aurora il real estate: Aurora IL First-Time Homebuyers - REMAX - 11/06/08 11:37 AM
An opportunity like this does not come around too often. With the recent signing of a major housing stimulus bill, it's now a great time to close on your first home. On July 30, 2008, the Housing and Economic Recovery Act of 2008 was passed, which includes a new, temporary tax credit as an incentive for first-time homebuyers. With this bill, first-time homebuyers may qualify for a tax credit of up to $7,500 for the purchase of a principal residence.

aurora il real estate: Get preapproved and know your credit score in Aurora IL Real Estate - 07/17/08 02:24 PM
The most obvious way to mess your credit score up is to make a late payment.  Did you know that even if you have a solid credit score, a single missed payment could cost you as much as 100 points? According to the Fair Isaac, the company that calculates your FICO score, payment history accounts for 35% of your total score! Of course that credit score helps determine what kind of rates you can get when applying for home or car loans.
Your FICO score is a number between 300 and 850 and is based on five criteria:
1. Payment history

aurora il real estate: Get preapproved BEFORE you start looking for a new home! - 06/12/08 04:24 AM
Obtain the Best Rates & Lowest Closing Costs
When you are ready to purchase a home, it makes sense to negotiate from the strongest position possible. In a strong real estate market, sellers can be more selective in the final buyer they choose to negotiate with. In such a crazed seller's market, it's not uncommon for a home seller to receive multiple offers on their property. With that said; there are certain things you can do to make certain that your offer is the one Seller goes with.
The vast majority of Purchaser's today go about the process entirely wrong, putting … (0 comments)

aurora il real estate: Low and no down payment home loans - 05/02/08 02:26 PM
LOW-DOWNPAYMENT MORTGAGESThere was a time not so long ago when 100% financing (no-downpayment) mortgage loans were common. "Smart" buyers used the concept of OPM (other people's money) to get ultimate leverage on purchases. Lenders thought that they were bulletproof and that their returns would never end. Even if borrowers couldn't make their payments, rapid appreciation would protect them from losses.
But something happened on the way to untold riches: mortgages suddenly became suspect. The secondary market virtually disappeared for almost all types of mortgages except for the traditionally safe products offered by Fannie Mae, Freddie Mac and Ginny Mae, the conforming market's … (0 comments)

aurora il real estate: First time homebuyer in Aurora, Illinois - 03/23/08 04:10 AM
This year alone I have either closed or have on the books more FHA loans than I did all of last year. FHA is the way to go for a lot of buyers.
Not all buyers can come up with the 5% for conventional and many buyers can't get approved conventional. So, FHA comes to the rescue! FHA has been helping homeowners since 1934.
If you are unsure about your past credit and don't have a lot of money to bring to the closing table, call me and I will have my lender check to see if you qualify for an FHA loan.  Visit me at … (2 comments)

aurora il real estate: Do you correct other agents if their MLS listings are wrong? - 12/25/07 07:33 AM
I'm a new realtor (one year) and can't believe the info that is wrong on the MLS. Last week I took buyers out that wanted a full finished basments. Out of the 10 homes we viewed, 3 had partial finished basements and one had a full basement with a rug on the cement and furniture sectioned like a studio apartment. I'd hate to see other realtors go there and waste their time but is it really my job to call each realtor and tell them to correct their listing?  I doubt if they would change it anyway - it's obviously a … (12 comments)

aurora il real estate: Does too many designations look strange? - 12/25/07 07:23 AM
I am thinking about going for the GRI designation.  I've been told by realtor friends NOT to go overboard with designations because it looks strange and that our clients don't know what they mean anyway and could care less.   I've seen some realtors that have so many behind their name and it does look sorta strange... what do you think? One or two designations and stop? … (10 comments)
