This is a tough one for people to understand, everybody wants a deal, and they don't know it when they see it. They all are. I have just as many buyers looking for homes today as I did 5 years ago, and all of them say the same thing. I want a deal. Well the truth is that every home right now is a deal compared to several years ago, just like the stock market. Nashville Homes Sales for March 2011 ended with 1673 closing at a median price for single-family homes of $165,000 in March 2011 compared to $159,250 last March, an increase of 3.5 percent. Nashville condo prices for March 2011 were a median price of $143,000 compared to $137,450 in March 2010. Clearly the first time home buyers have been the ones most affected by the new mortgage rules requiring larger down payments. Sales of Nashville homes decreased 21 percent in July for the first time this year. It was totally expected due to the first time home buyer tax credit and move up tax credits expiring in June.
 For the year, Nashville home sales are up 11.5 percent, and should now go back to a more balanced market.
Nashville home prices continued to rise with the median price of homes up 5.7 percent over last year at $181,000 compared to $171,100.

I just had to laugh. Mike Nastri called me yesterday to let me know that a local broker had been accusing him of violating our advertising rules. It seems that Mike had written a blog last year about one of the smaller local condo developments in Franklin, and he added a search button so that anyone interested could see the properties listed in the MLS.
Well it seems the the listing agent didn't understand that all of us can show the properties available in the MLS as long as we follow the broker reciprocity guidelines laid out by NAR and our local association. … (4 comments)

Sales of Nashville homes increase 33.7 percent in April compared to April of 2009. There were 2145 home closings reported for the month of April, compared to 1604 in April of 2009, according to figures provided by the Greater Nashville Association of REALTORS®.   
Year-to-date closings are up compared to last year with 6,337. That is an 18 percent increase compared to the 5,366 closings reported through April 2009.
There were 2,505 sales pending at the end of the month, compared to the 1,865 pending sales at this time last year. The average number of days on the market for a single-family home in Nashville was 87 days.

Nashville home sales were up 21.6 percent in march compared to march of 2009, according to the Greater Association of realtors. This makes the sixth consecutive month of home sales increases in the Greater Nashville area.  The number of pending sales also rose to 2,231 sales pending at the end of this March compared to 1,731 in March of last year.
The median residential price in March was $159,250 for a single-family home and $137,450 for a condominium. That compares with median prices of $158,000 and $155,704 respectively in March of 2009.
