home buyers: We're Approaching the New Normal...And It's Not a Bad Thing! - 03/04/11 10:50 PM
A funny thing is happening at the Jersey Shore...more home buyers are out and they're buying homes!  This time last year we were dealing with buyers hung up on the gloom and doom of the housing market, and waiting for government intervention aimed at propping up the housing market. Well like many economists told us the housing market will find it's own sustainable level, dictated by the market.  Home prices have dropped substantially at the Jersey Shore.
Add to that no government discussion of more meddling, and buyers are feeling more comfortable.  Home buyers are finding homes they like, at prices … (11 comments)

home buyers: I'm Selling My Home - Why Can't I Talk to Buyers or Their Agents? - 02/06/11 08:52 AM

I've listed my home and I can’t always leave when it’s being shown.  Why are you so adamant that I not talk to buyers or their agents? You've listed your home for sale at a very challenging time. You're facing some stiff competition in Little Egg Harbor, Manahawkin or Barnegat.  You don't want a potential buyer to walk because a slip of the tongue.
Let's go back to agency relationships.  I'm your agent.  I represent you, the seller.  But when potential buyers come through, their agents represent them.  The NJ Consumer Information Statement on Real Estate Relationships (CIS) requires that a buyer’s agent share … (98 comments)

home buyers: An Open Letter to Short Sale Buyers - 10/04/10 10:06 PM
I respond, in writing, to any written offer to purchase a property that I have listed.  This response has become a stand by!

Dear Short Sale Buyer

Thank you very much for your offer, but the sellers have rejected it with no counter.  You might ask why, and I'd like to explain.

The home, admittedly, does have some problems.  Those problems have been addressed in both the aggressive pricing of the home and the repair estimates by a local, licensed contractor.

You have had the opportunity to have your own contractors come in to verify the estimate … (21 comments)

home buyers: NJ Home Buyers Are Already Asking About Commission Rebates - 01/23/10 11:43 PM

New Jersey’s new law permitting rebates in residential real estate transactions is already drawing consumer questions.
On January 19, 2010, former Governor Jon Corzine signed  A-373 into law, permitting rebates to consumers in real estate transactions.  The bill’s intention is outlined in it’s explanatory statement:
“This bill amends R.S.45:15-17 to permit a real estate broker, broker-salesperson or salesperson to give a client a rebate from the commission that the real estate broker, broker-salesperson or sales person receives in a transaction.”
While the New Jersey Association of REALTORS®(NJAR) originally opposed this measure when it was first introduced, but as the bill … (14 comments)

home buyers: Certificate of Occupancy in New Jersey - Factor in the Cost When Bidding on Bank Owned Property - 10/12/09 12:11 AM
A Certificate of Occupancy in New Jersey – Factor in the cost when bidding on bank owned property in NJ.
A Certificate of Occupancy in New Jersey or CO is issued by the municipality and is required to live in a home.  In a traditional sale the costs associated with obtaining a CO are borne by the seller.  However, if you’re purchasing a short sale or bank owned property this is usually the buyer’s responsibility.
The requirements to obtain a Certificate of Occupancy in New Jersey for a single family home vary from town to town.  However there are several … (12 comments)

home buyers: Homeownership at the Jersey Shore...Isn't It Time? - 07/29/09 11:35 PM
The New Jersey Association of Realtors (NJAR) has been promoting homeownership in New Jersey through its website RealStoryNJ which has been online for about a year now.

But NJAR didn’t stop with a helpful website, designed to reinforce the fact that even in a state as small as New Jersey, real estate is local!

If you live in NJ, you know there’s a difference between north Jersey and south Jersey, and there’s definitely a difference between living down the shore and anywhere else.

home buyers: Why You, A New Jersey Home Buyer or Seller, Need a Local Expert! - 04/22/09 10:40 PM
If you weren't already confused by housing market statistics, don't turn to your local papers for clarification!  Jeffery G. Otteau, of the Otteau Valuation Group,  New Jersey's go to housing market analyst addressed the Atlantic Home Builders Convention in Atlantic City this past week.  I did not attend the Convention, so I scoured the papers for this guru's predictions.  From the Press of Atlantic City I get 'Housing Forecast Dire:  99-Month Supply of Homes for Sale'   and from the Asbury Park Press I get 'Expert: Housing prices down but leveling off'. Yep, these headlines are from the same speech!  What does … (7 comments)

home buyers: A New Tool for Sellers? - 01/13/09 12:05 AM

Has anyone tried this, and if so what kind of results have you had?I read recently of some new tactics, to get home buyers the pull the trigger, that are surfacing around the country.  One tactic is an offer written by the seller! It's called a reverse purchase agreement, an unsolicited offer that gets written by sellers for prospective home buyers.  According to RISMEDIA some agents say that the strategy could be the next weapon in the ongoing battle to get home buyers to take notice and get off the fence. Since home buyers control the market now, with so many choices, there's really no … (20 comments)
