We're reading post after post lamenting the rapid rise of mortgage interest rates.  Let's get some perspective. 
O.K.  4.75% is not as good as 3.75%.  However, it's a LOT BETTER than 6.75%.  What are you going to do if rates reach 8.75%? 
FACT:  If rates were to go to 8.75%, folks would still need housing.  As rates go up and the cost of home ownership goes up, so does the cost of rental housing.  Parents are still going to want to buy homes that suit their family … (106 comments)

We can predict and we can follow but, fact is, WE HAVE NO CONTROL. 
This morning, I received a rate-lock ALERT in my e-mail from a local loan officer.  It was interesting (see below) and it also brought back a lot of memories.

The destruction of the U.S. housing industry is not positive for our economy.   However, no one is FORCED to buy a home.  Renting is ALWAYS a choice.
Counterpoint to:  More real estate broker heresy: We NEED higher interest rates!
Richard's thoughts on real estate, interest, down payments, etc. are the complete opposite of mine.
I support inclusive policies for encouraging home ownership.  We are too low now, down to below 65%.  that's not good for America, our economy or individuals. 
20% down, as Richard favors, is a distinct barrier to home ownership.

Interest Rates?  Is that the question???? 
The "What is your interest rate?" is what sends far too many consumers to Internet lenders who clearly misrepresent the cost of a mortgage.
What about the cost of that interest rate.  I've known few consumers who had the ability to shop for mortgage plans who didn't focus on "What are your rates?"
I have also known few consumers who understood how points, lender fees, terms, interest deduction, etc. affect the interest rate.

JOHN GIVES THE FED TOO MUCH CREDIT.
I'm not so sure that prospective home buyers determine their buying schedules by the action or inaction of the Board of Governors of the Federal Reserve and what Chm. Bernanke says.
I suspect that their buying motivations are job transfers, family needs, don't want to rent, move for family, move for schools,  and their personal budget which takes a hit each time they buy a gallon of milk.  etc.
Real estate market is fueled by consumer need and ability.

HOMES ARE MORE AFFORDABLE ACROSS THE COUNTRY.
Great points and reminds me of years past when the real estate market reached bottoms. 
Folks in the early 1990s had experienced a dramatic loss of home value and equity.  Interest rates were in the 8-10%.  
I REMEMBER IT WELL.  Today's market, while I believe it's worse, is not a new experience for many home owners.  Not a new experience for many agents and brokers either.
