las vegas: Affordable Luxury: Southern Terrace - 07/26/09 05:50 PM
When surfing through the internet about Las Vegas homes, you'll find a lot of sites that talk about Summerlin, Spanish Trail, Silverado Ranch, etc. They are great communities with a lot to offer a home buyer. However, there are a lot of other wonderful communities that have been largely ignored. One of these is Southern Terrace. The community was built by then Nevada home builder Perma-bilt (who was later acquired by housing giant Meritage Homes shortly after the community was built). It was probably the last master planned community built under the Perma-bilt brand and offers a lot of the same … (1 comments)

las vegas: What you may have missed - 01/06/09 10:10 AM
A new year is upon us and things are looking up, especially if you are planning on buying a home in Las Vegas this year and here is the why its a great time to buy in Las Vegas. Last year has been pretty rough on a lot of consumers and businesses as well. Many projects lost funding and were unable to find a new source, resulting in a lot of closures or abandonments of projects around town. One project did beat the odds, the Cosmopolitan. The lender had an affiliate buy up the property and the original contractor is working … (0 comments)

las vegas: Vegas update - 10/04/08 07:30 AM
There has been a lot of things going on in Las Vegas lately. If you haven't been watching CNN, the OJ Simpson trial has come to a close. One thing is for sure, some people will be happy and others won't. Here is the verdict.
Another interesting thing happened, the media actually reported some good news. I guess with so many bad things going on they felt compelled to report something good about the Las Vegas housing market. Here is a short video of Jane Wells reporting. The news couldn't have come at a better time, considering Las Vegas was topping … (3 comments)

las vegas: Las Vegas condo living - 07/17/08 12:48 PM
When it comes to condominium living, Las Vegas offers a bewildering array of choices. From entry level communities like Rancho Lake to ultra hip condos at X-it, condo hunters have a lot of communities to choose from. Why choose a condominium over a traditional home?
Condominium living offers a less complicated lifestyle. Outdoor maintenance is handled by the community association. Condo communities typically offer several amenities, like a clubhouse, fitness facilities, swimming pool, etc. Condo residents enjoy a more lock and leave lifestyle. Many people often choose a condo as a second or vacation home due to these conveniences. Some communities offer … (0 comments)

las vegas: Vegas taking a beating in the press - 03/08/08 04:56 PM
For those of us that live in the Las Vegas valley, we've had some better weeks by a long shot. Between the toxic poison found and the possibility of a disease outbreak due to sheer greed, Las Vegas has seen better days. I put a post up on what's been going on my Las Vegas blog. You may have seen some of this on the national news as well.

las vegas: Will Green effect older homes? - 02/23/08 08:44 AM
Las Vegas residents, like some many others in other parts of the country, have been seeing their utility rates continue to go up every year. The push to go "green" is also getting stronger as well, which leads me to my question: Will the energy efficiency of  a property becoming more a major selling point (or detriment) in the next two years?
I put a post up asking that on our main blog here. Along with a poll. I'm curious to see the results. - Charles

las vegas: A new look - 11/05/07 04:39 PM
For the past several months, you may have noticed that we haven't been around too much. Since the end of summer, I've been working on our website, lvrealty.net. The new site was completed and moved to a Drupal based site over the weekend and is now live on our new host. I transferred over 300 pages of content from our AA site and added several new pages in the process as well, like this page about Mantova condos. I would like to thank Max Chirkov for his invaluable help, advice and calming words.  So far over 30 new pages have been indexed … (3 comments)

las vegas: The Juice isn't loose - 09/16/07 03:33 PM
It seems that Karma has caught up to Mr. Simpson. I was watching the Emmys show tonight and during a set of commercials there was a brief news blurb. OJ was arrested for the alleged robbery of a sports memorabilia agent this past Thursday at the Station Hotel and Casino.
Perhaps the families may receive some roundabout justice. -Charles

las vegas: OJ in Vegas - 09/14/07 01:01 PM
Did anyone hear about this? This past Thursday, a local sports memorabilia dealer stated that he was robbed by OJ at gunpoint at the Palace Stations Hotel and Casino.  Coincidentally, his book came out the same day. The memorabilia dealer has also spoken to the attorney that represented the Goldmans.  You can read the rest of the post here.

las vegas: First Annual Graffiti Awareness Day - 06/23/07 12:58 PM
As with any large (and sometimes small) city, "taggers" spray paint images and words on neighborhood walls, businesses and basically everything in between, sometimes hitting the same area multiple times. Mayor Oscar Goodman has been very vocal about tagging in the past, vowing to implement stricter penalties for taggers, citing that Clark County spends more than $30 million a year to clean it up.
Now the community is getting involved and held its first first Graffiti Awareness Day in Nevada. Planning to get the community out to affected businesses and paint over the graffiti. Materials were made available from 8 am to noon today at the … (2 comments)

las vegas: Chaco Canyon in Mountains Edge - 06/10/07 04:53 PM
KB Home has been busy at Chaco Canyon in Mountains Edge!  Last Friday my husband and I went out to Mountains Edge to see how construction was going.  Chaco Canyon is at the edge of the development and is very secluded at the moment. Currently a small section of Chaco Canyon has been completed and residents have already moved in and are enjoying the many Mountains Edge amenities.  Construction is ongoing in the rest of the community and is scheduled to be completed next year.
The Chaco Canyon neighborhood consists of three communities: Anasazi, Bonita and The Villas.  Most of the homes offered are … (0 comments)

las vegas: Fire sweeps through condo community - 05/10/07 09:12 PM
Earlier today a fire broke out in the Murano condos community in the popular master planned community of Silverado Ranch in Las Vegas. The community is engulfed in flames and fire has gone to "3" alarms. A neighboring CVS pharmacy is being threatened by the fire.  There is no word yet on the cause of the fire at this time.
Because of the severity of the fire, the surrounding streets have been closed. Murano was still under construction at the time. It looks like the entire project may have been destroyed. -Charles

las vegas: A hidden gem - High Country Estates - 05/01/07 12:15 PM
There are so many choices for housing in Las Vegas today. Builders are still churning out new communities with the latest in amenities.  A lot of times, home buyers will overlook smaller neighborhoods like High Country Estates. This small community is located off of Jones Boulevard in Las Vegas. It is a small, quiet neighborhood of fair sized homes.  The community has been well maintained and many homes have had some upgrades done by their prior owners. Homes feature large size lots and private backyards.
Sales activity in the community is fairly active. There are usually a few homes available for … (1 comments)

las vegas: Take a stand for the animals - 04/26/07 09:44 AM
If you live in the Las Vegas area and are an animal lover, there is a meeting you should attend. I had put up a post about it on my other blog.  The Clark County Animal Advisory Committee is having a public meeting.  The time and address can be found at the other post, but the item up for discussion boils down to requiring Pet Stores and private breeders to sterilize any cat or dog before being able to sell the animal.   All pets will also need to be chipped prior to sale.  This would go a long way to reducing … (6 comments)

las vegas: Las Vegas hitting near record temperatures - 03/13/07 11:21 AM
This weekend I went to visit my brother in Cedar City, Utah. Its not a bad drive, roughly 3 hours or so depending on traffic. I wasn't prepared for the weather at first, since it was so mild here when I left. After a few days I acclimated....just in time to come back to Las Vegas.
Now today I've noticed it seemed a tad warm out and the local news just confirmed it. In March, Las Vegas hit 84 degrees outside!  We just missed the all time record by a few degrees. At night it will "cool" down to the low … (3 comments)

las vegas: Pet Friendly Rentals in Las Vegas - 02/07/07 11:58 AM
While we still have a long way to go, Las Vegas is becoming more and more pet friendly. With over 5,000 people a month moving to Las Vegas, the demand for pet friendly lodging is in high demand. There is one company that is ready to help out the desparate pet owner that needs a place to stay short or long term----Camden.
Camden has several apartment complexes all over the Las Vegas valley. They have communities that accept dogs from under 10 pounds all the way up to 100 pounds.  To get a list of their pet friendly communities, visit www.camdenliving.com.
