weichman: Make Some Lemonade in Real Estate- Costa Mesa California Real Estate! - 02/18/10 06:03 AM

It's probably no surprise that homeowners who have faced the ordeal of foreclosure feel a certain measure of shame or guilt about their experience.  Whether or not those feelings are warranted, it's hard to survive the process completely unscathed.
What is surprising is the recent development of "buyer's guilt."  Some who are fortunate enough to afford to take advantage of a low-priced foreclosure offering are suffering some degree of remorse about the transaction.
Whether it's because they got a deal that none of their friends or family did, or whether they just feel badly about someone else's unhappy situation, the … (0 comments)

weichman: Firefighter honored as Costa Mesa employee of the month. - 02/11/10 11:56 PM

COSTA MESA, Costa Mesa firefighter/paramedic Todd Palombo – who founded the Santa Letter Program – was recently honored as the city's employee of the month. Each holiday season, needy Costa Mesa children from local motels and shelters write letters to Santa. On Christmas Eve, volunteers use antique fire trucks to distribute food, clothes and toys to those children and their families. Costa Mesa paramedic Todd Palombo, who founded the Santa Letter program, gives a bag of food to Alma Jimenez for her family in December. Palombo was named Costa Mesa's Employee of the Month in February. This past Christmas, five … (1 comments)

weichman: The Pressure Cooker on Orange County California Real Estate! - 02/05/10 05:14 AM

Phew!  After four years of declining home sales, the numbers appear to be finally turning back upward, with closed sales and pending contracts at above-normal increases.  In particular, first-time buyers helped buoy the market by taking advantage of low prices and interest rates, as well as the $8,000 tax credit offered by the federal government.
At least for now, home prices remain attractively low, and mortgage payments as they relate to income are very comfortable.  All the information seems to point to the fact that home prices have actually overcorrected downward.  What does that mean?  It indicates that many … (0 comments)

weichman: What is a Short Sale? - 02/02/10 02:32 AM

A "Short Sale" is when a home seller sells his home for a lesser amount than what is owed on his mortgage, and the mortgage lender agrees to accept the lesser amount in lieu of a full payoff. By way of example, a Short Sale may be appropriate for a home seller whose mortgage balance is $250,000 but whose home wouldn't sell for more than $220,000.  Rather than pay the $30,000 difference to the lender at the time of sale, the seller enters into an agreement with the lender by which all sale proceeds are paid to the bank and … (0 comments)

weichman: NOW THERE’S NO EXCUSE! - 01/21/10 06:23 PM

It's the best news in real estate since last year's First Time Home Buyers Tax Credit: an estimated $22 billion will pump into our economy as a result of the government not only extending the tax credit, but including current homeowners, too.

The existing $8,000 maximum credit stays in place for first-time buyers.  A "first-time" buyer is one who has not owned a home during the three years prior to the purchase.  However, repeat buyers who have lived in their home for five of the past eight years may also qualify for up to a $6,500 tax credit … (3 comments)

weichman: Investment Training Camp - 01/16/10 01:20 AM

If you can hear the whispers below the din of panic, you know that the recent financial and housing collapses have actually created some amazing opportunities for smart investors.  Low interest rates and depressed property values have combined in an environment favorable for long-term gains.
It may not be for everyone, but if you're in the right financial position, you have plenty of options.  However, there is a right way and a wrong way to invest, and it's the wrong way that led so many to suffer in the recent housing crisis.
Don't think about investing in real estate until … (1 comments)

weichman: U.S. Postal Service in Costa Mesa! Thank God My Service Is Not Like Them! - 01/12/10 09:54 AM

I don't know about you but my experience with the 92626 Post Office, the last 45 days has not been good at all!  Early in December I had 5 bills sent from the office on Adams, none of them ever arrived at the intended destination.  I went to the Post Office to voice my concern ( I really meant to yell, but that is not my nature) the nice supervisor gave me an 800 # to call to lodge my complaint.  After thinking about it I thought this was a waste of time, so I took a deep breath & got … (0 comments)

weichman: Get The Credit You Deserve! - 12/31/09 07:09 AM

Mortgage applications are being reviewed far more thoroughly now than in the past, and your credit score should be 680 or higher to qualify for the best interest rates.  So how do you determine your score, and know you're getting the credit you deserve?
Everyone is allowed one free credit report per year from the three reporting agencies (Experian, Equifax and TransUnion).  Review the reports for accuracy and act quickly to correct any errors or omissions.
Approximately 35% of your credit score is based on the timeliness of your payments.  Make sure that no late payments older than seven years … (1 comments)

weichman: Raise the curtain when selling your home! Staging tips from Larry Weichman - 01/24/08 04:22 PM
RAISE THE CURTAIN!

Both homeowners and real estate agents are best served when a home sells quickly for a good price.  There are many steps both parties can take to achieve that goal, and a recent trend is proving its value: whether the local market is hot or cool, statistics reveal that a "Staged" home will sell faster and for a higher price.

This service is called Staging because it's basically about "theater."  A professional Stager assesses your home's strongest and weakest features, and creates a series of "scenes" sure to appeal to your "audience" of buyers.

There are four major areas of concern: … (6 comments)
