History.  Lovettsville Town Center was a wonderful plan.  It involved a grocery store, Trader Joe's, and some professional offices.  Also planned were several hundred new homes.  It was a lovely plan - - - until the housing crash of 2006.  Two of the three new home builders pulled out.  They were way overpriced for the Lovettsville market and only built 6 homes in 4 years.  The remaining builder was very smart and offered homes in a price that justified the commute to Lovettsville.  That builder (Ryan Homes) is still building and going strong.  I … (9 comments)

The state of the real estate market for Loudoun County can easily be determined by reading the statistics below.
In terms of the home buying process, there is little difference between a Standard Sale with a home buyer and a home owner/seller and a Foreclosure/REO home for sale.  Foreclosure/REO listings of homes for sale take only a couple of week longer than a Standard listing to close.

The seller isn't looking for "loan approval", they're looking for a LOAN COMMITMENT!!!
The FINANCING CONTINGENCY for the Commonwealth of Virginia "RECOMMENDS" that we provide 21 DAYS to remove that contingency.
Considering FHA, VA, VHDA, USDA, etc. and some Conventional financing types. . . . .
21 DAYS IS NOT SUFFICIENT!!!
Lenders are under so much pressure for documentation, guidelines, audits, etc. that is is almost impossible to get a LOAN COMMITMENT within 21 days.

You receive a phone call or e-mail from a consumer who contacted you from your Internet presence.  It may be your web site, your blog, etc.  It doesn't matter.  THEY CONTACTED YOU!!
They suggest that they're not quite ready to buy today, but will be next year.  Could be their lease will end next year.  Could be they are planning to change job locations.  As long as they are not "cleaning up their credit", it's never too early to look.  I just want to make sure they look with me.

Attention Pasadena CA Sellers/Buyers -- The Housing Inspection Report However, it leads to the question, if owners are responsible for sidewalk maintenance, doesn't it follow that, if a sidewalk is in disrepair and poses a danger to passers-by, aren't those same home owners at risk for damages and payment for injuries suffered by folks walking, riding a bike, etc. on that sidewalk??
How many home buyers understand that they will be responsible for maintenance of that walk-way in front of their home?

An interesting tour with a lovely couple yesterday reminded me that, until prospective home buyer actually see, walk, ride through an area of interest, they don't always know how they'll really like the area.
Oh sure, the buyers themselves selected that 6 acre home site with the fabulous cedar sided home.  They loved the house.  They loved the home site.  They loved the view.  But. . . . .
