career: Production versus Prospecting balance - 07/01/11 02:00 AM
Blogging every day for a year and a half forced me to read and respond to issues within our industry. The result is getting to know more on a daily basis and I love it.  Here on Active Rain are some of the best minds in the industry and you can read them daily.  Having a problem with a particular issue, Short Sale, Marketing unusual properties, paperwork, anything about our industry you can search and find someone who has written about it.  I have not been writing with the same fervor this last month because after focusing on growth of my … (4 comments)

career: No Day at the Ballpark - 07/28/10 02:55 AM
Last night I revisited my goals for this year.  I write my goals as both pros and cons, I have them on my desk to see each day, but I do a complete review quarterly.  What I want to do and what are the stumbling blocks that might act, as roadblocks to me achieving what is on my pro side of the balance sheet are what I am looking for.  While I have achieved a great deal in these first seven months of the year I have hardly made a dent in the larger and more significant goals.  All Realtors® are … (13 comments)

career: Bill Barnett’s NOW=New Order of Wealth - 07/27/10 03:05 AM
It would be impossible to outline 2 days of training in 500 words or less and so I won’t try here.  Bill Barnett’s free seminar about real estate investing may have been the best 2 day commitment to learning and growing I have ever made, the proof will come over the next 5 months as I close in on my goals this first year.  Bill’s book, Are You Dumb Enough to be Rich, started this all off when I won the book for coming the furthest to a DFWREIClub meeting in Fort Worth where he was speaking.  Bill understands you can … (4 comments)

career: What do you think about? - 07/25/10 11:06 AM
It is a proven fact that we resonate what we think about. The Laws of Attraction are based on this fact.  The Secret was written about this phenomenon.  Napoleon Hill while writing his seminal book Think and Grow Rich catalogued this success through every single multi-millionaire he wrote about. So thinking good thoughts has a physical effect on you it is well documented.  You get what get what you think about.
You can photograph your aura, but more importantly the people around you can feel what you are feeling.  This is your aura. So again, I ask, what are you thinking … (26 comments)

career: Assessing and Adjusting - 07/22/10 03:20 AM
Even Tiger Woods has a coach and he who is considered one of the greatest golfers ever.  Along the way, he has adjusted his swing on several occasions to get even better.  Yes, I have heard that story.  I don’t have a coach of my own, but have turned to books and a dizzying array of meetings to grow and learn.  Assessing what you are doing is not a weakness but a strength.  As I drive back from another showing or listing appointment I run the tape of what happened against the tape of what I wanted to happen before I … (6 comments)

career: What is news? - 07/16/10 03:56 AM
News for most agencies, including my EXIT Realty Corp, is a closing.  We focus on the end; we begin with the end in mind and that is all we care about.  Along the way we present, list, market and sell on the listing side.  On the buying side we get a lead, sign an agreement search and search, submit a contract, negotiate and close.  With all these steps you would think there would be a bit more that is news than just the close.  It takes an incredible amount of maturity to work for months with only a single moment to … (3 comments)

career: What are we paid for? - 07/15/10 03:08 AM
It used to be that a Realtor® was paid for information.  The Realtor® owned the access to the MLS and all the listings and the homebuyer/seller needed that information.  It was also next to impossible to get comparative market values in a neighborhood for the buyer/seller without the Realtor®.  As we know those days are long gone and the consumer has all that information at their fingertips.  Quite often the consumer will show up at your office armed with far more information than you have at that moment and expect you to know it all.  Sadly that is not the case, … (7 comments)

career: Best market to learn; what’s your niche? - 07/14/10 03:17 AM
Yesterday I listened to an agent explain all the reasons why he was not achieving at a level to sustain himself.  His reasons were well thought out and plausible.  He was able to back them up with statistics and examples.  He was convincing to himself and to many others.  He had been successful at one point and needed to have answers why he was not at this point.  It occurred to me that all the time he spent formulating reasons and ideas on why he was not able to do what he wanted; why he was in the position he is … (40 comments)

career: House or Home, and at what price? - 07/12/10 02:46 AM
We have lots of tools today to market the properties we list.  With interest rates dropping to the level not seen since 1950 you can lock in long term low rates which means you spend less for your property.  With more foreclosures being released by the banks by asset managers there is more property becoming available.  This industry is a huge engine and it is poised to deliver value today that will be equity tomorrow.  This should be great, but it isn’t yet.  The banks are making it difficult for the borrower.  They are demanding credit scores considerably higher than ever … (9 comments)

career: Continuous Improvement - 06/23/10 02:42 AM
I have been talking about motivation, goals and achievement in the real estate industry the last couple of months.  I have shared ideas on blogging and what to blog about.  This activity has generated a lot of interest both publicly and personally for me with lot of questions to answer.  One Realtor® wonders how you can stay motivated, another wonders how to stay focused when you know what to do, but don’t.  Real estate is a very difficult industry right now, these are great questions and forces me to think deeper.  The lending hoops are so much more difficult to get … (4 comments)

career: Dallas Morning News Gets it Wrong - 06/22/10 03:03 AM
In yet another situation you look at coming from our “leaders” in Washington you again wonder if they have any clue.  There is now talk of making up part of the lost revenue due to the most recent banking crisis which has resulted in record foreclosures, bankruptcy and more recently bank profits through a take back of the home mortgage tax deduction.  Dave Michaels in the Washington Bureau of the Dallas Morning News reported on the Sunday front page that the deduction is costing Uncle Sam.  Before I get into the specifics of this article I would say unequivocally that what … (8 comments)

career: 437 Country Side Lane, Richardson, Texas Price Reduced - 06/22/10 02:57 AM
Price Dropped today. This property is now under the value of the homes in the area and it is still one of the largest. This home won’t stay on the market long at this price. Give me a call to take a look. 972 322 7776 « Dallas Morning News Gets it Wrong … (3 comments)

career: RISMedia Social Media Summit - 06/21/10 03:50 AM
I have been writing about the new school of real estate for a long time.  I am thrilled that RISMedia last week has a summit of the top leaders to discuss this topic.  Social media is impacting every aspect of our culture these days and it is just at the beginning.  User generated content is often more valuable than media generated content, it is certainly more interesting in many respects.  Allan Dalton, president of The Top 5 in Real Estate Network® and RISMEdia’s chief marketing officer had much to say.  One comment stuck with me, “social media isn’t a fad.  It’s … (0 comments)

career: Persistence pay off - 06/18/10 02:42 AM
Do you do things on a daily basis that don’t serve you or your career?  Well, most people do.  I have been guilty of harboring some habits that I hold dearly but have never provided me success.  The habit of working hard and getting near the completion and thinking “enough is enough” really never is, is it?  Knowing what to do and not doing all of it is a recipe for mediocrity and mediocrity is never very satisfying.  Persistence is a habit and a skill that can be developed if and when you choose a goal that has meaning for you.  … (3 comments)

career: Are Realtors really doomed? - 06/15/10 03:11 AM

I have read several articles now talking about how the real estate business is moving more towards the technology delivery of product and how this spells doom for the real estate agent.  Much like the auto industry the real estate industry has begun to offer its products and services through the internet for reduced fees and less human contact.  This has been a positive for the consumer who feels like they can see more of what is going on in terms of available housing when they go looking. They also can find all kinds of information about mortgages and contracts … (10 comments)

career: Getting Started, everyday. - 06/14/10 03:02 AM
It was Lao Tzu who said the journey of a thousand miles starts with the first step.  Ok, profound and simple, but what if your journey needed more than a first step?  It needed direction and purpose and some good walking shoes then you need a plan or a goal or a destination.  Getting started every morning in the right manner is the key to your victory over the walk through another 24 hours.  Tony Robbins proclaims his “hour of power” where you get up and exercise the first hour doing incantations (formerly known as affirmations) throughout the workout.  The process … (2 comments)

career: Just say no. Thank you. - 06/11/10 04:24 AM
It is not easy to turn a client away these days, but you can save your sanity and your bottom line by doing so in certain circumstances.  Real Estate agents do not rank high in the consumer’s mind in terms of trust and honesty.  Many consumers come into the process with an attitude that their agent at some point or another will scam them.  Armed with little more than hearsay and anecdotal information overheard at social gatherings the consumer feels justified in lying to you first.  They will withhold important information, they will work with more than one agent at a … (2 comments)

career: Summer Readers…some are not - 06/10/10 03:44 AM
Are there any great books about being a real estate agent?  Is this profession really like it is depicted in comedies and cartoons?  Are we really self-serving, conniving manipulators of the truth to get a sale?  Professionals in other industries produce writers who wrap their considerable professional knowledge around the subject of the career and produce interesting insights into their profession.  Lawyers and Doctors have left their profession to produce wonderful books where the central characters are lawyers and doctors, why are there no realtors that leave the profession to write about what it is like to be a realtor?  Is … (2 comments)

career: Homes “underwater” numbers growing. - 06/05/10 04:40 AM
It was reported yesterday in the Dallas Morning News that more than 20% of the homes going into foreclosure are underwater, they owe more than the house is worth. There is a rising tide of this kind of scenario, it seems. Homeowners in this situation are more likely to search a way out of the situation through foreclosure, short sale or modification, if given the options. You can expect the foreclosure numbers to continue to rise over the next year or longer. There are millions of people struggling with their mortgage and this situation is made even worse by the fact … (3 comments)

career: Season Over? - 06/02/10 03:10 AM
The Maverick’s season is over, LeBron is off to play golf, and yet two teams still play on.  This is the truth about competition.  You don’t need to be the best to survive you need to have vision, a plan and get some help from your team to go to the championship level. Both of the best teams in basketball are now playing golf and not competing for the championship.  Getting to the next level in the real estate industry takes the same level of vision and commitment to succeed.  My open house stats were good, but if I didn’t follow … (4 comments)
