nashville real estate: Where's my sign

Nashville real estate - I stopped by my listing in Hendersonville over the weekend to add some flyers to my flyer box, and the box was gone, along with my Keller Williams sign. I'm pretty careful to meet all of the city regulations on signs, so I was somewhat surprised. Just in case, I went to the Hendersonville police station where signs are taken when they don't meet guidelines, and a lot of signs were on hand, but not mine. So I'm still not sure why or who has decided that my sign and flyer box needed to disappear, but it did not make me happy. To top

Nashville real estate - I have had more phone calls, e-mails, text messages, and contracts from strangers about Nashville and Franklin real estate, than from my sphere of influence for the first time in my career. Most of these people are from other states, but all have the same thing in common. The want to purchase Nashville real estate, and they found me, or my listings on the web. either from my blogs, or my websites. I have to admit, that I was a non-believer at first. I really didn't think that this environment would really generate many Nashville real estate

Nashville real estate - I have a client who was transferred here from Oregon, and when they picked out several homes to view, none seemed special, or even similar. Nashville - I met with some very nice people tonight who wanted my help. For now, all I can give them is advice. Early this year , they lost a home to a foreclosure. The home they had was in a good area, they had bought it new and had it for 3 years before losing it. The reason they lost it was because they had an ARM with payments that had almost doubled. Prices were also down as expected. The headline inventory levels were up, but for the first time, inventory levels of single family homes were below last year from 15,438 in 2007 to 15052 in 2008. Does it make sense for homeowners to invest in solar power? The Nashville newspaper had an article yesterday that shows the interest that some homeowners have in generating electricity by installing solar panels on the roof of their homes. Also mentioned was the fact that the return on investment is very poor. In Nashville, It would take at least 15 years of savings to pay for the expense. August housing starts were down to 854,000 according to the U.S. Department of Housing and Urban Development, 35 percent lower than August 2007, and 53 percent lower than the 1,800,000 of August 2006. While the national news media is all over this with negative tones, I would like to point out that we still have more inventory that we can easily sell. And the only way to catch up, is to stop flooding the market with new inventory. This is a step in the right direction. I believe that when the election is over, and we know where we are headed

Nashville real estate - Sales for August 2008 were down 32.3 percent for homes in the greater Nashville area compared to August 2007, and down 8 percent from July 2008 at 2273 closings. Prices of homes sold were down 6.8 percent for single family homes to $177,500 compared to $189,719 in 2007. The average days on market for sold homes was 79 days. I'm confused myself, because buyers get hammered by the media about how home prices are going down, and the bottom is here, or not here, depending on who is talking. Nashville real estate - If you plan an open house when the Titans are playing, be prepared for a slow day. It was a beautiful day to do anything except have an open house, I know the Titans won, so that's good for Nashville, but my client needs to sell. We did have a couple of families stop by, but the men seem very distracted, and didn't seem to have any real interest (maybe they wanted a TV). It's just the life of a realtor in football country.
