boston area move in homes: Your Million Dollar Year Day 17 Gratitude gets more done - 04/02/19 08:21 AM
Your Million Dollar Year Day 17 Gratitude gets more done. Flat tires happen on sunny days when you have no where to go too, as well as when you are late for a meeting.  Life is random, and for successful agents it just doesn't matter. It doesn't matter because they are prepared with a daily practice of getting things done. This is one reason why women are such natural agents. They already know how to juggle and remember so many things, but let's not digress. Life's random and ever present flat tire, or rainy day they still will do the same … (2 comments)

boston area move in homes: Your Million Dollar Year Day 16 Moving without the ball - 04/01/19 08:31 AM
Your Million Dollar Year Day 16 Moving without the ball Larry Bird used to say when explaining why he was always where he was supposed to be. He said he worked as hard without the ball as I did with the ball. In real estate the same path to success applies. An agents moving without the ball is when they sit down at the phone and begin to speak to people about real estate. The usual prospecting is calling on your friends and family to your neighbors and people you do business with. Ultimately you get to the general public. Talking … (2 comments)

boston area move in homes: Your Million Dollar Year Day 14 Earn your Badges - 03/31/19 11:08 AM
Your Million Dollar Year Day 14 Earn your Badges. Real estate is a business where you get paid nothing until you have completed, COMPLETED, something. Every day you make your living helping people, some of them are clients, most of them are prospects you hope to be clients.  There are no badges in real estate, well that isn't entirely true, there are badges.  Badges that signify the areas of further real estate study that are interesting or significant to you.  My extra badges include Luxury and GREEN homes.  What I mean by no badges is that there is the close or … (2 comments)

boston area move in homes: Your Million Dollar Year Day 10 Who Are You Kidding - 03/26/19 04:37 AM
Your Million Dollar Year Day 10 Who Are You Kidding. You can't make a million dollars in a year even if you are typically a "capping agent".  And then up pops some story about how it has been done by someone else and that means, yes you can do it. And then you don't know which voice in your head to believe. "Fake it until you Make it" is a phrase with too little installation instructions for most.  The faking it is not faking it at all. You do what you know, have observed or read or been instructed to do … (0 comments)

boston area move in homes: Million Dollar Year Day 7 how I'm doing. - 03/23/19 11:39 AM
Million Dollar Year Day 7 how I'm doing. In the first week I got my new cards, my new signs, my new email signature. I took all the contents and contacts from my old system and they are in my new system, I have met with prospects, I have met with clients, I have no new listings, that is how I am doing. In real estate it is all about the listing. It is said list to last. And so I have been talking to my real estate colleagues to see what is up with their progress.
People talk about the Spring … (2 comments)

boston area move in homes: Million Dollar Year Day 6 Just like high school - 03/22/19 07:00 AM
Million Dollar Year Day 6 Just like high school, you can work with an A student, or you can work with a C students, those are your options. The public believes it is easy to buy or sell a house without engaging a professional.  This very important transaction in a life, quite often the largest transaction in your life, these people go it alone. There are people who thinks this is no biggie.  And maybe it isn't, you might not know right away. There may never be anything wrong with the deed, or survey, or permits for repairs, a cloud on … (6 comments)

boston area move in homes: Coldwell Banker's new look won't help. Million Dollar Year day 5. - 03/21/19 06:23 PM
Coldwell Banker's new look won't help. Million Dollar Year day 5. Every day we are seeing moves in the real estate industry. This move is an attempt for this aging franchise to stay relevant. We will see how it plays out for them.  For me and for so many working agents I think we don't really care about the logo, we care about the splits, the support, the technology and the return to us the compensation for our efforts. Franchise brands want to build themselves up and regularly talk about how they are the number one in this category or the … (4 comments)

boston area move in homes: Million Dollar Year Day 1 - 03/19/19 01:55 PM
The first day is always exciting, filled with success, hope and plans you strike off to lands yet unexplored, or just another day in real estate, as the cynic would say. When I first joined Active Rain back before I had my license in MA, I had my license in TX. I lived in the Dallas Fort Worth area and worked for an EXIT Realty franchise.  My nine months in TX gave birth to the realization that no Northern boy belongs in Texas. What made matter worse is they always called you a Yankee. Being a Boston boy since 1980 I … (4 comments)

boston area move in homes: Negotiating in good faith stories of success - 10/29/18 05:27 AM
Negotiating in good faith stories of success come down to a sense on both sides that a win-win situation means everyone gives a little to make the whole a successful transaction.  There are some guidelines, rules some might say, for this process.  Low ball offers are rarely in the interest of the Buyer because they can just start the negotiating process off on a bad foot with the Seller. A Seller should realize that a low ball offer is not an insult, just a valuation. The Seller should counter with what they believe is the correct valuation for sale among these … (4 comments)

boston area move in homes: Cash flow, a real estate story from the beginning. - 10/10/18 04:01 AM
Cash flow, a real estate story from the beginning. She had just gotten her license in Massachusetts to sell real estate. She was at the stage where she didn't know what she didn't know and she was filled with hope and energy and some strategies. She had recently bought into one of the systems of real estate that promised success, instant success the system's creator promised. Later in her career she would understand that all real estate systems make promises.  Most systems can create success if you follow them in the manner they are proposed.  All of us realize that is … (2 comments)

boston area move in homes: Mindset blues to mindset whoohoos! - 10/08/18 04:45 AM

Mindset blues to mindset whoohoos! Life is in shift right now, there seems to be challenge, strife and opportunity everywhere.  There seems to be people predicting the end of our world and people saying it couldn't be better so where do you sit?  Is it raining, grey and glum in your world today? Is that in your mind, or is it in the weather. Is it possible to be happy and fulfilled when there is daily struggle?  Is your tire flat, or do you have an extra few minutes to compose yourself and rearrange your day as you wait for triple … (3 comments)

boston area move in homes: Mortgage Interest Rates are Still Going Up… Should You Wait to Buy? - 10/04/18 03:48 AM
Mortgage Interest Rates are Still Going Up… Should You Wait to Buy? This is the headline, but shouldn't it be Should you wait to Sell?  Interest rates affect both the buying and the selling of real estate, they are intertwined now and forever.  Let us take a step back away from the rates for a quick minute and just look at the product, the house.  A house sells for the price a ready, willing and able buyer is willing to pay for it. The Seller, nor his Agent dictate the price, they base it on existing sales and perceived value; it … (6 comments)

boston area move in homes: Appreciation Day 35 of 90 in a Realtors® life - 06/08/18 05:16 AM
Appreciation Day 35 of 90 in a Realtors® life. Feeling good about life is a matter of appreciation. A Realtor® has a lot to be thankful for.  We are permitted into the lives of our clients in an intimate way that most professionals never are. Realtors® are granted access into the hopes, dreams, determinations and desires of our clients and are tasked with helping them achieve exactly what they want. This is a blessing, this is a challenge, this is our work and the more you appreciate what you have and are doing for people the more people will appreciate you.

boston area move in homes: Just another day in real estate Day 34 of 90 in a Realtors® life. - 06/07/18 04:33 AM
Just another day in real estate Day 34 of 90 in a Realtors® life. Working in this business all real estate agents know there is never just another day, they are all significant and varied. What a professional does with their days impacts how they feel and what they make. Wake up, dress up and get up for the game is part of what professionals do on a daily basis. Checking on your thoughts and your attitudes each day makes the difference. What do you want?  How do you get what you want? These are seemingly easy questions, are they for … (9 comments)

boston area move in homes: Communications Bonanza Day 32 of 90 in a Realtors® life. - 05/22/18 05:24 AM
Communications Bonanza Day 32 of 90 in a Realtors® life. Call, text, email, facebook, pinterest, instagram, snapchat, whatchamacallit and somethingelse today's means of communications is a bonanza and can be overwhelming. To be a good listener you need to understand how someone best communicates.  We all know that face to face, in person conversation is the most direct and sometimes that is not possible. We all have our choices for what goes next, personally I don't like email. As an agent my contact information must be available to the public, this also means the marketers and that means lots and lots … (5 comments)

boston area move in homes: Co-broke not Go broke Day 31 of 90 in a Realtors® life. - 05/21/18 03:58 AM

Co-broke not Go broke Day 31 of 90 in a Realtors® life. Co-broke is the process of two real estate professionals working together to accomplish differing goals. Each is tasked with the goal to get the best deal for their clients. It may feel combative when you want the least and the other side wants the most, but it shouldn't be, this is natural. When the shoe is on the other foot you desire what that foot wants.  The definition of a win-win situation is when both give a little to get what they want.  This is never combative, this is … (8 comments)
