As soon as you begin to plan to sell your Costa Mesa home, you’ll soon find one thing everyone agrees upon: the need to de-clutter. But where to start? For any home that’s been lived in for years, it’s easier said than done. Most of us shrink from even thinking about what goes and what stays. But one way to wade into the project is to force the issue by picking a date and (now that you’re committed)—holding a garage (AKA ‘yard’) sale!
For garage sale neophytes, there are a number of tips that veterans agree upon.

selling: Unlikely Edge for Selling Your Costa Mesa House - 01/18/18 09:33 AM
If a National Association of Realtors® expert is to be taken literally, there is one unlikely factor that could lessen the stress level associated with selling your Costa Mesa house.
Just have some kids around.
That may not sound logical—but weirdly enough, it really could make sense. The expert whose thoughts spawn this deduction is the home improvement specialist writing for the NAR’s magazine. Last week, Stephanie Booth observed that sometimes “raising kids actually makes your house cleaner” (Ms. Booth’s italics). I have to agree.
If you have small kids, you’re already thoroughly familiar with the accompanying housekeeping side effects. Ms. Booth recalls … (0 comments)

selling: Some Costa Mesa Luxury Homes Might Not be Out of Reach! - 07/19/17 03:36 PM
The content the National Association of Realtors® publishes is usually staid and non-controversial. After all, what they put out there has to ring true for the real estate industry in every nook and cranny of the country: in communities large and small, coast to coast—from Podunk to Peoria, Manhattan to Costa Mesa. Real estate is, after all, the most massive industry in the country, so you’d expect the Association that represents its professionals to be hyper-cautious in its pronouncements.
So it was eye-widening to come across an article in the Realtor website that was a how-to on buying a luxury home without … (0 comments)

selling: Questions and Answers- Costa Mesa California Real Estate - 10/16/10 04:43 AM

QUESTIONS AND ANSWERS
We all know the mantra of real estate: location, location, location.  The neighborhood is usually the most critical factor in determining a home's value.  When you begin your home search, you should create a list of criteria for the neighborhood in which you want to live, work, and play.
Ask yourself questions like how long is the commute to your workplace?  Is an urban setting or a rural area more suited to your lifestyle?  What is the crime profile for the neighborhoods that interest you?
How convenient is it to get to shopping centers, churches, schools?  Speaking … (0 comments)

selling: Tax Credits for Buyers Get Extended and Expanded - 11/12/09 12:14 AM
Tax Credits for Buyers Get Extended and Expanded
The Worker, Homeownership, and Business Assistance Act of 2009 has extended the tax credit of up to $8,000 for qualified first-time home buyers purchasing a principal residence. It also authorized a tax credit of up to $6,500 for qualified repeat home buyers.
First Time Buyers
·  The $8,000 tax credit is for first-time home buyers only. For the tax credit program, the IRS defines a first-time home buyer as someone who has not owned a principal residence during the three-year period prior to the purchase.
·  The tax credit does not have to be … (1 comments)

selling: TIME TO MAKE LEMONADE - 02/02/09 12:38 AM

TIME TO MAKE LEMONADE
When one hears the word "foreclosure," images are conjured of families unable to meet their loan commitments, and forced to consider unpleasant options.  However, it's not only homeowners that suffer from a foreclosure.  Renters can be "out on the street" if their landlord defaults on mortgage payments.
A report from the Mortgage Bankers Association states that nearly 20% of recent foreclosures have been against investors who did not live in the property, and even tenants in good standing face having to vacate the premises if they're renting one of these properties.
Why mention this gloom and … (0 comments)

selling: California Real Estate Market is Improving- According to the California Association of Realtors! - 10/31/08 01:11 AM

According to the California Association of Realtors statewide sales in September surpassed the 500,000 mark for the first time in more than two years, rising 2.3 percent compared with August, and 96.7 percent from a year ago. The dramatic increase in sales can be attributed to weakness in the market from a year ago with the early onset of the credit crunch. Similar increases in sales occurred in the early 1980s when the market was climbing out of a comparatively steep downturn in sales. The market is expected to register significant year-to-year percentage gains in the coming months as current … (2 comments)

STEPPING UP TO DOWN MARKETS!

Remember the ancient curse, "May you live in interesting times"?  While many are indeed cursing the current real estate climate, others see opportunities.  In a "soft" market, the short-term options dwindle, but seasoned investors in for the long haul are positioned to take advantage.

In the words of billionaire J. Paul Getty, "Buy when everyone else is selling and hold until everyone else is buying."  Just like the stock market, more money is often made in a down cycle than in an up market.
Slower times encourage sellers to be … (2 comments)

selling: Why Advertising Won't Work! - 07/28/08 04:45 PM
Why Advertising Won't Work
As you prepare to sell your home, you'll probably consider the best way to advertise it.  Surprisingly, advertising doesn't work.  But marketing does, and there is a big difference.  An agent will be more involved in "marketing" your home, and here's why.
A photo and description of your home's features, in a newspaper or magazine or online, is simply "advertising," and is not going to generate much interest.  A recent consumer survey conducted by the National Association of REALTORS® revealed that fewer than 5 percent of buyers found these ads helpful in selecting homes.
While ads focus … (0 comments)

selling: TIMING ISN'T EVERYTHING IN THE COSTA MESA REAL ESTATE MARKET! - 07/01/08 08:51 AM

TIMING ISN'T EVERYTHING!
In light of declining sales and tougher loan requirements, many potential buyers are asking if they should buy now, or wait several months before moving forward with a decision.  The thing is, you can't time the real estate market any more than you can time the stock market.  Simply put, the best time to buy is simply when you need to do so.
Start searching now, targeting your preferred location in your community and getting a sense of the trends.  Call me to gauge listing times, list-to-sale ratios, and contract terms.  There's no such thing as a "national" … (0 comments)

IT TAKES MONEY TO SAVE MONEY!
Okay, you've found the home of your dreams.  You've determined how much you can afford because you've already been pre-approved by your lender, and your offer has been accepted.  But wait.  If you're financing the purchase, like almost everyone does, you'll actually be paying more than the final sale price of the home.
Many buyers don't stop to think about how much they'll really be paying for their home by the time they've reached the final payment.  It's worth considering, and it makes it evident that you should shop around and get the best … (0 comments)

selling: Get Serious! - 06/20/08 07:57 AM

GET SERIOUS!
Familiar with the law of supply and demand?  In real estate right now, it may seem like the supply of homes for sale is much greater than the numbers of buyers demanding those homes, forcing prices down and decreasing activity.  But what's really in shortage may be serious, legitimate sellers.
A committed seller is willing and able to accept the best offer in the current market, and be motivated to do so.  Receiving a fair offer is inextricably connected to pricing your home fairly.  The best way to arrive at an attractive price is to aggressively challenge the … (0 comments)

selling: Knowledge Is Power! - 06/09/08 11:41 AM
KNOWLEDGE IS POWER!
You know that real estate agents help you to move.  Did you know that agents can also help you stay where you are?  This has become quite an issue in light of the recent rise in loan defaults.  Real estate agents provide critical information and a link between lenders and buyers.
Subprime loans, in and of themselves, are not bad.  They provide financing for substantial numbers of people who cannot otherwise qualify under standard lending practices.  However, buyers must be informed and realistic about what terms they can actually afford to accept.
No one - not banks, not … (0 comments)
