franklin tn real estate: I only want to see foreclosures - Franklin tn real estate - 09/15/09 02:18 AM
Franklin real estate - During my open house last week, I had a visitor from Ohio, who needed some help, and since she didn't know anyone in Franklin, I was the lucky one. She said that my listing looked great, but she was only interested in foreclosures.
I try to make a habit of going with flow, don't make waves, the customer is always right. But in this case, she was wrong.
I showed here a few foreclosure and short sale homes, and then I explained what she really needed to know.
The area she wanted to live in (Franklin), doesn't have a very good … (13 comments)

franklin tn real estate: Showing land in Franklin is no Picnic - 08/24/09 12:09 AM
Franklin real estate - Here is a story that one of the buyers agents in my office (Tricia Williams) shared with me. I thought it would be a great blog post.
Ever have that feeling; if they only knew?People often have the sentiment that Realtors make too much money. What they don't understand is that selling real estate is so much more than a job dealing with contracts and paper work. If I come down with Lime disease, I can assure you that my commission for the sale of a lot, won't cover my medical care.Last week I had a client that wanted to … (18 comments)

franklin tn real estate: Franklin real estate sales June 2009 - 07/06/09 02:42 PM
This tells you that Franklin real estate sales are starting to get some positive traction.
Franklin - Homes sales in the month of June continue to improve in Franklin, and if the momentum says with us, we should be back to a neutral market soon. Right now, the pending sales seem to be telling us that summer is going to be much better than the spring, and considerble better than winter. With school starting in just a little over a month, some families need to get the purchase done so that they can enroll their children in the schools fo their choice.

Just listed - 10.5 acres of wooded seclusion on a quiet cul-de-sac. This property has city water, and a perk site for a 5 bedroom home. Just minutes from I-840 and I-65, it's currently zoned for highly regarded Williamson county schools. (Bethesda Elementary, Page middle school, and Page high school).
With the golf course developments of Stillwater and Laurel Cove just down the road, this area should be a great investment in the near future. The I-65 expansion is scheduled for 2011, and the areas around southern Williamson county should renew it's growth.
Priced at $299,900.

franklin tn real estate: Westhaven Has the Best Neighborhood Pool in Franklin Tn - 06/21/09 03:41 AM
Westhaven Has the Best Neighborhood Pool in Franklin - I had someone ask me this question yesterday, and I really didn't even have to think about it. In my opinion, based on the pool areas that I've seen (I'm sure I've seen them all), Westhaven has the best community pool in Franklin. I would even say that Westhaven has the best pool area in Nashville.
Tske a  look at these pictures, and understand that Westhaven has a pool for adults, and then right next door, you have this amazing water park with sprinklers, slides, and shallow areas for children.

franklin tn real estate: Franklin tn real estate stats March 2009 - 04/07/09 02:20 AM
Franklin tn real estate - March of 2009 has been a really challenging month for Franklin real estate. With the economy being slow, and the Obama administration telling us how much worse it's going to get unless we do what he says, it's amazing that people were brave enough to get out in the cold, rain, and snowy weather that we had in March to look for a home. Even with all of that, houses were still selling, and at a much better rate and price than anyone would expect, if you watch the news.
List price to sales ratio of … (2 comments)

franklin tn real estate: Franklin real estate sales start at the bottom - 03/31/09 02:10 AM
Franklin tn real estate - It seems like the bottom of this market is finally starting to move. On of the least expensive neighborhoods in Franklin tn is Falcon Creek. Most of the homes are priced between $215,000 and $250,000. for franklin, this is one of the most affordable areas to buy a home. As you can see by the snapshot below, 7 of the 12 homes for sale are now under contract. These homeowners are probably moving up to a larger home, generating even more transactions.

franklin tn real estate: Are you being stalked at open houses? - 03/02/09 12:35 AM
Franklin real estate - I know it seems strange, but I'm starting to dread open houses. I've had several occasions recently in Franklin and Spring Hill when a mortgage person is waiting for me at my open house before I get there. Give me a break!
At least let me get in the home before you give me the 20 questions and try to convince me to dump the mortgage professionals who have proven that they not only do a great job for my customers, but give me referrals also.
I don't know you, and I don't need you. I understand … (4 comments)

franklin tn real estate: To Open or Not - My Spring Hill Open House has lots of snow - 03/01/09 03:07 AM
Spring Hill real estate - I was planning an open house today in Wades Grove, but mother nature is still trying to show all of us how foolish Al Gore is about global warming. As I awoke this morning to 4 inches of snow and 29 degree weather on March 1st, I have to decide. Do I have the open house or not.
Normally in Tennessee, we have warm weather by now, and I can never remember 4 inches of snow in March. It's here now, and the children love it.
I think I'll go to Franklin and hold an open … (0 comments)

franklin tn real estate: open houses in Franklin were slow today - 02/22/09 09:48 AM
Frenklin real estate - I(m sure it had a lot to do with the weather, 38 degrees, windy, cloudy, and just an ugly sky. THe visitors I had were more intent on getting warm than looking at houses. The buyer traffic has been picking up before today, so I was a little surprised to see a temporary slow down.
Maybe the stimulas package didn't impress anyone.
