home: Underwater Mortgages Recede as Fresno County Home Values Rise - 07/08/13 03:29 PM
Read the recent article from the Fresno Bee HERE
Simply put – inventory is TIGHT
How tight you ask?
Take a look at todays 24 HOUR MARKET WATCH

We have 45 new listings and in the last 24 hours 64 homes have gone into contract.  The market is highly in favor of Sellers… that is, the ones who are ABLE to sell.  Still a lot of folks underwater.
I recently helped an investor purchase 3 homes: Two traditional sales and one short sale.  On both traditional sales there were MULTIPLE OFFERS and my Buyer had to pay over the ask … (1 comments)

home: Good News For Fresno Homeowners - 01/17/13 03:20 AM

The latest stats from the California Association of Realtors show prices of Fresno homes in December rose 6.3% in month-over-month sales  (meaning December sales prices were 6.3% higher on average than November sales prices) and a whopping 15.3% year-over-year.

You can read the report online here;  December home sales and price report.

BTW - for anyone who happens to read my blog --today I found out my blog was hacked and the hacker put in a bunch of advertisements.  I cleaned it up.  Hopefully doesn't happen again.

home: Fresno CA Real Estate Market Statistics - 06/25/12 01:21 PM
Years ago I would comment on how lop-sided the market was to the sell side.  For example in THIS POST from Aug. of 2007 the stats showed that sellers were over buyers by over 3 to 1.  Things have really changed.  Last week on one of our Fresno MLS 24 hour market watches we had one day that was REALLY balanced.
Take a LOOK:

Notice the New Listings = 47 and the Pendings (properties that went into contract) = 47 and the Solds (properties that closed escrow) = 46.
That’s a pretty well balanced market.
Here’s a look at today’s … (2 comments)

home: Homeowners Could Lose Their Mortgage Deduction - 06/09/10 04:54 AM
Ax May Fall on Tax Break For Mortgages SNIP:
"The popular tax break for mortgage interest, once considered untouchable, is falling under the scrutiny of policymakers and economic experts seeking ways to close huge deficits."
Should homeowners and investors lose the tax deduction they now enjoy they would have to recalculate the value of ownership. I dont think it would bode well for property prices and it would certainly reduce the amount of disposable household income putting downward pressure on consumer spending during already frugal times.

home: Fresno Ca --- 24 Hour Market Update - 04/30/09 07:25 AM

NOT! I cant post this pic and not comment...lol.

...or more importantly --- what was this agent thinking?  I can take better pics with my cell phone.  If I’m going to buy the house with filthy misquito pond I want to know how its situated in the back yard.  Show me its orientation; NOT THE POND SCUM AND TRASH.  Is it right out side the back door, like so many pools in Fresno.  If I open the back door and step 3 feet out am I going to fall into this?  Looking at it in terms of investment I … (0 comments)

home: Blogstipated.... - 04/14/09 06:13 PM

....I'm gonna keep on blogging, at least for now.  I did have ONE client last year as a direct result of my blog which culminated in a sale.  But REALLY, when I think
about it, its ODD: so many of my clients are not computer literate.  Some don’t even HAVE computers!  Some don’t even speak English!!!
I think I need to concentrate my blogging on Fresno Home Sales because I continue to get calls from people who see my photos and want to know - FOR EXAMPLE - where the monastery in this photo is located.

It appears Regenald (my wife's name for the male) has acquired a new mate. Lucy (former mate) was killed by a car last year. BUT, it looks like he's back this year with a 'nuther Lucy. I just took this earlier this morning.
When my wife first saw them last year she was complaining about what a mess they make -- now she's talking about putting out bread for them...lol.

home: Check List for Purchasing an Older Mobil Home in California - 11/08/08 05:49 PM
Awhile back I submitted an offer for clients on a Mobile Home that our MLS states to be a 1979 on a permanent foundation.
The date of manufacture and the foundation are critical to what kind of financing you can obtain.  I'm not an expert on Mobile Home sales but I do know that to get the best financing the home must be on a permanent foundation: meaning in a California, a seismic foundation system.  Also, you want  the mobile home to be newer than 1978.
This particular home seemed to meet the requirements.  In fact, it was REALLY NICE -- … (0 comments)
