In the twilight of the time where I traditionally pull statistics (which is the 15th of every month), I am very excited to report (for sellers) that we have ONLY 9981 Active Units available.  Most of which are short sales!  We have flirted with going under the 10K mark for months and months and months now and finally made it!

When I look at homes (and I see a lot!)  I tend to compartmentalize and not think of *me*.  It isn't about me, it is about the buyer, the seller, the renter or the almighty BPO.

Not only can a green pool be an "aesthetic" issue but it can cause health issues. 
Stagnant water sources promote mosquito breeding grounds and disease.
If you live close to one of these "green pools" there are steps you can take where the green pool can be treated!

The Las Vegas Valley (includes Henderson & North Las Vegas) has seen some major market stabilization in the last year!  Absorption for December 2009 is a seller's market @ 3.2 months of inventory.  Some micro-markets (ie,Foreclosures Bank Owned, REO) are extreme seller's markets where there is no mercy to the buyers, multiple offers are the norm!
We are FINALLY seeing a stabilization of inventory and a decrease with escrows (we should have seen that late spring/early summer!)  Good news for buyers?  Still remains to be seen.  We need to get over 10000 active units on the market before it can be stabilized from a seller's market

It seems that Fannie Mae is giving owner occupied buyers a 15 day head start from entry in the MLS prior to looking at investor offers! 
This is exceptional news for many financed buyers that are losing out to the influx of all cash investors that are in our market.
Fannie Mae is also offering Closing Cost & Appliance Assistance to owner occupied buyers (investors excluded) that close before May 1, 2010.
It may be a good time to look at Fannie Mae properties and snag that tax credit too (if you are eligible!)

Las Vegas Area REO Inventory has FALLEN since last report (-399 units), Under Contracts have RISEN (+42) units  Closing data has FALLEN (-652) units.  Low interest rates have spurred a flurry of buyer interest & activity this December and it continues.  
REO sales accounted for 60% of all Las Vegas Area Valley resale closings in January 2010.  REO listings account for only 17% of total resale listings.
Multiple offers are streaming in as banks continue to lower to fire and auction sale prices.

If you had cancer, would you allow the same friend to operate on you? Uh, probably not.  People need friends to listen to them in times of peril.  They need guidance but not necessarily advice.
I became a little disgruntled about some advise that we need to sue the filthy banks for all the evil they do yesterday here.

HUD Home Listings Seem to be on the Rise HUD Home listings appear to be trending a rise.  I think this is due to the lack of FHA lending between 2002-2006.  FHA started to gain some steam when the conventional 100% stated income loan started it's demise in 2007.  In the last several years we have cycled through refi's and purchases between 2002-2005.  The defaults we are seeing now are newer defaults - ones that were bought or refinanced in 2007 or 2008.

FHA just relaxed the anti-flip underwriting guidelines for purchasing a home.  You can read about it here (Nevin Williams) and here (Esko Kiuru).

Call me a cynic, but I am refusing in the belief of "Shadow Inventory".  I don't believe there will be inventory "dumped" on the market, and if it does get dumped, we still need 14000 units to turn it into a stable market!
As you can see from the graph above, total inventory levels have remained quite stable in the last two years (when it is all added up!)  Quite a bit of the inventory is swallowed up by the under contract (contingent or pending) category which has a lot to do with short sales clogging up the system!  Now … (12 comments)
