Awhile back I submitted an offer for clients on a Mobile Home that our MLS states to be a 1979 on a permanent foundation.
The date of manufacture and the foundation are critical to what kind of financing you can obtain.  I'm not an expert on Mobile Home sales but I do know that to get the best financing the home must be on a permanent foundation: meaning in a California, a seismic foundation system.  Also, you want  the mobile home to be newer than 1978.

hud: HUD Loan Limits for Fresno California Real Estate - 03/06/08 04:52 AM
This just in … actually I received it via an email from Jennifer Arnbrister, an Account Executive at Reunion Mortgage. HUD has revised their lending limits for the entire country and according to Jennifer the Central Valley rates are in today while the rest of the country has to wait until tomorrow.
Here are the rates for Fresno and several other Central California counties:
Fresno 381,250 417,000 Kern 368,750 417,000 Kings 325,000 417,000 Madera 425,000 425,000 Merced 472,500 472,500 San Joaquin 488,750 488,750 Stanislaus 423,750 423,750 Tulare 325,000 417,000

hud: News Flash - Downpayment Assistance Programs To Be Discontinued by HUD - 10/22/07 09:00 AM
Downpayment Assistance Programs (DAPs) which are funded with seller contributions to the buyer will be discontinued by HUD.
Translation: Less chance of buyers qualifying for loans 
I dont see it as good news for buyers or lenders.  Is anyone doing these kind of loans and will it have an effect on YOUR business?
