black hills: TOP TEN GROOMING TIPS TO SELL YOUR HOME - 03/28/13 03:17 PM
Top ten grooming tips to sell your home

Two Things You Must Do to Beat Your Competition in the Housing Market The best ways to sell well are to:
1- Attract more buyers to come to your home to see it, and
2- Let your home sell itself so well that the buyers will worry someone else may buy it first.
And how do you do that?  Simple.  If everything else is similar (price, size, location,...) then the home that looks better will sell better.  And out here in ranching territory, we are very familiar with how to groom our horses, … (7 comments)

black hills: INDUCTION HEARING LOOPS NOW AVAILABLE IN RAPID CITY & BLACK HILLS AREA - 03/23/13 03:11 PM
Induction hearing loops are now available for Rapid City businesses, homes, churches, restaurants and public buildings
Rapid City Retailer Now Installing Induction Hearing Loops A few days ago we wrote about the "new" induction hearing loop technology that greatly improves the sound-environment for a rapidly growing percent of our population.   I have a high interest in induction hearing loop technology for three reasons:
I have trouble with background noise, typical for my age and gender.
Many of my seniors real estate clients who are making a transition to a downsized home also have hearing issues.

black hills: HOW TOP REAL ESTATE AGENTS IN RAPID CITY USE THE INTERNET TO SELL HOMES - 03/19/13 01:26 PM
How do top real estate agents in Rapid City use the internet to sell homes?   ("This ain't your father's real estate!")

The Basics:  What Gets People to Buy Real Estate in Rapid City SD? Answer: "Buyers get buyers to buy homes."  What I mean by that is, in most every case when some one winds up buying a particular home it is very likely they persuaded themselves.  The most persuasive person to talk a buyer into making an offer on a home is that person.  In fact, many agents I know are careful not to "talk them in to" selecting … (0 comments)

black hills: I HAVE A MAP SHOWING WHERE -YOU- WERE IN 2010. - 03/17/13 06:30 AM
Because...I have a map showing where everybody was in 2010.
And Just How Do I Know This? Easy.  Remember the U.S. Census?  Last done in 2010.  The U.S. Census Bureau attempts to inventory every person, including where you live.  So any map that shows where every person's home is, would also show where your home is (plus 454,064,097 other people). Therefore, that map shows where you were in 2010, including all the homes in Rapid City SD.

WHAT Map?  Where Can We Get One of These? That's easy, too.  Mr. Brandon Martin-Anderson went to a whole lot of … (2 comments)

black hills: LOSE THE MOOSE? CAST YOUR VOTES! - 03/06/13 04:59 AM

Jessi Hall at Veterans United Home Loans in Rocheport, MO posted an interesting question on G+ about displaying a trophy moose head inside a home for sale.  Jessi's moose is now famous, if not infamous.
Jessi drew lots of interestingly differing opinions, ranging from  H__L NO!  to  Yeh, man!
Most interesting to me is whether patterns of responses  align with the observer's perspective (e.g., male/female, rural/urban, stager/non-stager, etc.).
But, out of all the many differing responses, the one I liked best, and the one that I think says it all (for me), was this reported exchange between a homeowner … (2 comments)

black hills: MY FAVORITE SENIOR-FRIENDLY HIKING TRAILS of THE BLACK HILLS - 01/30/13 12:15 PM
These are my favorite senior-friendly hiking trails of the Black Hills
What is a "Senior-Friendly Hiking Trail"? I am over 55 (a-hem) years old.  That makes me a "senior*."  Bear in mind, though, one of the members of my seniors hiking group is 83 and she recently did Kilamanjarow in Africa.  One of our members runs marathons.  So hold yer snickerin' there, young fella.
Yet, still, most of our senior hikers need to be cautious when venturing on a Black Hills walk-about.  It helps seniors and their fellow family and friend hikers, to know which of the thousands of … (2 comments)

black hills: SELL HOMES FASTER WITH BETTER PHOTOS-4: CAMERA PLACEMENT & HANDLING - 11/17/12 07:38 AM
Camera Placement and Handling that Sell Homes Faster
Your Camera Is the Buyer's Eyes First off, I advise people to stop thinking of a camera simply as a machine to document a home.  Instead, think of your camera as the eyes of a prospective buyer, and you are giving a tour with complete control of where the buyer looks, for how long, and when.  You are trying to create a viewing experience for the buyer, not simply produce an engineering record.

Re-create the In-person Viewing Experience Compared to human visual perception, most cameras take photographs that provide a view … (0 comments)

The Time of Day You Take Photo's Can Sell Homes Faster
First in a Series on How to Sell a Home Faster at Higher Price with Better Photo's
Many buyers will evaluate a home online before deciding whether to go view it.  And you can bet the financially stronger buyers (able to pay more) will be more discerning when evaluating those online photo's.   And those in more of a hurry (ready to buy now) tend to pre-screen home-viewings via online photo's in order to save time in selecting a home to offer on.
In that context, why bother … (0 comments)

Innovative Ideas From the Rapid City Library:   Black Hills Knowledge Network
Rapid City Public Library Our Rapid City Public Library continues to surprise and delight. Over a decades-long career in higher education I have enjoyed working with many top-tier libraries at major universities.  But this Rapid City Public Library is one of the most vibrant, multi-faceted, interesting community-wide organizations I have ever encountered.
RCPL is clearly far more than the sleepy old, traditional book-warehouse place.  There are so many community activities, from a seminar on honey-bee colony social communications, to a teen Halloween party, to a Poets' Coffee … (0 comments)

black hills: RAPID CITY HOUSING MARKET IS COMING BACK! - 10/05/12 02:02 AM
Our Rapid City housing market is coming back! WHERE THE RAPID CITY HOUSING MARKET HAS BEEN We all know too well that the national housing bubble burst around April, 2007. But few people realize just how solidly boring the Rapid City market just kept on ticking. In fact, we just ignored the housing crash for another year. Then our volume of units sold (not prices!) dropped substantially by 2009 (volume down 35% from 2005 to 2009).

WHERE U.S. AND BLACK HILLS MLS MARKET IS NOW This week the dominant home-search site realtor.com published an infographic indicating the bottom of the … (0 comments)
