Nashville real estate - THe Federal Housing Finance Agency announced today that home prices increased from April to May, This is not news to those of us representing buyers in the Nashville area, but it might surprise buyers who have been waiting for prices to fall.
Not only have home prices started to rise, but the inventory of Nashville Real Estate has continued to decrease as buyers purchase the best properties. Builders are still waiting for opportunites to build at a profit, so the inventory on new homes is very low in some areas.

Nashville real estate - It's what I hear every day. Buyers are unsure about the market, and I can understand that. By waiting, you are betting that
1. Interest rate will continue to stay low (Try to get odds on that in Vegas)
2. Prices of homes will go down even farther
3. A good selection of homes will be available when you get ready to make a decision.
It doesn't sound like a good bet when you put it that way does it.

Hendersonville - Real Estate sales for the month of June in Hendersonville are improving as is the surrounding areas of Nashville. With 78 homes closing in the month of June, and 89 homes pending, we expect the rest of the summer to greatly reduce the 651 homes remaining in inventory.

While showing homes to a client from another state, we came out to the back yard of what appeared to be an average million dollar home in Green Hills. behind the house, along with mature tress and a great covered porch was a spectacular pool, hot tub and waterfall.
It seemed like the thing to do was to have a seat by the waterfall and just listen. Any stress we may have had disappeared at that moment. I would recommend it for anyone with a little extra money to spend.

Nashville- In our session with Gary Keller yesterday, he reminded us that the affordability index was at it's lowest point in history. Meaning that for the median income family, the median price home used only 18 percent of their monthly income. I am aware that this number is not accurate in any one area, but averaged across the nation. It may actually be lower here in Nashville.

Nashville Real Estate - I'll give away my secret right now on how to get your listings sold.
Anybody want to guess?
It's not the marketing, I can put homes on so many internet sites at one time that I can't even keep track. I have multiple blogs that have every listing on it, usually more than once. Pictures help, without them it's impossible to get any buyers to look at the house. So take a lot of pictures, use the best ones, and throw the rest away. Even with all of this, the house may just sit for months.

Jim Cramer said earlier this week that the real estate market had hit bottom, and would be moving up now. In Nashville, the bottom was January. Real Estate sales have increased steadily every month, and now it looks like the buyers who were sitting on the fence, are going to have to pay for higher interest rates, and probably higher prices. I feel sorry for the uneducated Nashville real estate consumer.
They have to trust a stranger to sell their home. In some cases the most valuable or their possessions. The real question is, how can you tell a true professional from a turkey.

Tennessee is now ranked fifth best in the United states for Jobs and Business growth by Chief Executive Magazine.
Tennessee follows Texas, North Carolina, Florida and Georgia as the top five states, while California, New York, Michigan, New Jersey and Massachusetts round out the bottom five.
The list is based on a survey completed by 543 chief executive officers, who looked at issues like proximity to resources, regulation, tax policies, education, quality of living and infrastructure.
 Tennessee has consistently moved up on the list, after being ranked 11th in 2006. The No. 5 ranking is the highest the state has ranked.
