Connecting with clients is instrumental in keeping them; it is so important your clients like you.  The property is 15 units with a current yearly income stream of hundred and $162,160. My clients purchase the building for $1,380,000; they put down 345,000 with a first trust deed at 1,035,000. Unbelievable! Quote rates really tanking. Is it possible for rates to fall below 4%.
Whether rates go below 4% year fixed is anyone's guess, trend seem to show that it may.
In my opinion the feds are doing the right thing and they need to keep interest rates low, this is one way I see home ownership evolving again.

The median 30yr quote still trending down!

Today was a big day, as bad as it was it was, it could've been worse, there was only a tiny bit of panic and a little bit of the downward spiral, but overall the news of the weekend implied uncertainty. It looks like the markets definitely overreacted to the news, the median 30 year quote still shows it's trending down.
What a time to be able to secure a loan right now, it's such an amazing rate.

Can you imagine interest rates jumping to 10% just because our Congress has its own agenda! I remember back in the mid-and late 80s interest rates were at an all-time high somewhere in the mid-teens. I remember it because I was able to take advantage of people who suffer by these rates and the effects of it. I started investing in apartment buildings at the end of 1990, a person ended up losing it to the bank based on interest rates and low rents.

Today I would like to offer a friendly tip. Educate your seller as much as possible about the all the different types of offers that may come in. Many times I have offers come, I'm really not that excited about, but I still present them. The good news is, my sellers already understand why I'm not happy.  Last night I decided procrastination time is over, it’s time I try-out this cool new software for my computer; it's supposed to help me navigate around my computer faster/better! So far the software seems to be living up to its claims.
The name of the software is Dragon, its voice activated recognition software capable of recognizing your voice in your dialect. A recent situation happened between two friends. Friend “A” needed a place to stay for the night due to domestic violence from her boyfriend, so being a great friend, friend “B” let her stay the night, which turned into a few days. After some stuff went missing friend B told friend A it was time to go. Friend A replied “you have to evict me to get me out”!    This problem is very complex and has many different ways to handle this situation.

Shadowy cybercrime syndicates are high jacking desktop and lap top PCs. It’s been reported there are hundreds of millions of computers being taken over by these cybercrime organizations. Most likely if you have fallen victim, you are unaware of it and pressed into the internet world of round the clock spam and information grabbing.

What’s a great starting point? Sometimes a debate is the perfect way to learn. I always love having lunch with a certain friend that loves playing tennis and has been a Long Beach CA Realtor since the mid-60s. Aug 1936 The Queen Mary wins the Blue Ribbon for the fastest North Atlantic crossings from the French Line’s Normandie. A great life story!

I want to blog a lifesaving event that happened in Seal Beach CA recently!
A mother runs up to lifeguard Derek Wiebe-Bailey, Derek happened to be working his tower doing normal activities at the time of a mother’s biggest nightmare. In a life changing moment a mom is running franticly to Derek explaining her 1 year old baby is chocking, not breathing due to the babies airwaves obstructed, the baby swallowed an object. Derek in an instant was able to perform a lifesaving maneuver (back blows) and in seconds had the baby breathing.

When pondering the option of selling or refinancing your home, it’s so important getting your home priced correctly.
