What Are Points? Asked the Home-Buyer…
Recently a soon to be home-buyer asked me why his lender wanted to charge him a point on his home mortgage loan. Even though I am not a lender, this is my best explanation.
Whether it’s one point two points or more, a point represents 1 percent of the mortgage loan (For example: On a $500,000 mortgage loan, one point is worth $5,000). Lenders can sometimes charge “points” in order to recoup expenses of making a loan. There are also ways a borrower can reduce the loan interest rate by paying … (49 comments)

Potential Homebuyers Big Turn-Offs
If you are about to sell your home, the last thing you want to do is rub potential homebuyers the wrong way. Here are four turn-offs that a home-seller needs to avoid when selling their home.
Pricing a home too high is one of the biggest mistakes a home-seller can make. The last thing a home-seller wants to do is to exclude qualified potential homebuyers, but that’s exactly what ends-up happening when a home is overpriced. You can't get over on potential homebuyers, (those days are long gone) they know right away if … (27 comments)

Bridging Real Estate Internet Big Data Gaps…
While the real estate business continues to change, certain things will never change. As home-sellers and home-buyers become more sophisticated, REALTORS are the bridge to a value proposition for them. Even in this era of real estate big data and instant housing information on the Internet, the modern real estate consumer requires a canny REALTOR with boots on the ground to help them seal the deal.
With housing information flooding the Internet highway, there’s a lot of information to sift through, and it is up a local real estate experts … (13 comments)

buying homes: New Keys For Your New Home…. - 05/30/14 09:26 AM
New Keys For Your New Home….
Congratulations, you just closed escrow on your first home, and you’ve been handed a closing statement and keys to your new home.
The first thing a homeowner needs to do is change out the locks. You want to be sure no one else has keys to your home. Homeowners want to feel secure and safe against intruders in their new home. The first line of defense against all would-be trespassers is properly locked doors, and that defense goes out the window when others have the key to unlock it.

Steering the Next Generation of Real Estate
Since the growth of technology, the real estate market has changed. There’s no question about it; the real estate market has changed since the 80’s, and modern technology plus the stream of information has altered the face of real estate indefinitely. The way our parents use to shop for real estate is forever transformed, and the strategies they used back then are no longer useful in today’s real estate market.
With the help of technology everything happens quicker, and with the help of the Internet, the process of buying and selling … (34 comments)

buying homes: 9 out of10 doctors will always recommend it! - 08/18/11 08:44 AM
I will always tell the truth, I, my family, my friends, my clients deserve it!

If telling truth is wrong, I don't want to be right…
The truth sets you free…. I have heard this expression before, and I actually believe it.
To set a record straight that seems to be following me.
I am very happy to publish this fact, I won't lie and I will always tell the truth…. Unfortunately I also have a very strong will; it's very hard for me to look the other way when I believe equality is shattered.
I want to tell a … (0 comments)

buying homes: A mathematical problem equals advice for the president of the United States! - 08/10/11 12:58 PM

A mathematical problem equals advice for the president of the United States. I think there's only one clear action to take. Based on recent events our government has really been under the microscope. I think it's fair to say we truly have a bought Congress, there is no question in my mind about that fact. It's so evident, every two years there's big money paid for reelections. Now please don't get me wrong I am not saying it's the Republicans fault, I'm not saying it's the Democrats fault..., what I'm saying is we have a mathematical problem... the United States … (4 comments)

Why the market is perfect for parking your money in real estate!

Today we have very high unemployment we also have very strict lending rules, add to the fire that home values are down and people can't buy homes or  afraid to purchase, renting is the alternative. So it relates to high demand for places to rent.
So reviewing, we have a down market with very affordable properties for investors! & we have a lot of people needing to rent!
It's a brilliant way to create passive monthly income, take advantage of appreciation, & create a real asset; that's why the … (4 comments)

Watch the trend, it could be your friend!
A trend provides important information to help your timing, I think it's good to be on the right side time!
Why watching trends gives us valuable information:
Watching trends in a 90 day cycle, focusing on inventory growing or shrinking, prices in your market (are they stagnant, going up, going down), with other important factors gives realtors, home buyers, and home sellers important information. It usually takes 2 to 3 months for the public to catch on and catch up to the market trend?
 A good example:
Looking back at the year … (0 comments)

What is a most trouble-free process, utilizing effort to get new clients or having your past clients coming back? Make sure you are spending time and positive energy to generate new business. With past clients, make sure you are dedicating a professional target communication path, it makes a difference.
S.E.O. "Search Engine Optimization".
A very basic way to look at S.E.O, there are two basic functions, both are really important, “off page SEO” & “on page SEO”. When “link building” your business it’s important to understand both, off page SEO is a little … (0 comments)

buying homes: Challenge yourself. - 06/24/11 05:43 AM
Challenge yourself.

Our brain is magical; believe it or not our brain has hardwired physiological responses. Dopamine when released fuels the brain’s recognition making an effective prediction, behavior reaction, or choice.
Dopamine is a neurotransmitter that, when released in superior amounts, creates flows to other areas of the brain producing a powerful pleasure response. The reward from the releasing of dopamine prompts the brain to in-vision future opportunities to repeat the action.
How to make dopamine
The way to reward our brain with dopamine is using building skills and adaptive responses. If there is no challenge/risk to what you … (4 comments)

buying homes: Who Wins? - 06/03/11 12:43 PM
Who Wins ?
Who wins if all thoughts aren’t heard?
I always like to know where I stand; don’t you?
It is better to see all thoughts, it’s what information sharing is about, letting the reader break down the information. As long as rules are being followed, all points of views need to be heard. One person’s rant may be others calling? Who knows? is the point.
I like to use a web site like Active Rain, that’s transparent and won’t suppress information based on feelings!!!!!!!
The moment information gets deleted based on a personal … (3 comments)

buying homes: A Lost Value! - 06/01/11 09:09 AM

When was the last time you’ve seen a fight to the finish over honor?
Today, maybe what we do and how we do it, is not taken so seriously. When you hear the name Tiger Woods, or Arnold Schwarzenegger?  Were your first thoughts, their last worst thing? Or was it all of their great things!
A world would where people took, honor and one’s personal word, as if it really matters. The most important thing should be (what type of person you are) and (your honor/word) instead of possessions accumulated.
To answer: “when was the last known … (1 comments)

buying homes: Keeping Perspective - 03/14/11 07:57 AM
It is extremely difficult keeping perspective when life strikes you hard with a problem that seems impossible. A problem so great you feel it’s the end of you.
Events we experience superficially change our perspective where one moment your life was fine and the next moment a problem hits which changes your perspective into negativity, gloom, and doom.  Your outlook immediately shifts into a negative perspective. Whether you are feeling hit hard by a problem or you are feeling down or you want to prepare yourself for the inevitable big problem life serves everyone, this may help you keep your … (1 comments)
