homes in long beach california: Assuming detachable decorative item stay with the home! - 07/30/12 04:02 AM
Assuming detachable decorative items stay with the home!

A great question was asked recently, this real-estate question deals with the smaller details of the sale of a home, but never the less, they’re very important. Clarity will avoid unnecessary problems, and keep the seller and buyer happy.
The question was: I have a detachable wall-fountain; I don’t want it to be part of the sale. Is it ok for me to assume the fountain does not have to be listed on the listing?
I explained my position on this matter to the home seller. I think it’s important to … (2 comments)

Get to know your roof; it could save money & the life of it!

What’s over your family’s head equals security, monitor and maintain your roof, caring for your roof pays-off when it comes to your home and family.
Professional roofers I talk with believe it’s pays-off to have regular roof inspections, especially for those homeowners that live where the weather is extreme.
Most homeowners should use an established professional roofer in their area to do the roof inspection. For the do it yourselfers, inspecting the roof requires climbing on it, always use the proper safety gear & equipment … (13 comments)

homes in long beach california: It's More Than a Condominium! - 07/27/12 04:11 AM
It’s More Than a Condominium!

Before you buy a Condominium; know the association!

When it’s time to enter the real-estate market, & you’re considering purchasing a condominium, how do you know when a condominium is a good buy.
There are many important factors to consider. Purchasing a condominium is also like buying part of the building as well, whatever is associated to the building of the condominium is partly yours! To accommodate whatever the structure offers, the roof, walkways, parking, security, gardens, clubhouse, etc.  Rules, regulation, and money are necessary, and for that, a small group of owners … (2 comments)

Working with you and for you; I’m your local Realtor!

It’s time to list your home, get educated and be smart; interview local Realtors and find the one that’s going to work with you, as well as for you.
If you want to sell your home, picking the best Realtor and discussing fees will save you money and headaches!
Just like we want to choose the right doctor, we also need to choose the right real-estate agent. For consumers getting ready to list their home, they need to be aware; real-estate agent’s charges can be as high as seven percent, … (2 comments)

homes in long beach california: What's In Your Garage! - 07/26/12 06:55 AM
What’s In Your Garage!

What’s in your garage maybe dangerous, unhealthy, and avoided!

When’s the last time you’ve inspected your garage, if you’re like most home owners; it’s been awhile. Even when homes are sold, the homeowners leave the leftover paint behind; they feel it’s a nice move. The problem maybe the paint itself, paint has a certain shelf life, if the paint is past the shelf life; it’s useless and harmful.
Paint Shelf Life:
Most homeowners don’t pay attention to what’s in their garage, and many homeowners aren’t aware latex paint has a 10 year life expectancy … (9 comments)

What’s the aim of marketing; get consumers to call you, that’s a lead!

Market with determination and solid aim towards greatness; “consumers will call you”!
While every professional is trying to get consumers to contact them, Real-Estate agents are in a tough spot because it seems consumers are finicky when it comes to online conversation- that’s why it’s so important to say something to your consumers when marketing yourself.
Whether buyers expecting their dream home, or sellers wanting their home listed, don’t make a foolish rookie mistake and think it’s you they’re excited to talk with. You have … (0 comments)

It’s not cheap to move!

Recently I posted helpful tips to relieve stress moving into to your new home, it’s true moving can be very demanding and stressful, but it can also be very expensive, know how much you’ll need to pay for professional movers, you need to be prepared, and budget accordingly before you move, make sure you understand the cost associated with moving.
Approximately 20 million (give or take a million) American households box it up and move yearly. It’s been reported the average move cost the American house around $12,000 dollars. If you need the service of … (35 comments)

homes in long beach california: Don't Make a Big Mistake When it Comes to Real-Estate! - 07/23/12 09:09 AM
Don’t make a big mistake when it comes to real-estate!

If you think about it, buying a home is the single biggest investment made in a lifetime for most individuals; it’s worth hiring a great Realtor. Anyone that thinks Realtors are all the same, and for those that feel they don’t need a Realtor, "really makes a foolish statement". Take any large group and lump them, and you’ll see within the group there’s a percentage that’s great, and from there percentage the scale lowers to bad. I’m sure we’ve all heard the saying, “can’t judge the book by the cover”-the … (0 comments)

homes in long beach california: Buying a Home and Absorbing Risk! - 07/23/12 12:54 AM
Buying a Home and absorbing risk!

With everything in life, it's all about risk-verses-reward, the "sure deal now" -verses- "better deal later". Where I find most individuals get tangled-up and lose sight of the real-estate market is when they get overly focused on "best deal" and lose sight of "what's the need?" That's a simple-minded way of saying "have a plan, know what you need! Home buyers need to make moves based on needs and ability to absorb risk, and then home buyers won’t have to think about, for what-could-have-been".
What about those who want to buy a home today, … (0 comments)

homes in long beach california: The Housing Market at risk again? - 07/22/12 03:24 AM
A New York CNNMoney post recently had an interesting opinion about millions of older Americans at risk of foreclosure. The poster seems to be under the impression there’s going to be a new bubble because older Americans are at risk of losing their homes.

I personally don’t think this post is the case, I think home values will keep rising, I feel homeowners are going to be pleasantly surprised 5 years from now as the value of their homes will increase. I’m not too worried about any toxic loans existing, I’m sure there are plenty of ways to take care … (2 comments)

Make the most moving to your new home!

“Out with the old”: Make the most of moving to your new home.

Anyone that claims they like moving into to a new home and unpacking  is either not telling the truth, or they know what they’re doing. No one likes moving, anyone who’s ever packed-up or unpacked knows, moving is not a fun process and usually is a frustrating task. Make the most of moving by de-cluttering and reorganizing in your new home.

Kayak down the Los Angeles River, I’m born, raised and live in Long Beach, CA. I thought there must be some mistake; no one kayaks down the Los Angeles River unless it’s an accident! Anyone that drives by the Los Angeles River knows, the Beaches of Los Angeles, is a much better attraction, as well as knows, there are many dangerous items dwelling in the Los Angeles River, it’s not something usually recommended or allowed. Newspaper VS online:  Advertising your home for sale!

Real-estate consumers are using the internet way more than there’re using the newspaper when viewing homes for sale!

It’s been reported by the NAR in 2011: They profiled home buyers and sellers that did their searching and advertising, “80% of the home buyers used the internet verses 20% using print (newspaper)”!
Real-estate consumers are relying heavily on the internet these days, more so than print. Real-estate consumers like the internet better than print when they are searching for homes that are for sale. There’s no question real-estate consumers want the best … (3 comments)
