LOCAL MLS TERMINOLOGY CAN BE CONFUSING.  WHAT DOES "FORECLOSURE" MEAN IN YOUR MLS AND WHAT DOES IT MEAN TO CONSUMERS? 
LOCAL MLS LISTING REPORTS OFTEN SERVE TO CONFUSE CONSUMERS (and a few agents).
MLS Terminology is important.  However, it is often confusing at best and misleading to consumers.
An interesting article posted by Eric Hempler, examines the MLS term "In Foreclosure" showing that it may mean different things to different MLS members and produces misleading stats.
In my MLS, the term "Foreclosure" is assigned to all bank owned homes in the MLS Listing Report.  The term "In Foreclosure" is not used … (15 comments)

THE TRUSTEE SALE IS THE CONSUMERS' DREAM PURCHASE - OR IS IT A NIGHTMARE??
Pamela describes the trustee sale below very well and also and some of the problems that can be associated with them. 
While Pamela indicates that some of the problems comes from buyers not having an opportunity to walk the property interior prior to auction, that isn't my experience.  The auctions I've attended were for properties that could be walked prior to the sale. 
I find very interesting Pamela's statement that banks were beginning to take less than "what they had in the property".  What a breakthrough.  Makes sense … (6 comments)

BUYER TO AGENT:  Is this a good time to buy a home?  I've heard that there are some really good buys in foreclosures, auctions and short sales.
AGENT:  Could be.  But, foreclosures, auctions and short sales might not get the best home for your family in the location you need.  Think about what you really want to buy for the long term. 
BUYER:  O.K., but show me all of the foreclosures, auctions and short sales first.  I'm sure I'll find a good one.
AGENT:  How about this foreclosure?  It's priced about 5% lower than other homes in the neighborhoodd.
