Nashville homes market report August 2014 –The median price of Nashville homes sold in the month of July increased 8.3% compared to the same month last year to $221,000 according the Greater Nashville association of realtors. The number of real estate closings increased 3.4% to 3258 compared to 3151 last year. Inventory levels are slightly lower with 10,407 homes available now compared to 10,434 last year. So Nashville real estate is still in a seller's market with an absorption rate of less than 4 months for homes.

The number of home sold was almost exactly the same as last year with 2544 sold this year compared to 2562 last year. I Found This House on Zillow Why Can't I Buy It - I get one of these every week, someone is searching throught zillow, they find a Nashville home at a great price, and then they find out it's already sold. Sometimes it's been sold for months, but the data on Zillow hasn't been updated.

In other words, don't cut corners when performing repairs that you agreed to do. I usually am asked who to recommend because some of these repairs are very specialized and most people do not know electricians and plumbers. It's worth the extra money to get it done by a professional.
At least that's what most of us think.

A lot of movement is going on the Nashville homes market, and I've been hearing this same thing for several years now. Nobody wants a master bedroom on the second floor anymore, and I really mean nobody.
So in a lot of cases, move-up buyers are not looking for a larger home, they just want a floor plan with the master bedroom downstairs, or if possible, everything downstairs. Needless to say, these homes are now selling at premium prices and are moving very fast.

Nashville Homes Sales Increased 18% in December - Nashville real estate sales increase 21% for the month, compared to December of last year. At first glance, this seems odd, but real estate includes Nashville condos (up 30%), land and lots (up 51%), and multi-family homes (up 48%). For all of year of 2012, Nashville homes sales were up 26%.
The inventory of homes listed in the Nashville MLS is down 16% compared to the same time last year, surely causing the increase in median prices from $168,500 to $187,900 for single family homes, an increase of 11%.
