This is a follow up to my last blog.  There  is an article in the Wall Street Journal today title The Green House of the Future in which four architects provide illustrations of what Green Homes of the future might look like.  The article concludes with all four architects in agreement on one thing (when you see the pictures you will agree it certainly was NOT design..lol) and that is Americans need to learn to live in smaller spaces if we are going to make an impact on the environment.

Cha Ching!!!  Finally manage to have a closing on a “short sale”.  In case you dont know what a “short sale” is, its when the lender is willing to accept an amount less than the full price owed on the mortgage.   A couple of years ago in Fresno the close rate on short sales was VERY low.  Overtime this has changed and now the lenders seemed to be more agreeable to accepting a short sale.  It makes goood sense to me.  Foreclosures are very costly and from my experience the offers that are made when a property is in … (5 comments)

Spring time in Fresno is fabulous.  Its time to do the Blossom Trail again!
I captured this on a trip up into the foothills earlier this week

Actually been busy recently with escrows!
Harder to blog when your busy - I dont know how some of these folks do it???

GETS THEIR INTEREST RATE MODIFIED TO 4% FOR THE NEXT 5 YEARS.

I noticed a home today owned by real estate broker (with an out of town address)  has just had another price reduction.  
a few other details I observed:
 
The home has been on the market for 748 days The owner/broker is currently the listing agent and has been trying to sell it himself for over a year. ...as the Great Depression of the 21st Century Begins...
...Stock is now trading at $9.15 after dipping under $9.00.  Thus Wells Fargo joins GE as a penny stock.
I might add that I used to bank with Wells Fargo but when I tried to get a loan for a used car ( a piddly $4000.00) they turned me down.  I went to B of A and they gave me money for 3 cars.  I switched to B of A. 

UPDATE: WFC is now $11.14 -- Did I call the bottom? Is Lazarus a Contrary Indicator? ( I dont think so … (9 comments)

...Pretty much sums up the real estate game for the majority of those I know in this industry.  Sure, there are some that are not sitting in the "shadow of death" --- like those handling REOs on the listing side, to whom the banks have given dozens, or in some cases HUNDREDS of listings. We had one agent here in town who had over 700 REOs listed at one time (Obama, where are you --- let's spread the wealth around).
Most Realtors© are experiencing TOO MUCH MONTH AT THE END OF THE MONEY and are working harder than ever for less.

Accordingto this Reuters News Article the recession begain in December of 2007. This would make my declaration of the Official Beginning of the Recession about a month off.

Can somebody please help me understand what's going on?  I am experiencing sever cognitive dissonance.People getting trampled to death in shopping malls and retail reports indicating sales are UP this year, while hundreds of thousands of people are losing their homes and the financial markets are the worse they've been since the great depression.
it reminds me of Randy Pausch when he described the cognitive dissonance he was experiencing.
