area real estate: Let's face it. - 02/14/12 04:48 AM
Your reputation is very valuable, don’t let it suffer, and don’t ignore it. Protecting and branding your reputation is critical to you.

Standing out in your area as the “local realtor” is just as important as the service you provide.
If you are not creating a name for yourself; you’re not growing properly.
What does it take to grow?
Public Relations* Branding* Trust*
Let’s face it; there are plenty of Realtors today and that is why you must stand out in the crowd. McDonalds understands how important branding yourself is, they know there are plenty of burger joints.
It’s … (2 comments)

area real estate: Who are you? - 02/01/12 10:42 AM

If you are not willing or don’t provide superior individual service to your clients, someone else will. Connecting with your clients provides great comfort, and helps brand your name.

Connecting with clients is instrumental in keeping them; it is so important your clients like you. Clients remain loyal and will refer other because it’s so important clients answer the question, ‘they like their Realtor. Charisma along with professional service provides clients a certain comfort; this is a way of branding your name. Don’t be hesitant be assertive, be nice and helpful, try new things which gets you directly in-front … (0 comments)

area real estate: From the old school guy - 08/12/11 08:15 AM
From the old school guy

You may want to know this before you become a realtor!

Handed to me to me a long time ago by Victor Corvalan, a great friend/person.

Moments in my life like the time of Victor handed me this list, wishing me good luck. He was able to discuss a life time of real estate in about one hour and a half. Victors face was so serious when he explained how important it is to do the things on the list, he said Jon, this list is for you and will make your life … (3 comments)

area real estate: My clients are very happy making a little over $30,000 a month! - 08/11/11 11:39 AM
My clients are very happy making a little over $30,000 a month
It makes sense!

Just closed on a great property
Long Beach California, in a very prominent area, my clients just closed on a great investment.
The property is 15 units with a current yearly income stream of hundred and $162,160. My clients purchase the building for $1,380,000; they put down 345,000 with a first trust deed at 1,035,000. My clients were able able to secure a 30 year fixed loan for the amount of 1,035,000 at the rate of 5.8%, which amounts to $84,000 a year. The apartment … (0 comments)

area real estate: Unbelievable! - 08/10/11 05:59 AM
It's the right thing!

Unbelievable! Quote rates really tanking. Is it possible for rates to fall below 4%.
Whether rates go below 4% year fixed is anyone's guess, trend seem to show that it may.
In my opinion the feds are doing the right thing and they need to keep interest rates low, this is one way I see home ownership evolving again.
Another big factor is in ensuring real estate website responsibility, today there's one big real estate website that is able to publish information that’s reckless; it hurts the real estate market. I hope one day all real … (2 comments)

area real estate: The median 30 year quote still trending down! - 08/08/11 09:45 AM
The median 30yr quote still trending down!

Today was a big day, as bad as it was it was, it could've been worse, there was only a tiny bit of panic and a little bit of the downward spiral, but overall the news of the weekend implied uncertainty. It looks like the markets definitely overreacted to the news, the median 30 year quote still shows it's trending down.
What a time to be able to secure a loan right now, it's such an amazing rate.

area real estate: No commission or deal is worth my reputation! - 07/29/11 06:34 AM
No commission or deals is worth my reputation!

Today when asked what makes a Realtor better than others, I answer with one simple word integrity.
Integrity is so important in life, the person that understands this philosophy receives many compliments. Integrity is always taking the high road, being honest, doing the right thing and not be afraid to walk a mile when thinking it was going to be a few feet, or cross the street that's difficult in order to finish the goal.
So answering a question I was asked recently ”is there a big enough deal or commission, worth … (8 comments)

area real estate: Otis said it best! - 07/27/11 05:28 PM
Try a little tenderness!

Can you imagine interest rates jumping to 10% just because our Congress has its own agenda! I remember back in the mid-and late 80s interest rates were at an all-time high somewhere in the mid-teens. I remember it because I was able to take advantage of people who suffer by these rates and the effects of it. I started investing in apartment buildings at the end of 1990, a person ended up losing it to the bank based on interest rates and low rents.
I think it's time our Congress put aside their political agendas and … (2 comments)

area real estate: Great thing about the Internet is - 07/26/11 05:18 AM
Expanding on ideas/blogs, “the box”?

There is a very popular blog
http://activerain.com/blogsview/2070035/this-is-not-my-content-but-i-am-going-to-post-it-anyway-
I like this blog, it's very interesting to me.
As some may know blogging is very new to me, I like blogging and want to be helpful in doing so.
First I don't feel its right to copy, paste, plagiarize, it’s should be considered wrong. I get it; that's a problem, taking credit for someone else's work is wrong.
Where I get confuse, the blogger clearly states “when you check a box saying this is not my material but I have permission to use it”, the blogger also … (13 comments)

area real estate: Buyers please! - 07/22/11 01:45 PM
The less conditions the more attractive your offer is!

Today I would like to offer a friendly tip. Educate your seller as much as possible about the all the different types of offers that may come in. Many times I have offers come, I'm really not that excited about, but I still present them. The good news is, my sellers already understand why I'm not happy. The reason why I am not that excited about certain offers, most/some buyers don't apply for the proper finance until they find the property they want, just depending on which part of the country … (0 comments)

My first blog using a new toy!

Last night I decided procrastination time is over, it’s time I try-out this cool new software for my computer; it's supposed to help me navigate around my computer faster/better! So far the software seems to be living up to its claims.
The name of the software is Dragon, its voice activated recognition software capable of recognizing your voice in your dialect. Dragon is supposed to take the mouse and keypad out of your hand, making your computer's experience a lot better. So far I am really impressed; the set up time and tutorial has been … (7 comments)

Yosemite Waterfalls Vernal Falls

Vernal Falls a place of beauty turns dark, as family and witness watch. I hope sharing this will impact any reader who are “not able” to take advantage of the moment daily. People who are able to appreciate every day  as it happens and whatever it brings, are luck and see the true gift of life! (IMO)

As reported:
Just before the hikers fell in, Jake Bibee, 28, said he saw a man in his 40s leaning out over the waterfall, holding his 6-year-old daughter.

area real estate: When friends go wrong! - 07/18/11 06:04 AM

A recent situation happened between two friends. Friend “A” needed a place to stay for the night due to domestic violence from her boyfriend, so being a great friend, friend “B” let her stay the night, which turned into a few days. After some stuff went missing friend B told friend A it was time to go. Friend A replied “you have to evict me to get me out”!    This problem is very complex and has many different ways to handle this situation.
The most hard core action, make a claim she’s a squatter. Remove her personal items, do … (3 comments)

area real estate: Who's on your computer? - 07/18/11 03:35 AM

Shadowy cybercrime syndicates are high jacking desktop and lap top PCs. It’s been reported there are hundreds of millions of computers being taken over by these cybercrime organizations. Most likely if you have fallen victim, you are unaware of it and pressed into the internet world of round the clock spam and information grabbing.
Is your computer is acting up? It may be some corrupted files or too many picture/videos, or you’ve fallen prey to hackers. Unfortunately it seems hackers are getting over on law enforcement and us, but better relations between law enforcement and the professional security community … (7 comments)

area real estate: The 80/20 Rule VS. Golden Rule - 07/17/11 02:23 PM

What’s a great starting point? Sometimes a debate is the perfect way to learn. I always love having lunch with a certain friend that loves playing tennis and has been a Long Beach CA Realtor since the mid-60s. Our conversation started towards using the internet for leads vs. leads sourcing the old fashion way.
The only point (80 % of the buyers are using the internet & I want to be where the buyers loom) which lead to the silence of  hearing a fork drop, his long ponder and distinguished busted grin; was conceded.
We both agree technology … (4 comments)

area real estate: Will the sky line change in Long Beach? - 07/16/11 06:03 AM

Long Beach CA & the Queen Mary
Aug 1936 The Queen Mary wins the Blue Ribbon for the fastest North Atlantic crossings from the French Line’s Normandie. On her final voyage she leaves Southhampton and in 1967 quietly becomes a sky line for LB. Long Beach bought her for 3.5 million dollars. The Queen gets her “4 year” nearly 100 million dollar renovation, (As reported in the long beach post) and opens as a tourist attraction.
The “Queen” blending into the “sky line” and beaches “not producing” waves is “Long Beach”. A July 4th tradition, boating over and dropping anchor … (0 comments)

area real estate: This is a great concept! - 07/15/11 12:55 PM

Maybe some bad news for all people living off, “doom/gloom “
This is such a creative idea; http://www.azcentral.com/community/scottsdale/articles/2011/05/16/20110516housing-angels-helping-people-keep-their-homes.html
I really hope this concept catches on.
The concept is so simple it’s brilliant, (buy the persons home from the bank foreclosing at the discounted price than resale it back to the owner with fair financing that should be maintainable for the owners who almost lost their life dreams, their home!

area real estate: You never know when you may need assistance! - 07/14/11 08:07 AM
A great life story!

I want to blog a lifesaving event that happened in Seal Beach CA recently!
A mother runs up to lifeguard Derek Wiebe-Bailey, Derek happened to be working his tower doing normal activities at the time of a mother’s biggest nightmare. In a life changing moment a mom is running franticly to Derek explaining her 1 year old baby is chocking, not breathing due to the babies airwaves obstructed, the baby swallowed an object. Derek in an instant was able to perform a lifesaving maneuver (back blows) and in seconds had the baby breathing.
See life does … (3 comments)

area real estate: Bad information is not good for the seller/home, don't be at risk. - 07/13/11 10:55 PM

I want to blog about Real Estate Home values.

When pondering the option of selling or refinancing your home, it’s so important getting your home priced correctly. I just happened to be strolling in my neighborhood when a sign “For Sale By Owner” was just entering a really nice looking lawn.  As most neighbors should I stopped to talk. I was able to ask how he determined his home value. Unfortunately his answer was sad but not shocking. Today so many people use the internet for Real Estate & so many are trusting the information is correct.
This nice … (2 comments)
