nashville real estate: Green Hills TN
- 09/02/08 02:53 AM
Green Hills tn real estate - The Green Hills area is becoming the place to be if you work downtown. One thing that's obvious from my research is that this is a highly educated community, with half of the residents having at least a bachelor's degree, and 25 percent with a graduate degree. My guess is that with both Vanderbilt and David Lipscomb being very close has a lot to do with it. If you are interested in Green Hills real estate, click on the link. nashville real estate: Searching for Foreclosures in Nashville
- 08/27/08 03:25 PM
Nashville real estate - I've had several people ask my lately if I had any bank foreclosures for sale in Franklin and Cool Springs. Sure I do, and the MLS is at my fingertips. The funny thing is that most listing agents seem to be inconsistent when they enter bank and distressed real estate into the MLS. So it's not as easy as most searches, but it can be done. For the Nashville Real Estate investors and patient buyers who understand how that this is a slow process, it can be a great investment. For the person who needs to move in 30 days, you

nashville real estate: Higher property taxes are always on someones wish list
- 08/27/08 02:40 AM
The Nashville Tennessean published an article on the front page today that really ticked me off. Once again, our local and state governments are proving that they cannot handle budgeting, and they want the taxpayers to cover it up. The story talks about how the local counties are all having to increase their property taxes soon to handle the growth that they have had in the last few years. They talk mostly about schools, but I'm sure that if the numbers were public, schools are not where the spending has been going. I know that in Williamson county, every new home

nashville real estate: Invisible Fences may put your dog in danger
- 08/25/08 02:53 AM
In Franklin, Brentwood, and Spring Hill, It's a requirement to have a fence if you have a dog that stays outside. Some of the residents had decided to go with the invisible fence to keep their dog in their yard. It looks great, and for the most part, it does exactly what you want it to do. If you have a small dog, be aware that we have a new threat in Tennessee, and that invisible fence just means that your dog can't run away. Coyotes have migrated from the south, and are now common in most areas of Tennessee. If seen

nashville real estate: Hostile Territory
- 08/14/08 05:32 AM
Divorce and Real Estate, two very emotional subjects. As a realtor in Nashville, I sometimes get caught in the middle. It's difficult to stay focused on what I can do to help them both. In a lot of cases, one party wants to sell, and the other wants to keep the house, even if they don't say so, and take over the payments. Especially if children are involved. Sometimes they don't really make a big effort to help with the sale. They can cause problems by becoming unreasonable during negotiations to insure that it doesn't get sold, or accidently placing the lockbox

No they had not. Here is the definition of a short sale, and it's what should be done in most cases if a person can no longer pay the mortgage. Please have them call me, I can help them prevent a bad situation from getting worse. nashville real estate: Are Garages used for cars anymore?
- 08/08/08 01:24 AM
The children from my neighbors 2 doors down (approximately 4 and 6 years old) we riding their bikes in my driveway yesterday, and I couldn't understand why. They have done it before, and they aren't causing any problems, I was just didn't understand WHY. Elizabeth came out to see what I was doing, and when I told her she just laughed and said, it's because we park our cars in the garage. I also know that some people park on the street, which is not allowed by the HOA. School buses cannot travel this street if people park on both sides.

nashville real estate: Put Your Nashville Home on The First Page Of Google
- 07/22/08 09:35 AM
Put Your Nashville Home on The First Page Of Google - Mr Homeowner, I understand that you want to sell your real estate for the highest possible net price, and I am here to help. I know that you will be interviewing several of my competitors today, and all of them are good real estate agents. But, will they guarantee that your home will be the first thing a buyer sees if they google your neighborhood. How about your school zone, maybe even your town. Ok town might be a stretch, but the school and neighborhood is not. I can guarantee those things because

nashville real estate: Dirty Roof Shingles
- 07/11/08 09:36 AM
Nashville Real Estate - While on a listing appointment on a home approximately 10 years old, I was asked by the homeowner if they should replace the roof. I asked them if it was leaking, no, but it was dirty. So I went to the front of the home (south side), and didn't see anything out of the ordinary. The north side of the home did have some discoloration that they thought was dirt. It's Algae. It grows in humid areas on the north side of some roofs and siding. You can buy a liquid at Home Depot designed to remove the Algae,

nashville real estate: No-Money-Down Loans Still Exist
- 07/04/08 06:32 AM
Last summer we had a melt down in the mortgage industry, and for a short period of time, getting a loan of any type was difficult. But now the mortgage companies have a way to get people into a home with little or no money down. The Federal government (that would be president Bush and Congress), have passed laws that allow FHA to insure loans of up to 97 percent. With some very legal gift programs that the sellers can participate in, buyers can usually get into a home for a very small amount of cash. You still have to qualify

nashville real estate: Don't like the price, just wait, it will be higher next year
- 06/15/08 03:51 AM
Real Estate in this country has been in the news daily for a year now, and all of it in a negative way. Let's face it, the news only reports bad things, good news is no news. Is that why the new media spins the Nashville real estate news in a negative way? What do you hear? Sales down 28 percent, inventory levels at it's highest point ever. Why don't you hear the news that prices have steadily gone up? Would that be considered good news? Better not report that, people might get the idea that the economy in Nashville is

nashville real estate: Another Buyers Myth
- 06/11/08 07:31 AM
My wife is working with a client who wants a home in Nashville on Old Hickory lake with a dock. The size of the house is not really important, but the dock is. After looking at several properties with prices from $350,000 to $500,000 and making a lowball offer on one that was rejected, they have decided to wait until winter to resume the search. One of their friends (not a realtor) who lives in the area, told them that lake property is cheaper in the winter. I thought that was an interesting observation, similar to buying a convertible in December.

nashville real estate: What should you look for in a walk through for new construction?
- 05/29/08 06:38 AM
Nashville Real Estate - While doing a walk through on a new construction home yesterday, I was asked by the buyer what they should look for. I started to answer, and caught myself and started to laugh. She asked me why I was laughing at her (starting to get a little mad). I replied that I wasn't laughing at her, but at the fact that we tell buyers how to do everything except this. I've seen buyers go through a house for hours trying to find places for the paint to be touched up, and they didn''t even notice that one of

nashville real estate: Nashville Real Estate Tips to Sell your Home
- 05/24/08 01:32 AM
Sellers of Nashville real estate are going to great lengths to differentiate and distinguish their home. There are a few simple tricks that can help create a more appealing space and a more attractive listing. * Listing: What's in a word? When putting your home on the market, the right phrasing in your listing can be the key to attracting potential buyers. According to the 2008 MSN article, "What's ‘beautiful' worth? About $12,500″ researchers have found that listings with the words "beautiful" or "gorgeous" sold homes 15 percent faster, while "landscaping" bumped sales 20 percent faster and "move-in condition" expedited the sale

nashville real estate: Nashville Waterscapes Tour - Nashville real estate
- 05/19/08 02:38 PM
Nashville real estate - This past weekend some of the owners of waterscapes allowed strangers into their yards in the interest of raising more of the Tennessee children's home in Spring Hill. The homes on the tour were all south of Nashville close to Brentwood , Franklin, or Spring Hill. The tour itself did actually take half a day to travel to all of the homes and see the ponds and waterfalls. I managed to take a few pictures so that you can get an idea of what they look like. The sound of the waterfalls may be the most relaxing

nashville real estate: Do you take your roses with you when you move?
- 05/11/08 01:45 PM
Nashville real estate - My wife Elizabeth has a rose bush that was originally owned by her grandmother. When she moves, the Rose bush is moved also. We don't know exactly how old the bush is, but Elizabeth thinks it's a least 50 years old. When we moved to out new home in Spring Hill 2 years ago, she planted her 50 year old bush and bought a new one to plant of the other side of the porch to make the landscaping symmetrical. The roses on the new bush cannot compare to the old one in number of blooms,

nashville real estate: Tennessee Tax Shortfall ?
- 05/06/08 03:46 AM
Nashville real estate - Why do government officials project record growth every year when they are budgeting? If businesses were run this way, more would fail than succeed. In a quote from State Representative Glen Casada, "Tennessee Governor Bredesen noted that revenue collections continue to worsen for the State. Tennessee could be facing a $500 million shortfall on projected revenue collections which would result in substantial cuts to projected spending to the 2008-09 State Budget. I think it is important to note that the State will collect more than what it did last year, thus the "cuts" we hear about are

nashville real estate: New vs Used - Talking about Nashville Real Estate
- 05/05/08 10:24 AM
Nashville real estate - New vs Used. I'm always answering that question. Why buy a pre-owned Nashville Home? A used home in an established neighborhood will have little or no construction traffic. A used home may have an established yard with mature trees. A used home is usually less expensive than a new home of the same size with a similar location. Why would I buy a new Nashville home? Maintenance - Any home that's several years old has used up some of the life of the Heat and cooling systems, roof, paint, and flooring. More than likely all

nashville real estate: Low Ball offer on Nashville real estate
- 04/09/08 09:29 AM
Nashville real estate - I had one buyer who wanted to make low ball offers on everything he liked. He stated that the worst thing that could happen is that he didn't get the house, but maybe the seller would counter with a more reasonable price. I said it was more likely they would throw it in the trash and not take our calls. I told him that if he wanted to make lots of offers on Nashville real estate, to find someone else. It was a waste of my time and his, because the homes he wanted in Nashville were in high

nashville real estate: Zillow is useful for somethings, just be careful
- 04/08/08 06:08 AM
Nashville real estate - I advise my Nashville real estate customers to be careful with the Zillow estimates that you see when you look at their data. The system cannot adjust for the condition or the property. So real estate in bad condition with no garage and no land gets the same estimate as a new home on a beautiful lot next to the golf course. It takes a human eye to estimate the value of real estate, as well as statistical data from homes sold in the area. Blah, Blah, Blah. I'm sure you've heard that before. Now let
