nashville real estate: Selling Homes in the Winter Cold - 01/02/08 10:12 PM
I have a question from my friends in colder climates. Do you do anything different when the weather gets really cold? I'm looking at my portable weather station and it's 11 degrees in Nashville.
I may have to show property today, and I have nine Nashville real estate listings that may be shown at any time. My first thought is that most people will wait a few days for better weather, but I know I'm probably wrong.
What can you do for customers to take advantage of the cold?

Sitting in my open house at 1063 Golf View way, on a warm sunny day, it just doesn't seem possible that the year is over.  Big changes happened this year. I was married on Feb 12, I moved to Keller Williams in the spring, I designed a new Nashville Real Estate  website to increase the exposure of my clients properties,and I started blogging in the summer, to learn everything I could about inproving my marketing skills.

My long days of selling Nashville real estate seems to be a never ending battle, and looking ahead to 2008, I don't see a lot of breaks in the action, so I did something over the Christmas holidays that I had never done, or even considered. I went on vacation to another state, South Carolina to be exact. Why South Carolina? I'm a golfer, and most serious golfers know that coastal Carolina has some of the best golf courses in the country.

An article in the local Nashville Newspaper stated that homes without Granite counter tops are much less likely to sell in most upscale communities. The price ranges for these upscale communities in the Nashville area are $300,000 and up. It seems that instead of dropping the prices on homes, some sellers are adding Bling. Does it work? FOr Nashville real estate, sometimes. Granite cannot overcome a bad location, or a bad floor plan, but it can make the kitchen look great. Sometimes comparable homes are close enough that just one thing will make the difference in a sale.

I don't know about the rest of the real estate community, but for me, Nashville doesn't seem to be interested in real estate around Christmas time. Even my online traffic seems to disappear.
 Does anybody have any suggestions on how to generate business during the Holiday season? I'm sure that I'm not the only person here who's interested.

nashville real estate: Builders bringing down the neighborhood - 12/15/07 09:41 AM
I noticed an article in the paper today where a homeowner wants to sue his builder because he bought a home last year for $200,000 more than the same house is being priced today by his builder.
I'm not a judge, but I've got to believe that that no builder is required to fix prices. Nashville real estate has been very consistant, so we haven't seen much of that from builders. How are other areas doing?

An article in the Tennessean from Mandy Wachtler reported that prices of single family homes were up again last month compared to 2006. The average price of Nashville Real estate single family homes was $179,900 compared to $174,900 in 2006. Nashville real estate condo's rose from $159,900 to $167,035. Nashville real estate  sales were down 21 percent from 2867 to 2260, Inventory sits at 22,301 compared to 17,175 last year. Approximately 8 months supply of real estate is available at this time, compared to 6 months last year. As a comparison, some other parts of the country have 3 years supply at current sales levels. Nashville real estate - Do most realtors advise their clients to hire a home inspector for new construction homes? Here in Tennessee, I would say that most do not. I personally do, because many of the problems  that I've seen with Nashville real estate over the years have actually been in place since the home was new.

Ever had one of the days where you know your internal organs are about to explode. Your blood pressure is so high that everything looks red. When your home inspector mentions that the 3 year old HVAC unit seems to be fine, but needs to be checked by an expert, and the buyer thinks that's a good reason for the seller to buy a new one.

 In my previous post I mentioned that some people (mostly men) my age tend to accumulate expensive toys that we cherish. Leaving them out in the cold damp weather where anything can happen could keep you awake at night. That's where a good custom built home with a basement comes in.
  I suggest that you build a home that make the basement part of the living space.  I've noticed that a lot of people my age need additional garage space. As we get older, we accumulate grown up toys, and most are too valuable to leave outside for anyone with a pickup truck to take away. The Nashville real estate market doesn't have enough homes with basements and or expanded garages to take care of the demand. That's just my opinion from what I've sen in the past. i know that cost is a big factor, but somewhere the demand has to generate activity on the supply side.
