mls: Good News For Fresno Homeowners - 01/17/13 03:20 AM

The latest stats from the California Association of Realtors show prices of Fresno homes in December rose 6.3% in month-over-month sales  (meaning December sales prices were 6.3% higher on average than November sales prices) and a whopping 15.3% year-over-year.

You can read the report online here;  December home sales and price report.

BTW - for anyone who happens to read my blog --today I found out my blog was hacked and the hacker put in a bunch of advertisements.  I cleaned it up.  Hopefully doesn't happen again.

mls: Economic recovery: Fresno area ranks 99th out of 100 metros - Business - fresnobee.com - 06/28/12 01:00 PM
IT SUCKS TO HEAR IT BUT THIS IS WHAT THEY SAY :  Fresno continues to lag behind most of the nation in its pace of economic recovery, ranking 99th out of the 100 largest metropolitan areas in a Washington think tank’s latest analysis Wednesday.

I’m sure some people may think: “why does he post negative news about Fresno if he wants to sell people property there?”
Good question.

mls: Fresno CA Real Estate Market Statistics - 06/25/12 01:21 PM
Years ago I would comment on how lop-sided the market was to the sell side.  For example in THIS POST from Aug. of 2007 the stats showed that sellers were over buyers by over 3 to 1.  Things have really changed.  Last week on one of our Fresno MLS 24 hour market watches we had one day that was REALLY balanced.
Take a LOOK:

Notice the New Listings = 47 and the Pendings (properties that went into contract) = 47 and the Solds (properties that closed escrow) = 46.
That’s a pretty well balanced market.
Here’s a look at today’s … (2 comments)

mls: Fresno housing market has foreclosures, but remains tight – USATODAY.com - 12/15/09 10:58 AM
The housing market in Fresno is still fraught with foreclosures, posting the nation’s 15th-highest rate in the third quarter, according to RealtyTrac.com.
That means the market there is saturated with available homes, right? Not quite.

mls: Fresno Ca --- 24 Hour Market Update - 04/30/09 07:25 AM
Stats show home sales picking up.  In the last 24 hours we have 56 New Listings and 19 Back on the Market.
Thats 75 properties on the SELL SIDE
During that same 24 hour period we are showing 24 Contingents and 71 Pendings.
Thats 95 properties on the BUY SIDE.
That's a great balance of inventory because its CERTAIN that many of those Pending / Contingent sales will not close for one reason or another.
Speaking of CLOSINGS -- we had 39 CLOSED transactions.
So buyers are out there.  Weather is nice.  School is just about out.  PEAK BUYING SEASON.

mls: What If The Contractor You Hired Is No Longer In Business? - 04/29/09 05:10 PM
Fresno California
When your purchasing a home there is a good chance that either your agent or the agent may hire a contractor to do work on the home prior to closing.   Contractors in California (and probably most other states) don't need to be well capitalized  in order to start up a business to begin with.  They are only required to have to have $2500.00 in liquid assets, so its no surprise that so many of them go under, especially in this market.
So what do you if the contractor that was hired to do work on the home is no … (1 comments)

mls: Fresno Ca Real Estate Market Bleet - 04/28/09 05:16 PM
Was busy doing showings this afternoon in an area where sales have been brisk.  The volume of REOs in this particular neighborhood has been so high that I noticed prices drop 10% in a matter of about 2 or 3 months.  I noticed a lot of homes with non-mls lock boxes --- meaning that the homes are being foreclosed on and will be coming to market soon.
Looks like another wave of homes is set to hit the market soon.  I spoke with my insurance agent today who told me there were 6 pages of NODs  (Notice of Default) in the … (0 comments)

mls: Blogstipated.... - 04/14/09 06:13 PM

....I'm gonna keep on blogging, at least for now.  I did have ONE client last year as a direct result of my blog which culminated in a sale.  But REALLY, when I think

about it, its ODD: so many of my clients are not computer literate.  Some don’t even HAVE computers!  Some don’t even speak English!!!

I think I need to concentrate my blogging on Fresno Home Sales because I continue to get calls from people who see my photos and want to know - FOR EXAMPLE - where the monastery in this photo is located.

mls: CLOSED.... My First Short Sale - 04/09/09 03:42 PM

Cha Ching!!!  Finally manage to have a closing on a “short sale”.  In case you dont know what a “short sale” is, its when the lender is willing to accept an amount less than the full price owed on the mortgage.   A couple of years ago in Fresno the close rate on short sales was VERY low.  Overtime this has changed and now the lenders seemed to be more agreeable to accepting a short sale.  It makes goood sense to me.  Foreclosures are very costly and from my experience the offers that are made when a property is in … (5 comments)

...as the Great Depression of the 21st Century Begins...
...Stock is now trading at $9.15 after dipping under $9.00.  Thus Wells Fargo joins GE as a penny stock.
I might add that I used to bank with Wells Fargo but when I tried to get a loan for a used car ( a piddly $4000.00) they turned me down.  I went to B of A and they gave me money for 3 cars.  I switched to B of A.

mls: Shopping For OIL CHANGE -- signs of the (recessionary) times - 02/06/09 06:22 AM
Recession Forces Fresno REAL ESTATE Broker to Shop For Oil Change Normally I would just drop off my vehicle at Michael Toyota and being a “preferred customer” they would change my oil for $29.95 plus tax ( — every oil change is quoted PLUS TAX).  But when I called Michael Toyota I found out that I was no longer a preferred customer.  It has nothing to do with the fact that we drove across town to Bingham  last last year to lease my wife’s car.  No, apparently there was an expiration date on my Preferred Customer Card and my preferred customer … (0 comments)

mls: Roasted Vegetable Medley - A Vegetarian Delight - 12/11/08 03:12 PM
Here's a great recipe for vegetarians. Lazarus is NOT a vegetarian! However, Lazarus IS an Orthodox Christian, and it is the practice of the Orthodox Church to fast from from eating meat on most Wednesdays and Fridays (and all during Lent and many other feast days).
I was introduced to this dish at *St. George's Greek Orthodox Church (in Fresno --- one Wednesday evening after a pre-sanctified Liturgy).
Its very simple but does take a fair amount of time to prepare.
Cooking time is also quite long. I made this dish the other night and didnt start until ~2:30 and got … (9 comments)

mls: Fresno California Real Estate - Market Update - 12/11/08 09:30 AM
As I have I have reported in previous blogs the Fresno California Real Estate Market has hit a bottom and at has, at least for the time being, turned UP.
The banks have been more aggressive in their pricing of foreclosed homes and sometimes have the homes priced so reasonably that MULTIPLE OFFERS are made.
Investors who were sellers at the top of the market are now back scooping up homes at bargain prices.
The chart below shows the year over year improvement in sales from Sept of 2007 through Sept of 2008.

mls: Fresno California -- 24 HOUR -- Market Snapshot - 11/13/08 05:00 PM
These brief snapshots really help you get a feel for what is going on in the market. what you are seeing are the numbers for the last 24 hours on the Fresno MLS.
As you can see from the numbers in the graph below the ratio of price increases to price reductions tells the story as to where prices are going. We had 124 price reductions compared to 10 price increases. This is an imbalanced market and tells us that prices are continuing to be adjusted DOWNWARD.
We had 85 new listings and 44 back on the market for a total … (0 comments)

mls: Facing Foreclosure? Dont Know What to Do? - 11/11/08 09:12 AM
First of all, you're not alone. Hundreds of thousands of households all across America are facing foreclosure.

First: BEWARE  OF  FORECLOSURE SCAMS.
I had a homeowner call me recently that asked for help in retrieving the money she gave to a company to save her home from foreclosure.  The company that took her money did absolutely NOTHING.  Realtors© are NOT ATTORNEYS and cant help you after you have been scammed.  Report the scammer to the police and have the local District Attorney help you.
Second: Know that there is help available through legitimate non-profit orginizations.  I suggest Neighborhood Works, " … (1 comments)
