ocean county: All Housing Market Trend Reports Are Not Equal! - 02/25/12 07:38 PM

All Housing Market Trend Reports Are Not Equal!
The Jersey Shore means many places to many people.  It could be a family vacation home on Long Beach Island or a bungalow in Ocean Gate. Ask anyone who lives here, they won’t tell you I’m from north or south Jersey.  They’ll tell you they live ‘down the shore’. This presents a problem when examining housing market trends in New Jersey.  Ocean County (my part of the Jersey Shore) is poorly represented in the data. The National Association of Realtors (NAR®) uses local market trend reports, but how accurate are they? Well consider NAR® reports only … (13 comments)

ocean county: Widget Crazy? The US Census Bureau's Got You Covered! - 03/31/10 01:31 AM
In case you've been hiding under a rock since December, or trekking in Australia's outback, you're aware the 2010 Census is underway.  Participation determines, among other things, the number of congressional districts in each state and the federal government's financial commitment to each state.

In an effort to get the word out and encourage participation, the US Census Bureau has embraced the World Wide Web.  It's created a user friendly home page. And for those of us that have never met a widget we didn't like, a real time tracking device monitoring national, state and local participation!  While larger communities … (7 comments)

ocean county: Small Steps to Protect the Jersey Shore Environment! - 04/17/09 01:11 AM
It's spring at the Jersey Shore, the rains have stopped (at least for a few days); yard work, gardening and outdoor activities have taken the place of TV, books and games.
For many this means a return to the outdoors, oftentimes with pets in tow!
While most Jersey Shore residents and visitors are careful to dispose of empty water bottles, sandwich wrappers, cigarette butts and other trash in designated containers, many are not aware that pet waste is one of the culprits in non point source pollution of our wetlands, bays and ocean.

ocean county: Market Report for Manahawkin (Stafford Twp), NJ - October 2008 - 11/11/08 12:11 AM

October, 2008 Manahawkin (Stafford Twp) Market Report

New listings in Manahawkin dropped slightly in October when compared to September, with 86 new single family residential units coming on the market. Compared to October, 2007 sales are down slightly (2 units) as well.

The important thing to note is the list price and sales price. In 2007, homes sold much closer to list price than they did this past October.

So if you’re planning to sell, and want to sell quickly, use recent comparables (homes like yours and in your neighborhood). If you’re a buyer, comparables will … (0 comments)

New listings in Little Egg Harbor total 56 last month and that’s also a good sign. In October 2007, there were 69 new listings. With inventory steadily decreasing, it seems like the market is beginning to stabilize.
