nashville real estate: The cost of living is low in Nashville - 03/14/09 10:32 AM
Nashville real estate - I had a call this morning from a visitor from Abilene Texas, and she was asking about one of my listings in Franklin. She informed me that the price of homes in Franklin and Brentwood was considerably higher than where she lives.
Then I asked her about taxes. Her current home is valued at about $250,000, and her yearly property taxes are over $6000. A similar home in Williamson county would have taxes of between $1500 and $2000 depending on location. $300 a month to spend on your mortgage payment instead of property taxes goes a long … (2 comments)

nashville real estate: Nashville real estate sales for February - 03/10/09 10:04 AM
Nashville real estate - Nashville area homes sales in February were up significantly from January. Single-family residential closings alone exceed 1,000 units according to the Greater Nashville association of Realtors.   The median price for residential was $160,000, with $151,120 for condominiums. that compares with $168,000 and $154,650 respectively in February of last year. There were 1,452 sales pending at the end of the month and the number of days on the market for a single-family home was 90 days.  Inventory is up slightly at 23,122 compared to 22,473 last year.

nashville real estate: Adding a Backsplash - Nashville real estate - 03/01/09 03:38 AM
Nashville Real Estate - Elizabeth has decided that our kitchen needed something extra, just to make it look a little better. What does it cost, and how long will it take, are my normal questions. She estimated that if she did herself (she likes these types of projects), it would only take her 2 days, a professional, maybe 1 day. As far as the cost goes, it depends on the tile you use, but in our case it costs less than $200 in materials plus another $90 for a Tile Saw.
As you can see, It really does make a big … (2 comments)

nashville real estate: So, How Did Today's Showings Go? - 02/28/09 11:53 AM

This is so important to my sellers, that I reblogged it. Good job Mike.

A new service, did I say new,  actually I have offered this service all along but figured out an easier way for my sellers to access it.   If you've been away from your house and just returned to your house after a day of agents and buyers visits, you don't have to dial up your agent to see how things went.  You can just log into this website and type in the log-in ID and password I gave you when you listed with me and see … (2 comments)

nashville real estate: New Nashville Homes need to be inspected - 02/24/09 07:09 AM
Nashville real estate - My home inspector Michael Thornton wrote a blog about this several months back, but I would like to remind people of why it's in the buyers best interest to have their Nashville home inspected by an experience, trained, professional home inspector.
The picture is from the attic of a 5 year old Nashville condo, and when the seller was told that no insulation had been installed, her comment was that now she know why the utility bills were so high.
Nashville codes inspectors sometimes don't bother to climb in the attic or into the crawl space, and that's … (4 comments)

nashville real estate: Just Because Everyone Else Does It, Doesn't Make It Right... - 02/24/09 05:57 AM
Nashville real estate - As a responsible professional, I really try to convince buyers to get a home inspection from someone who is trained and experienced. Not just a contractor out of work. Here is an example of one of the things home inspectors should report.

Remember when you were a kid and wanted to do something that you kinda sorta knew was wrong, and you went to your parents to ask for permission to do it? Generally, after a disappointing response,"NO!" you often sparked some rebuttal or rebuke of the reply with, "But, all the other kids are doing … (1 comments)

nashville real estate: How Do You Like Your Marshmallows Toasted? - 02/24/09 05:42 AM
Nashville real estate - As a responsible professional, I really try to convince buyers to get a home inspection from someone who is trained and experienced. Not just a contractor out of work. Here is an example of one of the things home inspectors should report.

There is nothing better than an open fire, friends and a bag of marshmallows. Some folks like to take their time and get them a golden brown, while others like to torch them to a crisp. Kinda fun to blow the fire out and eat the hot gooey mess... So what do rehabbed … (1 comments)

nashville real estate: When Is a Bedroom Not a Bedroom? - 02/24/09 05:40 AM
Nashville real estate - As a responsible professional, I really try to convince buyers to get a home inspection from someone who is trained and experienced. Not just a contractor out of work. Here is an example of one of the things home inspectors should report.

As real estate professionals, most of you have see properties hit the MLS system with blurbs such as, "Newly renovated 1940's vintage home; newly remodeled kitchen, 3 bedroom, 2 full baths, 1 1/2 bath, updated electrical, and the list of propaganda features goes on... I recently wrote a post entitled "How Do You Like … (0 comments)

nashville real estate: Are all new Homes more energy efficient than old homes? - 02/17/09 04:20 AM
Nashville real estate - I had this question today, and the answer is most of the time. I know I'm going to hear it from the crowd that says they don't build them like they used to. I hear that a lot, and I say, you are correct, they build them better now.
When I move from my 9 year old 2100 square ft home to my new 2800 square ft home, my energy bill for the first year averaged less than half of what it had been previously. Was it because of the better windows? better insulation? more efficient HVAC? Probably all … (2 comments)

nashville real estate: Nashville real estate is heating up even on cold February days - 02/16/09 02:16 AM
Nashville real estate - My Iphone has a lot of great features, but the one I appreciate the most, is the e-mail capabilities that allow me to have instant notification of listing appointments and new website users. This weekend was the busiest that I've had for many months regarding the showings of my listings in Franklin, Spring Hill, and Hendersonville. I'm been busy showing property all weekend, and it's nice to be able to keep in touch.
I hope this is happening for everyone, and it is surely encouraging. Ok now back to writing an offer for a client who found me throught … (2 comments)

nashville real estate: Looking for the best Nashville Home Deal - 02/11/09 02:07 PM
Nashvillel Estate - I've spent all day Tuesday and Wednesday looking for a great home deal in Franklin or Brentwood. It's becoming very obvious to me that the best of the deals have now changed hands, and buyers are fighting over the best of the rest. Good homes are available in Franklin, Brentwood, and Green Hills, but the unbelieveable prices are gone.
It seems that the market is becoming more balanced, which would be a healthy sign.

nashville real estate: How to build a Foundation - 02/09/09 02:35 AM
Nashville real estate - Selling homes for Lighthouse Builders allows me to observe things that most realtors never see. The foundation of a home seems to be taken for granted by msot people, but if it's not done correctly, the rest of the home will have problems forever.
I managed to be on-site in Golf View Estates when Lighthouse Builders started the construction of lot 232 on Warner ct. The plans call for a 2000 square ft home with all bedrooms down and a bonus room above the courtyard entry garage.
The measurements are all done with lasers to insure that … (1 comments)

nashville real estate: Don't take great healthcare for granted - 02/08/09 02:01 PM
Nashville - I was watched the learning channel tonight, and an unfortunate young lady in England had a serious health problem requiring special tratment and surgery. Her doctors told het that her best bet was to get treatment in America. Without question the best doctors around the world were educated and trained in the United States.
As amazing as it sounds, some people in our government want to change then way our healthcare system works, and make it more like socialist countries. I'll repeat what I said before, we have the best health care system in the world. Leave it alone.
For people living in … (3 comments)

nashville real estate: I'm just not comfortable making a commitment right now - 02/03/09 02:05 AM
Nashville real estate - I hear this a lot lately, the client was interested in moving up to a larger home with better schools for his children, but fear has taken over. He knows that the market conditions are the best he's ever seen, but he can't get over the fear that the media has put into him. He knows that if he doesn't buy his dream home now, it may be out of reach when the rates and prices recover. But he's also afraid that something might happen in the job market that could hurt his income, even though he … (2 comments)

With new hardwood and tile floors, fresh paint, and a beautiful yard, it shows like a model. Live in a great Hendersonville home for less that $200,000.

nashville real estate: Is your Nashville real estate company healthy? - 01/28/09 08:19 AM
Nashville real estate - As a realtor, I think we should all know how healthy our company is. Are your customers concerned that your company may not survive while their home is listed?
The Keller Williams office in Franklin tn is very healthy, and in position to improve it's market share lead as other companies are struggling to survive. I know that, because they show us the financials every month. It's just one less thing or me to worry about.
We have classes taught by knowledgable real estate professionals almost every day, with the objective of improving the profitablility of each and every real estate … (0 comments)

nashville real estate: What's stopping you? - 01/25/09 03:53 AM
Nashville real estate - This has become my most often used question, and it fits a lot of people. While teaching at the office, or just answering questions about the real estate market, or any project that seems to be just a thought. The first thing that comes out of my mouth is usually "what's stopping you". Surprising as it may seem, the answer is usually nothing.
So if you think it's a good idea, just start doing it. If you need help, just ask, someone is always will to help those who help themselves. If you want to buy a … (1 comments)

nashville real estate: Don't drive with an IPOD - 01/25/09 03:48 AM
Nashville - My son has been driving for years without having any accidents, until yesterday. He has a device that allows him to listen to his Ipod through his car radio. Unfortunately, he's not content to just let it play, he has to change the songs.
The roads in parts of WIlliamson county have little or no shoulder, and sometimes have steep drop offs. He said that he only looked down for a second, and then one wheel off the read, and then he had no chance of getting back on the road before some major damage to the front of … (6 comments)

nashville real estate: Nashville real estate is not going to the dogs - 01/15/09 02:12 PM
Nashville real estate - I have a past client who asked me to stop by and talk about selling his home. He has just been divorced, and is having second thoughts about keeping the house. The home is in a great location in Nashville, but he has a problem, and it greets you at the door. So I tell his that if he wants to sell his house for a good price,  The dogs have to go.
Why, heasked. My answer, some people don't feel comfortable in a house with dogs, any dogs, do you want to sell the house? If so, take the … (5 comments)
