I pay scant attention to time on the market, although many buyers do ask.
Why? Because I've seen and sold so many homes with high DOM when the reason for the lack of a contract had changed.
Price and condition are logical reasons for high DOM, IF buyers are touring the property. However, the reason I've seen most often for high DOM is lack of ACCESS.

Most home buyers do NOT understand the nuances of computing a home price range. Of the many prospective buyers I qualify, most have no idea of what goes into a price range.
Should buyers dictate the price range for their home search?? How did they get there??
Qualifying for a mortgage loan becomes harder each year. That's is my experience.

Fact is, they need housing and that is their focus.
HA! From my experience, you could poll 100 prospective home buyers about what they think about the economy relative to their home buying plans and you'll simply watch their eyes glaze over.
Fortunately, in my experience, home buyers in general are focused on location, price and condition.
They need housing and they have criteria that is not related to future value. They are far more focused on public schools, transportation to work and shopping.
