I have three houses in Big Canoe that carry the possibility of owner financing.  Why, do you wonder, would this be a positive when interest rates are dropping and money is ACTUALLY becoming available? I was showing a foreclosure over the weekend to a first time buyer and they loved the home!! Wanted to buy it right then and there!  What a sweet deal! No endless driving around and showing a ba-zillian other places so that they would be sure! They were sure and wanted to write the check! But wait...the other shoe just dropped! They had to get pre-qualified!  I know, I know...not even in the car without this little formality! But hey! I actually like winter time here in the North Georgia Mountains! All the folige is down, except those American Beeches that hang on for another month, so you can see for miles! Or you can see right next door....depending on where you're standing! Most people come to the mountains to get away from their neighbors, privacy amongst the natural beauty of the forest is still the number one draw for this locale. I am holding an Open House next week and would be thrilled if members of Activerain would attend. I have two planned. I am planning on holding an Open House in the gated community of Big Canoe on Aug 29th for agents and the 30th for the public. I was only going to showcase a brand new, just completed lake front home for the Agent's open house and then add 3 other homes to the mix for the public.  I picked this particular time because it is a holiday weekend and many weekenders will be in town for the last summer fling.  BUT! I have some great listings here in Big Canoe, gorgeous golf course homes with all the bells and whistles, but: How Do I Get the Word Out? I have tried e-flyers, emailings, print ads, caravan exposure, begging,pleading!!! And virtually no showings! The homes are priced right, or I'ld like to think! In great condition with updates and candy...but still no showings.  Needless to say, my Seller is exasperated and I am sure he will eventually hop to another agent...and as we say, 1st child, 2nd wife and 3rd agent!  It probably will sell! Spring time is pushing it's way up here in the mountains.  One day there are snow flurries the next it is 78 degrees! The wild azaleas are beginning to bloom, wild cherry and forsythia are well on their way and dogwoods are ready to pop! You would think that all this change would give us enough to do, such simple folks!! But no!  It is time for the festivals and fun!! And do we have the events here in the Georgia mountains! For those in Florida looking for a  cooler, mountain get away, Georgia certainly has to be considered! Yes, Virgina, Georgia DOES have mountains...elevations up to 4500+ ! The Appalachian  mountains start in Georgia , actually the Trail begins right outside of Dahlonega and goes all the way to Maine, through about every east coast state there is! From about 50 miles north of Atlanta up to North Carolina, Tennessee or South Carolina border is all mountains and quaint towns, great cabins and plush gated communities with every imaginable amenity know to developers!
