real estate best practices: The Consistent Hum of Industry - 04/26/15 10:23 PM
The Consistent Hum of Industry.  Houses sell each and every day across the country.  I just looked in my Boston Area using MLSPIN, our local MLS to report 2570 houses sold in the last month in MA. This means 85 house a day were sold. Think about that, 85 a day. That means there is a consistent hum of activity each and every day.  What is happening in your area?  I work 7 towns in MA and in those towns there were 38 luxury homes sold in the last month, more than one a day.  I chase expired and canceled listings … (0 comments)

real estate best practices: Desperate? You should be. - 04/05/15 10:34 PM
Desperate? You should be. Desperation is not normally a good place to be. So many agents are desperate for the next listing, the next closing, the next client and this is a never ending circle of doom.  Desperation is the act of giving up hope. It is the feeling of having no hope and you would think this as a bad thing and it is for the most part.
Desperation is not bad when you the goal is to be desperate to be the best agent/Realtor® you can be.  The focus on being the best takes away all real desperation because … (13 comments)

real estate best practices: Angry Agents: What to do? - 03/27/15 08:50 PM
Angry Agents: What to do?  If you have been in this business for any period of time you have probably run into an angry agent.  Quite often they have been around for a long time and will tell you so immediately.  These are people who have grown up in the days when no agent was your friend, when no agent had your back, when co-broke didn't exist.  These agents are the people who look for the disrespect, they look for reasons to denigrate you or deny any truth to your statements.  So what do you do in the face of this … (42 comments)

real estate best practices: Calling to help, or calling to sell - 02/27/15 04:45 AM
Calling to help, or calling to sell, is a question every real estate professional should be asking themselves every time they call, knock, meet or present.  If you are there to sell, you may or may not be successful.  If you are there to help, you have the opportunity to ask questions and understand what the family needs and wants.  The ABC of yesteryears sales techniques are dead and decayed only used by the poorest and slowest of sales professionals.
People want reasons to buy, they do not want to be sold.  So you have to ask yourself, am I calling … (2 comments)

real estate best practices: Prospecting is the real business - 01/16/15 08:06 PM
Prospecting is the real business even though we are in the real estate business.  In most states it is not too difficult to get your license to sell real estate. It is always less time and less money than any college degree. Lots of people have their license.  The low income averages of real estate agents across the country I am sure have lots to do with people who have a license and work barely at all, part time or not very well.  Following the adage that even the blind squirrel can find the nut sometimes then any agent can find … (65 comments)

real estate best practices: Price Changes; When and Why best practices - 12/25/14 09:36 PM
Price Changes; When and Why best practices is both simple and complex.  Getting the price right is essential and the most important aspect of a great real estate transaction. The second most important aspect of a great real estate transaction is the marketing you put out on the internet.  Getting the right people to hear and understand about the house is critical in this internet age.  Shaping that story with the aspects of the home, neighborhood and the schools that your potential Buyer is interested in is critically important.  Getting your pirce right at the beginning is the most important aspect … (32 comments)

real estate best practices: What have I done for you lately, Friday. - 12/19/14 02:49 AM
What have I done for you lately, Friday.  With each client, both seller listings and buyer clients, I speak with them on Friday. We choose a time that I will call and let them know everything that has been done to achieve our goals during the week.  For the Seller's listings I give a list of the blogs that have been written, the videos that have been posted and the various other social media tools and content I have used to drive traffic to the listing.  I give the an updated list of the people I have spoken with, mailed to, … (0 comments)

real estate best practices: The Dog ate my homework - 12/15/14 05:00 AM
The Dog ate my homework.  As professionals we are no longer in high school where these types of excuses might be acceptable.  When asked if you have completed the fire certificate, or final water and sewer bill you should have gotten the work done, not find some new excuse.  In fact we are all the CEO of our own companies and we are responsible for completing the tasks to assist our clients with their sales.  We get graded on what we do, not on what we don't do each and every day.  Not all agents are created equal is true, and … (0 comments)

real estate best practices: Agent Collaboration, Why Not? - 11/28/14 12:50 AM
Agent collaboration, why not I often ask my competing agents. Here is the scene. We each compete for the same listings. Sometimes they win; sometimes I win, that is the way it goes.  There are some agencies that want to sell their own listings and not anyone else’s, so they will instruct their agents not to see the home. They  won't bring their clients who might want and love the property to the property. Crazy, right?  Why would you deprive your client of a home that might be right for them just because it is listed with a competing agent, or agency?  … (26 comments)

real estate best practices: Mentoring in the 'Rain; it's real joy - 11/21/14 11:05 PM
Mentoring in the 'Rain; it's real joy. Active Rain is an amazing community.  Not only is this a one stop shop for all information real estate and the allied services, it is also a place to make and develop great friendships with amazing professionals.  I remember starting here in 2009 and having fits and starts. It wasn't until 2010 when I actually got my first of two real estate licenses that I took off in earnest.  Since that time I have developed insight and gathered great information that I use on a daily basis based purely on those who give of … (7 comments)

real estate best practices: Top Five Reasons to change your Agent - 10/01/14 08:23 PM
Top Five Reasons to change your Agent is easy at the low level because not all agents are created equal.  Passing the license exam is simple, understanding and being able to communicate the vast complexities of a well done real estate transaction takes far more.
Your Agent never picks up the phone and you have to wait to get your questions answered.  (Why agents don't answer their phone, or get back to their clients and prospects makes absolutely no sense in business. Don't accept excuses from your agent who will most likely start with telling you how busy they are.  HA! … (6 comments)

real estate best practices: Just not enough to get the house sold - 09/13/14 03:30 AM
Just not enough to get the house sold is what I hear over and over from the homeowners I speak to who's houses didn't sell when their first agent had it on the market.  So often I hear that "all you people sound the same".  Meaning all agents are the same and this is just not true.  You can drive around any town and see more of one person's sign than others.  This does not mean that this agent or agency is the best, but they are the best in communicating the ability to sell a house.  So many agents proudly … (3 comments)

real estate best practices: Real Estate is a full contact sport - 06/03/14 08:47 PM
Real Estate is a full contact sport that takes some time to perfect, like all sports.  At first I was very reluctant to knock on people's doors. I hated it when people came to my door to solicit me.  I was sure everyone felt the same way I did.  I didn't even want to call people in the morning because I thought I was intruding on their privacy, same with the evening when they would be home.  I sent letters, I walked the farm and dropped off postcards and just listed/just sold materials and would engage with anyone walking their dog, … (4 comments)

real estate best practices: It's all about you - 05/15/14 02:50 AM
"It's all about you," is a phrase I have used for years at the end of all my emails.  Only every once in a while do I get someone who takes issue with it.  I will get an email back with indignant and accusatory language.  How dare you say it's all about me, it's all about you ass****.  Was one such snappy retort.  It stopped me in my tracks.  I know that email and writing in general does not carry the intent and feeling of a face to face conversation, lots is lost in the way people read your words.  Lots depends … (2 comments)

real estate best practices: I listen for a living because it's all about you. - 01/12/14 10:35 PM
I listen for a living because it's all about you.  This has always been my professional mantra for good reason.  People want to be heard. They have their story and when they hire a professional for any reason they want that professional to know the whole story. It is never about the professionals degree, or awards at that moment, it is always about how well they listen to the story.  Once you know the story then you, as the professional can interpret and plan the best course of action for the speedy resolution of the needs and wants.
I am a … (17 comments)

real estate best practices: Who's fault is it, because it is definitely not my fault. - 12/27/13 11:47 PM
Who's fault is it, because it is definitely not my fault. Come on, you have heard this before and probably said it too.  It is always someone elses fault. There is always someone else who could have helped and didn't, who promised things and broke the promise, who took advantage of your good nature, who used your talents and returned nothing, right?  I have some of this myself.  After nine months working for a "best friend" who got me into this business in 2010 I realized he had lied about everything.  He was using my talents to grow his business and … (13 comments)

real estate best practices: Taking an OverPriced Listing? - 09/09/13 11:28 PM

93 North through Boston Chinatown Financial District
Taking an Overpriced listing is a fact of life in real estate, for a number of reasons. Calling it a listing means that it is listed with the MLS services-in this area the service is called MLSPin, or Pinergy.  It has all the professional listings in the Greater Boston Area.  It also contains all the statistics on sales, the market, the laws and any other information you may want or need. This is a valuable resource for all questions real estate.   I am a member of GBAR (Greater Boston Association of Realtors) … (67 comments)

real estate best practices: Real Estate is not for the feint of heart - 04/07/13 10:50 AM
Real Estate is not for the feint of heart and that is for sure.  There are always issues that must be dealt with.  Lies are part of it, so is cheating and emotional responses. One day you world is perfect, then that phone call comes in that turns everything upside down.  Like they do in professional sports, the best approach is never get too high or too low, because the game is ongoing and the season isn't over. What do you do when you have your day blow up?  I asked this question around my office the other day.  Some drink, … (4 comments)
