costamesa: What are the Top 5 Questions Homebuyers Ask? - 10/03/18 09:14 AM
A couple of years ago, the National Association of Realtors® sent out a compilation of answers to the most-often posed questions home buyers have for their agents. Costa Mesa home buyers do sometimes come up with these. Here’s the NAR list, its answers—and a few brief observations:
“How much can I afford?” The answer depends on your personal financial details, which are easy to determine—just search for “house affordability calculator.” Avoid the “ad” entries at the top of the screen; most of them make you surrender your personal info before they will display the answer.       “Can I buy a … (0 comments)

costamesa: 2 Alternatives to Selling Your Costa Mesa Home Yourself - 08/15/18 10:01 AM
The Costa Mesa homeowners and prospective buyers who frequent this space regularly know that the topic of selling your Costa Mesa home yourself doesn’t appear here often. For one reason, do-it-yourselfers are generally too busy to spend time reading their local Realtor’s® latest commentary—they’re fully occupied with trying to duplicate everything professional offices are organized to do.
The other reason is that the arguments for not selling your home yourself are so often reiterated in other places. They point to “peoples’ choice” statistics like the 92% of homes that sell aren’t FSBOs (For Sale by Owner), or to the 24% higher average … (0 comments)

costamesa: Unlikely Edge for Selling Your Costa Mesa House - 01/18/18 09:33 AM
If a National Association of Realtors® expert is to be taken literally, there is one unlikely factor that could lessen the stress level associated with selling your Costa Mesa house.
Just have some kids around.
That may not sound logical—but weirdly enough, it really could make sense. The expert whose thoughts spawn this deduction is the home improvement specialist writing for the NAR’s magazine. Last week, Stephanie Booth observed that sometimes “raising kids actually makes your house cleaner” (Ms. Booth’s italics). I have to agree.
If you have small kids, you’re already thoroughly familiar with the accompanying housekeeping side effects. Ms. Booth recalls … (0 comments)

costamesa: For 2018, Robotic Costa Mesa Real Estate Appraisals Gain Traction! - 01/04/18 10:44 AM
Some predictions for New Year 2018 may be controversial, but one trend is beyond question: almost every sector of everyday life in Costa Mesa will continue to be transformed—either incrementally or massively—by automation of one sort or another.
Hordes of self-driving cars and trucks aren’t likely to take over Costa Mesa streets this year, nor will Robocops start patrolling our neighborhoods. But one area that’s being affected more quickly than expected comes in the realm of Costa Mesa real estate appraisals.
Needless to say, since Costa Mesa appraisals establish the collateral value of any piece of real estate, that’s a change that … (3 comments)

costamesa: Brightening Prospects for Buying a Home in Costa Mesa! - 12/20/17 09:37 AM
Because buying a home has long been a hallmark of success in America, whenever that possibility seems to weaken for the average Joe (or Josette), it comes as sobering news. Back in June, CNN Money ran a downbeat story focused on how the rising cost of housing had been “putting a major squeeze” on some Americans. For Costa Mesa readers who took it to heart, that kind of grim analysis could have been enough to cause them to reassess their own prospects.
But now there is evidence that the “squeeze” may be losing its grip.
The CNN story focused on what most experts … (0 comments)

costamesa: Costa Mesa Agents of All Stripes Share a Single Piece of Advice! - 11/29/17 09:06 AM
The dual nature of Costa Mesa real estate agents is unlike most other professions. A medical doctor who is a family physician in the morning doesn’t switch hats and become a surgeon in the afternoon—any more than a lawyer who pleads in court for a defendant can decide to become a prosecuting attorney that afternoon.
On the other hand, Costa Mesa Realtors® may begin any single day in negotiations representing a seller, then spend the afternoon escorting a buyer client through a series of Costa Mesa home showings. I’m happy to say this isn’t evidence of a split personality disorder. It’s perfectly … (0 comments)

costamesa: Costa Mesa Sellers Evaluate For Sale by Owner Websites! - 11/15/17 09:31 AM
It’s illuminating to visit For Sale by Owner websites from time to time to see if there are any new insights to be gleaned. True, as a licensed Costa Mesa Realtor®, I’m not likely to learn much new when it comes to selling Costa Mesa homes—but that’s not the motivation. Call it ‘opposition research:’ the reason is to uncover any areas where the services I provide aren’t superior to what a do-it-yourselfer can come up with on their own.
Here are some takeaways from the FSBO sites Google recently presented as the most frequently consulted sites. I’ve included my opinion about the … (0 comments)

costamesa: Buying Your Costa Mesa House as Slowly as Possible! - 11/08/17 10:45 AM
The goal of owning your Costa Mesa home free and clear is usually thought of as the sunniest eventual outcome of the process that begins with buying your Costa Mesa house. The vision of the day when you make that last mortgage payment is an attractive one: whether in retirement or sooner, a “free rent” future has great appeal.
So when financial planners argue against the wisdom of paying off your mortgage, it makes for interesting reading. One such planner is Ric Edelman, whose article “11 Great Reasons to Carry a Big, Long Mortgage” presents a laundry list of the possible … (0 comments)

costamesa: Now’s the Time for Costa Mesa Landscaping Tweaks! - 10/27/17 02:40 PM
Costa Mesa gardening enthusiasts already know this—but for those whose thumbs are anything but green, right now is a special time of year where landscaping is concerned. It’s Costa Mesa’s high season for planting and transplanting!
You don’t have to intend on listing your Costa Mesa home anytime soon to have a vested interest in maximizing your home’s curb appeal. After all, year in and year out the plantings in front and back yards can make all the difference in the kind of impact your property makes—it’s a pride of ownership fundamental. Neighbors and casual passers-by may not realize how much of … (1 comments)

costamesa: True Costa Mesa Refi Warriors Land the Best Deals - 10/19/17 02:30 PM
Back when Costa Mesa mortgage interest rates plummeted by 46% in less than four years, it precipitated a sort of refi tsunami. The volume of Costa Mesa refinancings was nothing short of enormous. For the first time in a long time, the benefit for homeowners who could lower their Costa Mesa mortgage interest payments had become all but irresistible to everyone whose home loan predated the plunge. Lenders were swamped—and they loved it!
The current climate for Costa Mesa refi’s is much calmer and considerably less well publicized. Nonetheless, it still holds out the prospect of real savings for homeowners whose current … (0 comments)

costamesa: Costa Mesa Listing Photos Use New Technology, Old Teamwork! - 09/27/17 09:51 AM
Some key preparations for the marketing of any Costa Mesa home actually start well before the first showing or open house: they take place in the hours before the Costa Mesa listing photos are taken. Those Costa Mesa listing photos will become the definitive beauty shots—the equivalent of the glamorous depictions that grace product packaging.
Manufacturers know very well the import of how their product looks on the carton, jar or bag. It’s why top commercial photographers rely on “product stylists” (they’re the experts who sort through 100 bags of potato chips to come up with the two or three that … (0 comments)

costamesa: 4 Costa Mesa Home Buying Steps (with Some Adjustments) - 09/13/17 11:09 AM
What a simpler world it would be if Costa Mesa home buying could be reduced to anything like a simple 4-Step process. Even better if those were four easy steps. Actually, without actually coming out and saying so, that’s the tantalizing prospect hinted at on radio financial guru Dave Ramsey’s web site’s “Home Buying Process Made Easy.”
Ramsey is the likable media expert in household budgeting and financial planning. A good deal of his guidance could be summed up in just 2 steps:
1) get out of debt (except for mortgage debt) as soon as humanly possible; then,
2) stay out.
Since that’s not bad … (0 comments)

costamesa: Costa Mesa Real Estate Agents and Your Multiple Income Stream ! - 09/08/17 02:15 PM
Successful Costa Mesa real estate agents almost universally share some common personality traits. Among them is one skill that’s not usually mentioned when it comes to real estate agent requirements. By the time we’ve been on the job for long, Costa Mesa real estate agents have necessarily become really experienced and skilled drivers!
When I’m chauffeuring a buyer on a Costa Mesa property tour, the car radio is turned down. That’s because we have much to chat about—everything from impressions from the homes we’ve just seen and background information on the next to the latest intelligence on neighborhood happenings. It’s an enjoyable … (1 comments)

costamesa: The 5 Top Reasons for Selling Your Costa Mesa House Now! - 08/23/17 11:59 AM
When you have a firm timeline that governs when you’ll be selling your Costa Mesa house, it’s one decision that’s made for you. Of course, it’s not always that easy. If a move from one home to another, or from Costa Mesa to another area isn’t dictated by outside events, you have to make the decision anew every week or month.
On the one hand, the adventure and energizing prospect of a new home tugs in the direction of getting the project going…while on the other hand, the mountain of details and effort pulls in the direction of putting it off a … (0 comments)

costamesa: Perfection in Pricing Your Costa Mesa Home: Elusive Goal - 08/16/17 10:20 AM
Figuring out the perfect pricing for any Costa Mesa home for sale would be easier if there were a way to confirm past instances that hit that mark precisely. But that can’t be done. It’s the nature of the beast: it’s simply not possible. Even if a comparable Costa Mesa home’s asking price resulted in being sold immediately at that exact amount, it only could have been priced perfectly. We can’t know that it wasn’t priced too low.
Even if the pricing on some Costa Mesa home was quickly met and even exceeded—IOW, it resulted in a bidding —that might be evidence … (0 comments)

costamesa: Costa Mesa Asking Prices Can’t Beat this Week’s $10 Example! - 08/09/17 10:11 AM
It’s true that today’s Costa Mesa asking prices fall into a wide range—occasionally even at temptingly reduced levels. But last week came news of one that I have to admit beat them all by a mile (at least regarding the asking price). This was found in Montclair, New Jersey. CBS interviewed the selling agent. Money Magazine wrote it up. The NAR highlighted it.
Photos made the offering all the more interesting since the asking price was so low—yet the pictures were not, as any well-schooled real estate watcher would have expected, fuzzy images of some run down dump. The shots all showed … (0 comments)
