This year has produced 22 fewer sales than last year at this time.  DOM (Days on Market) is averaging 3 days longer.  One of the reasons for fewer transactions is that we have fewer active listings this year in the lower price ranges where most of the transactions occur.  If we don't add a lot more houses onto the MLS as active listings, we will actually run out of houses to sell in some price ranges and with some certain criteria. … (0 comments)

I've heard pretty heated discussion from some Realtors regarding protecting their listings but I just don't see why there is the need.
No, I'm not talking about letting other Realtors take away your listings.
I'm talking about making consumers enter their pedigree in order for them to see their listings.
I let consumers have all the IDX listings that they want without even giving me their name on www.MLSPlease.com and other websites like www.MoveToLawrence.com.
With websites like Realtor.com, Google, AOL, Yahoo, Point2Agent, etc. giving them away; why shouldn't we?

I try to always wear my pins.  My Realtor pin, my ePro pin, my GRI pin, and my ABR pin.  Next month I will have my CRS pin and will wear that one too.  I was asked by a staff person in my office if I change them to a new shirt every day.  I said I do.  She thought that would be too much of a bother.

selling a home: Cluttered photos of homes better than none?? - 03/13/07 01:10 AM
I just added a listing that can be found at this AR page.  Here are a couple of photos to illustrate the cluttered look.  My question is to Active Rainers out there is this:  Is it better to have "cluttered" photos until the owners declutter or would it be better to have no photos at all?  NOTE:  Let's omit the issue that it should be decluttered before it goes on the market since that is not always an option for people.

I get asked why I give away a free monthly tip to Realtors® at our sales meetings.  Realtors® from my office look better statistically if we bring the buyer to one of our office listings.  We get two transaction sides counted for our office.  Therefore, if I am able to network successfully with other Realtors® in our office, I look better to listing prospects because our office closes more listings than any other office in town.  Keeping our listings in front of each other is one way of keeping the stats in our favor.  Providing tips to each other, helps us to … (1 comments)

When you have a listing, do Realtors® just place it on the MLS and hope for the best or do they go after certain buyers by targeting where those buyers might be browsing the web.
For example, if your listing has a darkroom, do any Realtors® on AR work at marketing websites where photographers visit or do things such as send a flyer to a newspaper office saying attention photographers:  Darkroom in Home for Sale?

Before you all ban me from AR, this is what a new online company is telling consumers to do.  I am not in favor of this company nor the practice of consumers contacting sellers directly to make an offer.  They even provide the links to local appraisers' offices to get the names of the owners.  We can't just ignore this threat to our livelihood.  Let's take some action at educating consumers to why they need Realtors®.
