best practices in real estate: My Buyers Made me do it YourStories Realty Group - 09/11/19 06:54 AM
My buyers made me do it, YourStories Realty Group. I couldn't believe Bill (my Buyer) was making me do this.  What could I do, he is a first time home buyer and he is incredibly excited. Remember what that is like? The emotion can be almost overwhelming at times. "I want the sign that is in the lawn," Bill confirmed with me.
"Huh" I am thinking? "You want the For Sale sign that is in the lawn," I ask?.
"Yes."
"You want what?" the agent asked me when I called.  Usually, as you are moving towards the clear to close, phone calls often come … (2 comments)

best practices in real estate: Co-broke not Go broke Day 31 of 90 in a Realtors® life. - 05/21/18 03:58 AM

Co-broke not Go broke Day 31 of 90 in a Realtors® life. Co-broke is the process of two real estate professionals working together to accomplish differing goals. Each is tasked with the goal to get the best deal for their clients. It may feel combative when you want the least and the other side wants the most, but it shouldn't be, this is natural. When the shoe is on the other foot you desire what that foot wants.  The definition of a win-win situation is when both give a little to get what they want.  This is never combative, this is … (8 comments)

best practices in real estate: Day 10 of 90 Best Practices Real Estate 2018 - 04/05/18 07:57 AM
Day 10 of 90 Best Practices Real Estate 2018. When do you count a real estate deal a success, or should I ask, when do you consider yourself a success with real estate.  Our work is so varied with so many moments of up and down, we truly live in a career that delivers success and failure each and every day.  Do you count it a success when you get a listing appointment, when they sign the listing agreement?  Both are important moments and do have a measure of success to them.  Do you count it a success when it goes … (4 comments)

best practices in real estate: Day 4 of 90; Becoming the best Realtor® - 03/30/18 03:10 AM

Day 4 of 90; Becoming the best Realtor® So yesterday was instructive in many ways.  I have been meditating and quieting my mind. I have been reading and watching videos about best practices and how various guru's in real estate and in business succeed.  I know mind set is critical. I know being positive and doing the work is a consistent and constant opportunity.  I was not ready for what the universe gave me yesterday.
I had been waiting since Monday for a return email from one of the coaches I was interviewing.  Just like in real estate when you are doing … (0 comments)

best practices in real estate: Moving without the ball, or what to do when you don't know what to do. - 03/24/15 12:48 AM
Moving without the ball, or what to do when you don't know what to do. Trasactional details, when you have a client working on buying or selling often takes agents away from their duty to prospect.  Prospecting is a process that needs effort on a daily basis to be successful, this we know.  So there are so many things that take us away from that number one task.  As mentioned, transactional details is one, but so is social media, exercising, networking, educational events, and doing nothing all take your time away from the process of prospecting.  Then the month is near … (8 comments)

best practices in real estate: Clearing the cobwebs of a Realtors® mind. - 02/08/15 11:54 AM
Clearing the cobwebs of a Realtors® mind. Have you ever noticed that a great agent will always return your call and those who are not so great won't, or will do so after several calls. The first thing these average agents tell you is how busy they are. Really?
Have you been surprised going into an open house and having the agent not look up from their phone but telling you to sign in and there is a sell sheet on the table? What are these agents doing for their clients?
Communication is the single oft criticized issue between an agent … (5 comments)

best practices in real estate: Taking the High Road, Your Advantage - 11/28/14 07:47 PM
Taking the High Road, Your Advantage is that you are in control.  So you are trying to show your client some properties and the listing agent doesn't return your phone call.  You call again, and again and then finally the get back to you and explain how busy they are. (Yeah, right.)  You take the high road and let it slide then ask to see the property.  They tell you to call their office and arrange the showing. This is after the listing states unequivocally that the call should be to the agent.  It is 6PM now and the office is … (9 comments)

best practices in real estate: Are you overpriced, or just poorly marketed? - 11/12/14 11:35 PM
Are you overpriced, or just poorly marketed?  This is a question to be asked as we slip back into a Buyer's Market here in the Boston Area Move in Homes section of this great country.  So many professionals sell themselves short and yet they spout bravado with each utterance.  It is never a matter of the best line, it is always about the best information.  If more agents spent their time understanding the market from an economic and financial perspective they could give their clients and prospects more accurate information, they would stop taking overpriced listings because taking a listing in … (5 comments)

best practices in real estate: I love you, uh, never mind...real estate best practices - 09/21/14 02:28 AM
I love you, uh, never mind...ever had this experience?  I bet you have.  After living many years and being a Realtor® I never cease to be amazed at how people truly are.  Working in real estate where people are very raw because of the process you get an inside view of them and their lives. This is also true of the agents you work with on a daily basis. We are all looking for the perfect situation for ourselves and many don't care what they do to others to get there.  This is just human nature and nothing to get flipped … (3 comments)

best practices in real estate: Failure is part of my every day. Whoopee! - 01/17/14 11:04 PM
Failure is part of my every day. Whoopee!  I know it seems counter intuitive doesn't it, but it isn't.  Successful people fail more often and more consistently than unsuccessful people.  Think of it.  A baby learning to craw falls down a great deal, but that doesn't stop them.  As we learn to first craw, then walk and for some of us to run in the real estate world we must try and fail on a daily basis.  Not all your prospects will work with you, not all of your presentations will end up being listings, not all your listings will sell … (11 comments)

best practices in real estate: Being Rather Than Doing; The real estate professional - 11/19/13 11:41 PM
Being Rather Than Doing; The real estate professional and their time blocked behaviors can hinder your growth.  Let me explain.  I am a huge fan of time blocking. Time blocking has been how I have accomplished much in my life.  I need to prospect and so I time block that. I join a program called BOLD that demands we make 20 connections in a day, 100 in a week. This is time blocking on steroids and you are held accountable.  All this drives more business, more opportunity, more knowledge and more activity, right?  Yes, right.  That is good, right?  Yes, all … (30 comments)

best practices in real estate: "That's not the way we work, We'll take a flyer of that" - 09/03/13 08:16 PM
"That's not the way we work, We'll take a flier on that," is what the text said, but I knew what it meant.  What it meant is that here is another businessman who thinks he can do a better job at all the jobs to run his business  than you can do at your own real estate focus.  Being an Entrepreneur is not easy, it often feels like the whole weight of the world is on your shoulders.  As the boss you are supposed to know how to do everything, fix everything, understand everything, right?  Well, not so fast Skippy.  The … (7 comments)

best practices in real estate: It's not the Agency, it's the Agent - 04/01/13 09:00 PM
In real estate it is not the Agency it is the Agent you work with that makes the difference. There are many great Brand Agencies across the country and around the world. They provide the offices that you may or may not use, they provide training of various levels and they collect fees from you, the Agent, to deliver these services.  There are just as many boutique Agencies that don't have national brands but serve their local communities with care and quality, but is it the Agency or the Agent?  I contend that is the Agent who is either of high … (23 comments)

best practices in real estate: Off to school, changes in our lives - 09/02/12 02:54 AM
The new school clothes purchased along with the notebooks, backpacks and shoes.  I see kids with bright, expectant faces ready to face the new challenges.  I hear both the sigh of relief of getting back to a normal routine and the click of the camera as it records the first days.  I see lingering hugs of parents sending their little ones off for the first time, our lives change each year at this time.
David-Terry-Larry on closing day
I find the change of seasons to be exhilarating and exciting. We cruise out of the third quarter and into the final quarter … (2 comments)
