Some Home Buyers are Missing A Great opportunity - One of the stories I've heard this week involves a first time home buyer who is preapproved to buy a home, has found several that meet her needs, and she has decided to wait until summer to buy.
Yes you are reading this correctly, the $8000 that our uncle Sam is willing to give her doesn't seem to matter. Several of the Nashville homes that meet her criteria are HUD foreclosures that will probably only require $100 down payment to close. The $8000 would pay her mortgage for the first year.

I had a discussion today about the demographics of buyers in Westhaven, and the fact that a lot of the buyers are grandparents is something that escaped me.
Then I started thinking about the whole concept of a small town, most homes are in walking distance to the Publix, the Vanderbilt Clinic, the golf course, the fitness center and water park, and I guess for most retired people Westhaven is as good as it gets.

Nashville - We had one heck of a snow storm this week, and after it snowed, we had a little freezing rain, and then it got really cold, at least for Tennessee. The bottom line is that for the last 3 days,real estate showings have come to a grinding halt.
 In the meantime, my website traffic is runnng at historical highs, so I'm expecting the next few weeks to be very busy. For now, I'm in hybernation.

I Thought This was a Buyers Market -  The first thing she said as she looked through this immaculate Nashville home.
 I had on of those visitors at my open house last week. You know what I'm talking about. Didn't like anything about the property, she was just stopping in because she was in the area. The floor plan was all wrong, the neutral colors were too bland, the place was too clean for anyone to actually be living in it. The bedrooms were too big?

Nashville Real Estate  - I was doing a walk through in Nashville last week, and the customer brought a family member who had just bought another home in the area. They were amazed at the quality and the price, and the lady turned to her husband and asked "why didn't we see this house before we bought ours".

Here in Nashville we have had a cold, wet ,cloudy January. I am tired of it, as is most of the people in the easter united States.
 Chalk it up to global warming, but it's the coldest January I've seen in many years. It was nice to see a sunset yesterday. The forecast is warm weather and sunshine.

Nashville Home Sales up 29 percent for the 4th quarter of 2009. According to the GNAR, there were 5,730 closings in the region, which is a 29.8 percent increase over the 4,413 closings in the 4th quarter of 2008.
The median residential price for Nashville Homes in December of this year was $164,000 and for a condominium the median price was $149,900. That compares with median prices of $163,750 and $132,062 respectively in December of last year. And, there were 1,339 sales pending at the end of December 2009, compared with 1,250 at the end of December of 2008.

Showing Nashville Real Estate in Bitter Cold. I have a question from my friends in colder climates. Do you do anything different when the weather gets really cold? I'm looking at my portable weather station and it's 14 degrees in Nashville.
I may have to show property today, and I have several Nashville real estate listings that may be shown at any time. My first thought is that most people will wait a few days for better weather, but I know I'm probably wrong. What can you do for customers to take advantage of the cold?
