She will be guest hosting my blog and presenting the letter S.  She will be writing S is for Staging.
Ripped from her page here on Active Rain...
