realtor tips and advice: Do You Warn Your Sellers? - 04/06/14 09:06 AM
I saw a very interesting article where the question was asked "Do you warn your sellers to put their perscription medicine away before a showing or open house?".  I had never really thought about that!  What other advice or warnings do you give to your sellers?

realtor tips and advice: Are networking groups a violation of RESPA kickback/referral fee law? - 12/19/12 02:13 AM
As someone who teaches continuing education for Mortgage Loan Officers, RESPA is always a hot topic of the group.  In one of my classes as I explained what a Section 8 RESPA violation was, it dawned on me... are networking groups like BNI, Le Tip, etc a RESPA violation because we actually pay a fee with the sole purpose of a referral?  And in some cases like BNI and I'm sure other networking groups, where they only allow one person per profession per chapter/group? Accepting or receiving anything of value whether monetary or in the form of service is a direct … (2 comments)

realtor tips and advice: New Short Sales Rules Effective June 1! But not for All? - 04/19/12 08:27 AM
The Federal Housing Finance Agency (FHFA) which oversees Fannie Mae and Freddie Mac have designed new rules when it comes to short sales, deeds-in-lieu and deeds-for-lease in order to help consumers avoid foreclosure.  There will be various stages to these rules with the first one taking effect June 1.
Mortgage Servicers must review and respond to requests for short sales within 30 calendar days from receipt of a short sale offer. Provide weekly status updates to the borrower if the short sale offer is still under review after 30 calendar days Make and communicate final decisions to the borrower within 60 … (2 comments)

realtor tips and advice: 5 Negative Things that Agents Say to their Clients? - 08/22/11 05:26 AM
I recently read a blog regarding negative statements that we, as sales people, say all the time but don’t realize what a negative effect it has when talking with prospects and clients and what they might be thinking when you utter these words…
“I can honestly say OR If I’m being honest with you…”
This phrase implies that you have not been honest before, but this time you’re being honest.  Using these words do not build trust—so don’t EVER use this phrase, ever.
“What do we have to do to get you on the dotted line today?”
Shades … (3 comments)

realtor tips and advice: Do you think the government shutdown won't affect your closings? Think again! - 04/08/11 05:53 AM
Well here it is Friday and will our government close most of its doors?  I can't believe this, first the government takes away loan officer's negotiating power and sets commission restrictions this week and now the government may take a break?  A Loan Officer from Michigan wrote, " If the government shuts down today, every non-essential employee ( I have to chuckle every time I read that) should wake up really late and smile.  After all, they are lucky!  When private companies have budget problems, the people on the non-essential worker list don't get a three day weekend.  They get a six-month … (4 comments)

realtor tips and advice: Seller Buydown Blah Blah Blah..... - 03/09/11 11:52 AM
Unless you have been hiding behind a rock, I'm sure lenders have been bombarding you with the seller buydown strategy.  The title can be somewhat misleading.  This is also a great way to get that buyer into a little more expensive home to get what they want!  Here's a great little video that is done strictly to music so no talking...yeah!!! lol   If you like the group Train, then you will like the music to the video.  Just take a minute to check it out!  You can feel free to forward it to any of your clients and post it on your … (0 comments)

realtor tips and advice: Seller, Buyer and Agent all happy! Find out how! - 02/24/11 01:53 PM
Seller nets more, buyer buys more at the same payment and the Realtor makes commission off full asking price.  Sounds great right?  Well it can actually happen like that.
Let me ask you this.  Have you ever had a buyer that really needed just a little more in sales price to get what they needed or the neighborhood they wanted?  This is one way to work it so you can be the hero and get them where they want to be.
Have you ever had the buyer that wants to always offer less then asking.  Show them this and stop that … (1 comments)

realtor tips and advice: Job Loss Not Considered Extenuating Circumstance? - 02/24/11 04:21 AM
SunTrust Mortgage's Credit Management Team decided to follow Fannie Mae's guidance for Conventional and Government (traditionally underwritten and AUS processed) purchase originations, and SunTrust followed HUD's guidance saying that, "Loss of employment due to company closings or reductions in work force is not an extenuating circumstance beyond the borrower's control. Borrowers with Chapter 7 bankruptcies and foreclosures in their credit history are not eligible if their sole extenuating circumstance is loss of employment due to company closings or reductions in work force. Should the borrower lose their employment due to a long-term illness, HUD will make an extenuating circumstance exception. Another … (0 comments)

realtor tips and advice: First QRM and Now This? Here's another blow to your business! - 02/16/11 05:47 AM
If you didn't get a chance to read my blog about QRM, please check it out.  Seriously folks, this is affecting your clients which in turn affect your business.   The feds are working hard to reduce mortgages to the big 4 banks.  And do you remember when those big banks wanted to sell Real Estate?  Well if don't stop this now you bet that will be back on their agenda again.
You will also see in this brief video how it is going to affect the consumer (which by the way we are all consumers) and mortgage lenders you currently do … (1 comments)

realtor tips and advice: Sharing Closing Secrets? - 02/15/11 03:10 PM
One of the biggest mistakes in our industry is spending big bucks on advertising to make the phone ring and then blowing it by not fielding the calls well. Usually when the office phone rings, it is answered by someone who has no sales training, no negotiating or telemarketing skills, no incentives, and who is busy doing other office chores. Many times these calls are seen as an annoyance, instead of income. It would be a good idea to make sure the person that answers the phone hands off the leads to a seasoned pro. If you aren't available, make sure … (4 comments)

realtor tips and advice: What is QRM? What you don't know can cost you your job and people you work with! - 02/15/11 04:12 AM
Please take just a short few min to watch this video explaining what the government is doing behind the scenes while no one is watching.   If this takes place you can expect a large number of businesses to close and a lot of people out of a job.  And unfortunately, this will affect a lot of people you do business with right now if not yourself!   And closing a transaction with a loan, I can only imagine how long it will take.  Forget 30 days!  We need to really take an active part and demand our Representatives we vote for … (5 comments)

realtor tips and advice: What is FHA doing now that could impact your buyers and sellers? - 02/14/11 07:09 AM
FHA CHANGE ALERT!!!!!!!!!FHA is at it again. The first change is to the annual MIP. Effective April 18, 2011, FHA will be increasing their annual MIP by .25. So what does this mean to you? This means your buyers payment will increase and they may no longer qualify for the loan they originally were pre-approved for. If you have any buyers sitting on the fence, they need to get that loan application and case number ordered before the change. It will most likely go by case number date and not application or contract date. Make sure your lender's know this!Second change … (2 comments)

realtor tips and advice: Whether you hold open houses or not, you need this flyer! - 01/12/11 06:12 AM
I wanted to share with you what happened this weekend while I worked an open house with a Realtor I know that typically works about one hour from me.
I received an email from him stating he had a property in my area that he was holding an open house on Sunday and if I had time to stop by since we hadn't seen each other in awhile.  I was so excited because I just starting using this new tool called  "The Edge" and wanted to try it out.   I asked him if he wouldn't mind if I came and worked … (5 comments)
