california home loan: Learning to Love Your Mortgage! - 12/17/07 04:04 AM

Many hate their mortgage. They hate working hard everyday, only to make that BIG PAYMENT at the beginning of the month. For the millions of homes in adjustable rate mortgages, they hate not knowing how much their mortgage is set to increase on a month to month or yearly basis. So, "What typically happens when a person hates something?" They avoid it! I'm not talking about avoiding their mortgage payments, although some do that. I'm talking about how many homeowners avoid having an intimate relationship and understanding with the type of mortgage they currently have and whether it is still (or … (5 comments)

california home loan: Looking for a California Generation X Mortgage Broker? - 12/14/07 08:23 AM

Are you looking for a California Generation X Mortgage Broker?
One that uses technology to stay on the cutting edge, saving you time, money, hassles and confusion by keeping clear lines of communication throughout the entire loan process through the latest means of communication...
One thing has become clearly obvious to me, since I have been in the Real Estate/Mortgage business....
There is a large discrepency between those Real Estate professionals that "streamline" the real estate/mortgage process and there are those that choose not to adapt to the changing times. Why? It's hard, different and human nature for people to get in a "comfort zone" and … (2 comments)

california home loan: Warning! Sensative Mortgage Topic - 09/22/07 06:28 AM
This is a warning as it is a sensative mortgage topic. But, you can always count on me to "open up a can of worms" and stress my opinion. I received a disturbing email on Friday, informing me that a few MAJOR BANKS are rolling out new home loan guidelines to protect their ASSets...Or are they?
I saw the new guidelines in Black and White.
Like many other areas in the United States, California has been experiencing a higher level of forclosures and notices of default. As a result, these MAJOR BANKS are now rolling out new home loan guidelines, which give "RISK … (36 comments)

california home loan: Do I Need to Talk to YOUR BROKER? - 07/06/07 05:18 AM
Lender and Real Estate Agent Rules to be followed in a purchase/sales transaction:
Rule Number 1: Our clients come first
Rule Number 2: Time is of the essence
Rule Number 3: Everyone should work together as a team
One thing that I think is fascinating about Real Estate is the fact that no two transactions are alike. As much as we would like to "streamline" the process, to cut down on costs and improve efficiency...it simply never plays out that way. Why? I think it's simple...there are simply too many pieces to the puzzle in a purchase transaction.
The key is to keep each transaction on … (6 comments)

california home loan: It's NOT All About the Benjamins! - 06/02/07 04:25 AM

What many don't understand that are in my line of work is that it isn't just about "The Benjamins!" I'm a firm believer that if you are good at what you do, success will follow.
People should not be "a deal". Our clients should be treated with respect, empathy and understanding of their situations. Life happens and it's great to help people acheive their goals and objectives. For me, that is much more rewarding than "The Benjamins!"
My being a California Mortgage Broker has allowed me to do the following 6 things in the last 30 days:

1.) I helped a client get out of … (10 comments)

california home loan: Non-Permanent Resident Alien Home Loans in California - 05/25/07 04:32 AM

One of the main things that I love about California is the diverse population. We have a melting pot of many individuals that are coming from outside the United States legally and seeking to make a better life for themselves and their families in the land of "Golden Opportunity!" With that being said, I'm working on a file right now that is close to closing and I feel like I learned the entire system of gaining residency status in the Unites States through it.
If you were born in the United States, you probably don't know all of the hoops a person (let alone family) must jump through in order … (10 comments)

california home loan: Fake It Till You Make It...The Aftermath of the First Refi Boom! - 05/01/07 09:28 AM
I don't need to refinance...I have a 30-year fixed!
After looking at your Promissory Note, you may be suprised!
With the craziness of the "Refi Boom" and the historical levels of appreciation in Real Estate an influx of loan officers came into the mortgage industry to make a QUICK BIG BUCK! Mortgage companies were hiring people left and right to simply keep up with the phone call demand and in most places there was a revolving door...If the new guy didn't make it as a salesperson...the next one was hired. I witnessed mortgage brokers giving their loan officers incentives to get deals closed on the phone, such … (11 comments)

california home loan: Understanding Refinance and Home Loan Closing Costs! - 04/28/07 04:36 AM

There's an old saying, "If it's too good to be true, it probably is!" Such is the case with refinancing or purchasing a home and the topic of closing costs. Many lenders in the industry will claim NO CLOSING COSTS, however, everyone actually plays on a level playing field! The only difference between mortgage companies are the investors and/or banks that they are individually approved with, that's it! Closing costs are ALWAYS going to be associated with refinancing or purchasing a home. Why? There are many parties involved in the loan process and obviously, no one works for free!
First of … (15 comments)

california home loan: Joining In On the American Dream! - 04/28/07 04:08 AM

Joining in on the American Dream!
Well, it's official! I have officially purchased my first home and begun to take part in the American Dream of owning my own home. So, I figured, "What better topic to talk about this week than my own personal experience with purchasing a home?" Was it stressful? Yes.... Is it worth it? You Bet! I can not describe the joy one gets out of owning your own home. To talk to your last property manager and hand over the keys in exchange for the keys to your own home is awesome! I'm getting more joy out … (7 comments)

california home loan: Comparing "Apples to Apples" when shopping for your home loan! - 04/28/07 03:44 AM

I was offered a 5% fixed for 30 years, can you beat it?
More often than not, borrowers get so caught up in the "rate" that they fail to look at the actual product being offered to them. My goal is to help you avoid this pitfall to save time and money. There are virtually hundreds of loan products that are offered on the market today. More often than not, receiving a "rate quote" on the Internet or over the phone is meaningless if you don't understand the terms that apply to that rate. I always tell my clients to make … (3 comments)

california home loan: We Hate Our Mortgage Servicer and Want to Refinance NOW! - 03/29/07 06:52 AM

I don't know why, but I've had several clients over the past few months that have had bad experiences with the mortgage companies that are servicing their existing home loans. So, these borrowers contact me, wanting to refinance and get away from the headache. They then tell me to obviously not refinance it with the original lender or existing lender. But, many borrowers fail to realize that when you go to escrow to sign your paperwork for a new home loan, the original lender will almost always reserve the right to sell your loan to another lender to service the debt.
What … (16 comments)

california home loan: You want to be my agent and you don't even own a home? - 03/17/07 02:53 PM

This topic has me scratching my head with a weird look on my face when it comes up...
I find it interesting that many agents I come across are in the business of selling real estate and yet they don't even own their own home! If I were a potential client and you didn't own your own home, I would be asking myself a few of these questions in the back of my mind...
Why not?
Does this person not believe in the market themselves?
Does this person really understand the financial commitment of owning a home?
There are many people out there that find it … (14 comments)

california home loan: But They've Been Scrubbed! - 01/24/07 03:41 AM

I was wondering what my topic of the day would be for a blog, then I got a call and the perfect topic came up. A lead generation source called me up just a few minutes ago and was offering, yet again....to buy mortgage leads from "reputable sources."
This telemarketer had a slightly better pitch than the rest of them though. Within 15 seconds of such phone calls, I quickly respond with, "Sorry, I don't buy leads!" Many simply say, "OK!"
But this telemarketer didn't give up so quickly and stated....
BUT THEYRE SCRUBBED!
Ok, I've heard the term before. It gets thrown around loosly. … (6 comments)

california home loan: Podcast? - 09/05/06 05:12 AM

Are you thinking of a new way to reach out to your clients? After doing some research, I have found that doing a podcast is one of the newest forms of technology that you can use to inform your clients and form a stronger relationship with them and your target market. What is a podcast? A podcast allows you to use a microphone and record anything that you want to talk about, kind of like a radio show! By placing a podcast link onto your site and allowing your clients to "tune in" to this week's topic, you are bound to … (1 comments)

california home loan: Traffic By Writing - 09/05/06 03:50 AM

I have found that writing articles has been one of the best forms of business development for my business. Think about it, if you were a client looking to purchase a home or obtain financing, would you want to use the company that has flashy ads all the time or would you want to work with the company that writes articles every week in the newspaper and magazines? By writing articles for local magazines and papers, you have the opportunity to create an audience and capture them with new information. I would much rather help educate the general public through a … (4 comments)
