The numbers are in! Here are the recent stats for April 2021.
 
Average sales price in April 2021 was $596,728 for previously owned homes. 379 homes sold which is up 14.8% from last year at this time.Days on market is 53 which is down 32.1% compared to April 2020.Sellers are receiving an average of 101.8% to list price578 previously owned homes were listed in April which is down 31.1% from last April. April experienced .8 months of inventory which is down 66.7% in one year.

Average sales price in March 2021 was $604,733 for previously owned homes.  346 homes sold which is up 5.5% from last year at this time. Days on market is 59 which is down 21.3% compared to March 2020. Sellers are receiving an average of 102.2% to list price 559 previously owned homes were listed in March which is down 2.2% from last March. March experienced .7 months of inventory wich is down 68.2% in one year. Spring is where we start seeing more properties hit the market. The real estate market has shifted once again! We are now considered a “Balanced Market”. 

According to the MLS stats, we have seen a decline in home sales starting in August. Why? Since the homes values increased,  it has weeded out investors looking to “flip” homes or get homes at a huge discount. The number of short sales or lender owned properties have been declining month by month over the last year. The market is now full of traditional sellers.
