Living without the kitchen is hard as most will tell you.  But the good thing about HoldenBrothersCustomCabinets is this:  their goal is to only leave their customers without a kitchen for approximately two weeks.  Since they also do the granite/quartz or marble countertops through their sister company, FranklinStonedesign, they are better able to coordinate the process!

We are bringing down the wall.   Mitchell and Jamie with THE Construction did a great job of keeping the mess down during this construction job.  We are still living in this area - whether it was a good idea or not.  With four kids, we tried to keep the days without a kitchen down to a minimum.

 In a previous post, I started my story of supporting Habitat for Humanity through my kitchen remodel.
 
 
Step one:  Buy some used custom cabinets to support Habitat for Humanity.  Don't forget the Nautilus Set, too, just in case you didn't EVER want to put your car in the garage!! (See Nautilus set for middle-aged Realtor and husband!)
  
Step Two:  Meet with Season at Holden Brothers Custom Cabinets  to decide to take down a wall,  piece the used cabinets together like a puzzle and build a few more pieces for the complete kitchen.

Wikipedia is not a verified source for my kids at school.  Their teachers will not let them use it as a source in their research papers.  It is content created by the public (could there be something wrong with this formula?  I guess I won't go there.)  Wikimapia.org appears to be its cousin.  Local content by anyone who cares to add verbage.   It has aerial photos of major city areas.

I took my ABR course from Terry Watson (www.TerryWatson.com) at the Williamson County Association of Realtors (www.williamsoncountyrealtors.org).  I remember his funny stories of warning first time buyers:  "Don't even LOOK at a credit card application - no Ethan Allen, no Pottery Barn, no Home Depot!!!" Apparently, even open, zero-balance credit counts toward your amount of debt.
I hadn't worked with many first time buyers, but I remembered this.

When you write a contract with your Realtor, think about the amount of risk each party is taking on.  Have you ever heard of someone asking for everything AND the kitchen sink?  In fairly balanced market where sellers and buyers have not big advantage, you don't want to do that if you really want the house.

I ran into this again this weekend.  My client wanted to see a home that had a sale contingency.  When I asked about the kickout clause, she said there wasn't one.  I am really surprised by this. It isn't in the sellers best interest to put all their eggs in one basket.
When you are selling your home, you may be presented with an offer contingent on the sale of the buyer's current home.  You will want to consider these things:
(1) Do they have their home on the market already with a REALTOR(R)?
(2) Does your REALTOR think the home is priced at market price?

I've had a first experience in real estate.  I'm three years into the business, but my friend who has 10 years has never had a client do one either.  A lead-based paint test.
The engineer in me was fascinated.  The gentleman who did the tesitng has to, of course, have licenses and be approved for the work.  He has this science-fiction looking gun that he points at EVERYTHING in the house.  He said it was a $12,000 device that had to be re-calibrated often, etc.  Then he prints out every reading in the house.  He touched every different kind of surface in … (4 comments)

Most people I know like to keep up with the value of their home.  Even before my REALTOR-life, I went to open houses to keep up with the homes in the neighborhood. (makes you feel a bit like Mrs. Kravitz, but I digress) 
 
You'll be happy to know that an investment in a Brentwood home is still paying off.  Our median home price has risen 5.29% in one year, from Jan 2006 to Jan 2007.  There are currently more homes for sale, which technically means there's "more competition" when you sell you home.  However, my experience is that there are still … (0 comments)
