I met with a lender yesterday, Jeff Brooks of Prime Lending, he shared an hour of his valuable time with me and an intimate look into his daily world. I met him at his office in Allen, a short drive North for me. I like to meet people in their office because I love seeing their working space. It give me a sense of the person seeing where they get their magic completed every day. I see artifacts of their daily schedule. The Sanford directions for today have me reproducing a note of Walter’s about a VIP club he developed for his clients.  I am to offer points that can be traded for cash at a closing.  I am giving them back percentage points for their actions.  It is a good plan for an agent that has a clientele, not one that is building a clientele.  Starting with nothing, actually $203 dollars in Jan, and developing a program to give back commissions in early February seems to be counterproductive for me making it to March.  I will hold this idea for further down … (1 comments)

Today it felt like time was just screaming by with an endless supply of things yet to do. Day 32, yesterday I signed this couple into a new home outside Dallas. In the first 32 days I have this signing and the house sale I am working with my partner Brian went through the option period with no hitches. Day 31.5 of 90, Let me explain.  30 days of working a minimum of 5 hours (I called those days off) and averaging 12.35 hours a day is not healthy.  Tuesday afternoon I felt dizzy to the point I wasn’t able to walk.  This scared me.  I sat and finished the work I was doing that night.   Negotiate, negotiate, negotiate.  This, to me takes the place in today’s market for the location, location, location axiom.  With plenty of property on the market, about to come on the market and still on the market, there is availability.  The good and great houses are being picked up in a very short time.  The houses with a bit less desirability and in need of considerable work are sitting. Who Designs these ATM's? Does anyone own a car that they could honestly say that they can drive right up to one of these machines and have the reach comfortable? I am curious.
