Saturday was my 50th birthday. Thankfully, I don't feel 50 most of the time, but my wife reminds me of my age from time to time by giving me the AARP advertisements that come in the mail every week.

I want to give my customers a test before we start looking for Nashville real estate . Not a financial test, or a personality test. I want to make them play golf.  If they keep score honestly, I will feel like they will be honest with me, and at least consider my advice.
Golf is the only game where you call a penalty on yourself. Hit it in the water, it's a stroke to get it out. Hit it out of bounds, take your medicine and hit again after adding 2 strokes.

Halloween is a great time to visit my favorite town. It's history and the abundance of historic homes and battlefields make for some great ghost stories. Here is part of the article published in the Tennessean on Sunday about the walking tours through downtown, and events around the city.

It seems like Nashville real estate sales are picking up.

After a very slow summer, I am now seeing drive through traffic in my new construction community in Spring Hill tn. Most people don't bother stopping, but a significant amount have out of state plates. Most are from Michigan or Ohio, some are from Florida. When I get the opportunity to talk to some of these lookers, I find out that most have family here, and are looking for single story homes.
Single story homes with bonus rooms above the garage are the homes of choice among the early retirement age … (0 comments)

Does anyone have any experience with homes made from insulated concrete forms. I understand how it works, but I would like to know if anyone from the realtor community had anything to say about it. It seems like it would be amuch strong building than typical wood frames. I'm more concerned with the initial cost, and any problems that might occur that I wouldn't expect. I have a client who plans to build a 4000 sq ft home in Nashville out of this material, and I'm just a little sceptical. If it's as good as I've been told, my next home … (8 comments)

I'm starting to get a bad attittude toward first time home buyers of Nashville real estate . Shame on me for letting it happen. Every time we find a house that suites their needs, they want to offer 15 percent less than the market value (based on recent sales). This is becoming a true waste of time for me, and they don't want to listen to my opinion.

 I sell homes for a small high quality builder in Nashville, and I have been trying to convince him that sanded and finished hardwood floors are more appealing to buyers than prefinished floors. While we never really know what a buyer are going to do,I don't see a downside to making the change. The expense is similar, and we've been having some problems with the installation and maintenance of the prefinshed floors. So starting on the next house, all of our homes will have hardwood floors installed the old fashion way.

Belle Meade homes have been transitioning from large mature lots with ranch style homes to modern open floor plans. Over the last several years, some of the more established neighborhoods surrounding the west side of downtown Nashville, mostly Belle Meade and Green Hills, have been getting a facelift. Older Nashville Real Estate built in the 40's and 50's are being leveled so that a new home of significance can be built on the lot. At first, some of the neighbors were not very happy about it. The national housing report on new construction was out yesterday, and it was worse than expected with activity down 30 percent over the previous year. The national housing market is struggling, and the news media talks about it every day. If you represent buyers, they expect massive price cuts, because that's what the media tells them to expect. When we  tell then that those conditions exist in California, and Arizona where prices have always been extreme up or down, they don't want to listen.

Nashville real estate -I've noticed lately that most of my clients fit a similar profile, and I can't understand why it happens. I don't advertise to any specific demographic group, but for some reason I end up with the same type of client every time. Does this happen to other Realtors? I've never noticed it before, but it's happening to me. 
Someone asked me how was was able to find nice customers all the time, and my answer was that I didn't know, but I was glad that it happened. Every sale I've ever had, was with honest clients who appreciated the professional … (0 comments)

Nashville real estate - According to the the media, we are in a buyers market. But that's a national view.In Brentwood, Green hills, or Belle Meade, older homes with nice yards are very hard to find and demand a premium price. Most only stay on the market a few days, unless they are overpriced for the condition of the property.
In Franklin and Spring hill, the market is dominated by new construction, and the builders have too much inventory for now, but I see inventories getting smaller every day. Builders have slowed or stopped building homes altogether. We may see another … (0 comments)

nashville real estate: Nashville real estate sales in September down 25 percent - 10/10/07 01:17 AM
Nashville real estate - Headlines in the news were that home sales in the Nashville area were down 25 percent in September, but prices were up 2 percent. My guess is that a lot of that was attributed to the extreme heat we had in August and early September. Other factors may have contibuted, but it was tough to show property in 100 degree heat. My guess is that October will be much better based on the traffic that I've seen.

nashville real estate: Good weather at last - 10/09/07 02:52 PM
I can finally show clients new construction homes without thinking that they may pass out. A lot of Nashville real estate that I show to buyers are 90 percent complete, with walls and windows, but no air conditioning. I usually don't have much luck when the conditions are this tough. Clients can't see themselves in a home that's 100 degrees, no matter how good it looks.
