wake county: Wake, Durham, Orange and Johnston County, NC Price Adjustments Comparison - 02/18/09 12:25 AM
In conjuction with my recent Wake Forest NC Market Report for January 2009, I would like to offer one more graph for clarity. 
The following graph represents Price Adjustments for the four counties that are included in the Triangle Multiple Listing Service.  Those counties are Wake, Johnston, Orange and Durham.  Some of the cities and towns that you will find in these counties are Durham, Chapel Hill, Clayton, Raleigh and, of course, Wake Forest.  While I have used the term Price Adjustments the numbers really mean Price Drops.  I, personally, just prefer the more gentle term of Price Adjustments.

The latest report was just released from Triangle Multiple Listing Service.  There are some notable quotes from the report which should assist in explaining the current condition of our local market.  One quote that I wanted to mention at the beginning of this post is:
Where is the pain going to be felt in the coming months?

Way back in March I posted Wake Forest Library! A Little Something For Everyone! - it was a great post highlighting our library here in Wake Forest and all of the wonderful programs that it offers. 
I usually go up every Mon - Thur with my son for homework time and LOVE their programs geared for school-age kids.  They do a really good job with the arts and crafts and the educational programs.  Well, the library is a little cramped!  While Wake Forest continues to grow the Library didn't.  Not until NOW...

There were 1358 active listings for the month of February 2008* which includes townhomes and condos. In comparison, there were 973 actives listing for the month of February 2007 (which were computed through March 15, 2007). A substantial increase of 40% is noted.
Closed Listings:
There were 198 closings for the month of February 2008 (computed from January 1 - February 29, 2008) in Wake Forest. Of those closings 20% had a price point of $400,000 or higher. The supply of homes in Wake Forest has dipped slightly from a 15 month supply to a 14 month supply.  … (2 comments)

wake county: Census Report Released Today - 8 NC Counties Among Nation's Fastest Growing... - 03/20/08 05:45 AM
Eight North Carolina counties are listed on the latest release (March 20, 2008) of the Census Report from the U.S. Census Bureau.  In fact, all but one of the the counties (overall) were in the South or West.  Maricopa Arizona took the top spot with the highest numerical growth in the period of July 1, 2006 - July 1, 2007.
Among the Top 10 of counties with the biggest numerical growth was my very own Wake County!  Home to Raleigh.  Wake County showed an impressive 4.9% growth in just 1 year.

The Town of Wake Forest has an extremely comprehensive website with THE most up to date community calendar around.  Weekly, I publish the event for the upcoming week.  I have tried 5 times unsuccesfully this morning to make that regular post and I simply can not. 
There are many exciting events coming out this week so if you are interested please be sure to visit the calendar to view the dates and times.  Hopefully next week the bug will be fixed and it will be less clicks for you to get where you need to go!!!!
