BUT, it looks like he's back this year with a 'nuther Lucy. I just took this earlier this morning. When my wife first saw them last year she was complaining about what a mess they make -- now she's talking about putting out bread for them...lol.

STRAIGHT SCOOP ON LOCAL POOP sm I noticed a home today owned by real estate broker (with an out of town address) has just had another price reduction. a few other details I observed:
The home has been on the market for 748 days The owner/broker is currently the listing agent and has been trying to sell it himself for over a year. ...as the Great Depression of the 21st Century Begins... ...Stock is now trading at $9.15 after dipping under $9.00. Thus Wells Fargo joins GE as a penny stock. I might add that I used to bank with Wells Fargo but when I tried to get a loan for a used car ( a piddly $4000.00) they turned me down. I went to B of A and they gave me money for 3 cars. I switched to B of A.

Recession Forces Fresno REAL ESTATE Broker to Shop For Oil Change Normally I would just drop off my vehicle at Michael Toyota and being a “preferred customer” they would change my oil for $29.95 plus tax ( — every oil change is quoted PLUS TAX). But when I called Michael Toyota I found out that I was no longer a preferred customer. It has nothing to do with the fact that we drove across town to Bingham last last year to lease my wife’s car. As I have I have reported in previous blogs the Fresno California Real Estate Market has hit a bottom and at has, at least for the time being, turned UP. The banks have been more aggressive in their pricing of foreclosed homes and sometimes have the homes priced so reasonably that MULTIPLE OFFERS are made. Investors who were sellers at the top of the market are now back scooping up homes at bargain prices. The chart below shows the year over year improvement in sales from Sept of 2007 through Sept of 2008.

Can somebody please help me understand what's going on? I am experiencing sever cognitive dissonance.People getting trampled to death in shopping malls and retail reports indicating sales are UP this year, while hundreds of thousands of people are losing their homes and the financial markets are the worse they've been since the great depression. it reminds me of Randy Pausch when he described the cognitive dissonance he was experiencing.

As you can see from the numbers in the graph below the ratio of price increases to price reductions tells the story as to where prices are going. We had 124 price reductions compared to 10 price increases. This is an imbalanced market and tells us that prices are continuing to be adjusted DOWNWARD. Interesting article in the Fresno Bee today discussing the uptick real estate sales. According to the article the same investors who sold property 2003 - 2005 and went to the sidelines are now coming back in. Fresno Association of Realtors reports preliminary figures of 612 units sold in October Over half of October sales (56%) were foreclosures. ...The police helicoptor flying overhead in circles above my FJ cruiser was issuing a command through a bullhorn as my oldest son and I were talking to each other yesterday in the late afternoon. We didnt have a clue as to what was going on but we KNEW we were the only ones in a yellow SUV in that area. We both got out with our hands raised and were given further commands to walk up the hill to officers who were coming down to meet us. Here are the 24 hour market stats for the Fresno California Real Estate Market: Its fairly a apparent from the stats (as in Price Reductions) that prices continue to decline but you have to understand that many of the listings with price reductions were WAY over priced to begin with and either the banks or the owners are just figuring it out.

A good friend of mine just purchased a cabin in Huntington Lake (photo left). NO, I did not participate in the transaction; he bought the property for-sale-by-owner directily from the owner. From what I know of the transaction though, it appears he got a screaming good deal. This weekend a group of us when up to help him do a little work on it.
