Our local MLS made a decision to learn more about the County we live in. "WINS OF CHANGE" started last year, 2012. The committee rented a tour bus with the intention of being able to intellegently tell new home buyers what is available in the County.  If we don't know, how can we convince people to move here.  The first of seven places we visited this year was the "Midwest Museum of American Art."  I videoed all seven visits and donated it to the Elkhart County Library.

Goshen is a town that has come back from the wear and tear of Main Street America.  Many towns across the United States have deteriorated, and found themselves having to demolish many buildings.  Some towns even moved out of town in the 1960's and 70s when the Shopping Centers took over. Goshen is not one of those towns.

This is one of several festivals in and around Elkhart County, Indiana.  The festival draws  over 65,000 people from Illinois, Michigan, Indiana and some outside the area each year. The festival takes place downtown Nappanee at the junctions of US 6 and State Road 19 in Indiana.

As we were walking our dog the other day, we could not help, but to notice the beautiful Sunset, which is a usual sunset at this time of year going into the fall in Indiana.

I remember when that intersection was 10 miles from the inhabited areas of South Bend and Elkhart, Indiana.  I had to pass through miles and miles of cornfields to get to that intersection.
In recent years as the area grew, the 4-way stop became busier and busier.  The traffic was so bad that it took 15 minutes to get through the intersection.  They decided to put in a round-a-bout at that corner, like they have at several others.

If you compare Real Estate with something, at this time of the year and get attention,
it would be football.
Agent U takes the field and so does Buyers State. Agent U (AU) kicks off to Buyers State (BS).  The object of the game is BS has to find a home to buy.  The object of AU is to get to the closing table.

Remember when you received you license and you had at least one company wanting to take you under their wing?  They make promises of big money and commissions.  They give you your own desk and you get free copies, phone number etc...etc....etc. 
All that was great, but remember they are getting, in most cases 50% of what you make, plus in some cases, part of your fees go to them.  I would think that if you were that important to them, they would guide you and train you to the best … (8 comments)

What do you do when a buyer won't listen to you?
Many times a seller calls me  and wants to sell their home.  That's an easy choice, you say yes, and you proceed.  All the paperwork is written and the house goes on the market according to the CMA that was done prior to the listing.
Now a buyer shows up and wants to buy the house or another house, so you say sure, I will show you a home. (After they are pre-approved).
Those were the easy parts that we deal with daily.

We had a showing recently that reminded my of an Old English Tudor in the middle of a forest. Due to all the overhanging trees, there was moss on the roof, and vines crawling up the outside walls. Those kinds of homes have a unique feel that is either inviting, or reminds you of an old Dracula movie.

While showing homes for sale, you run across many obstacles, depending on where the home is located.
There was a home away from the city in a rural setting, with corn fields and wheat fields lining the gravel roads. The home looked nice in the MLS photos, but there was the issue that the people were still living in the home.  We arrived at the home, which looked like a nice ranch with a basement.  The yard was mowed and looked nice.  Then we opened the front door.

Advertisements, Home Sales Then and Now. There was a time not so long ago when there was very little choice in selling your home.
This is how it went THEN:
"If you're going to sell your house,let's put an Ad in the newspaper.  You know they have their own Real Estate Section somewhere between Automobiles and the Want Ads.  I think is about page 147."  "What would I say?"  "Just put something like, 2 bedroom 1 bath.
