There are quite a few adult condos available in Lethbridge AB. Unfortunately, most of them are not Pet Friendly. Many of them have special rules written right in the condo documents, that say no pets allowed. Many of them also have signs right on the entrace to the premises that say "NO PETS ALLOWED". Luckily, there is a great condo available on the west side, very close to the University. This condo also has a double attached garage, two fireplaces, a library area, ac, and tons of space. When you are interviewing a Lethbridge Real Estate Agent, one thing you should ask them, is if you can fire him, (or cancel the contract) if you are not happy with his service. There should be no hesitation on the part of the agent to say yes. If an agent is confident in her ability, she should offer you the opporunity to fire ther or cancel the listing. Most of the time when buyer's have conditions in Lethbridge for buying a house, the conditions are financing and a property inspection. There can be many other conditions like subject to mom and dad's approval, subject to getting satisfactory insurance, and anything else you can think of, but financing and a property inspection are the main ones. Even when buyers are pre-approved, and pre-qualified, they will still need to put in a financing condition. Riverstone is a beautiful area in West Lethbridge, just South of the University. It is a collection of almost all single family homes, ranging just under 300,000 to over 1,000,000, (at the time of writing this in June of 2013). Homes started being built in the Riverstone area in about 2002, and there are still many new homes being built there now. Homes you will find in Riverstone will be more than 1,000 square feet, with garages (attached or detached), and ensuites. Lot sizes will vary. Real estate commissions can be confusing, and some Lethbridge Home Sellers do not realise how Lethbridge Real Estate Commissions work. In Lethbridge, buyers do not pay commissions, (real estate agents are paid by the seller from the proceeds of the transaction). There are options; different fees and different levels of service. The Real Estate Council of Alberta has a great page for explaining the different types of Real Estate Commissions.

I often get asked by people looking at Real Estate in Lethbridge Alberta about foreclosures. When you are browsing through listings, there are a few hints that a listing may be a foreclosure: 1) It says As is where is, somewhere in the description, or might even mention a schedule A. 2) You can see that there are notices taped to the front door or the front window in the photos 3) You can see tape across the toilets and sinks, (this means that the water has been shut off on the property) 4) The property will most likely be vacant (2 comments)

When a Lethbridge Real Estate listing is posted with no interior photos, is is usually one of four reaons. 1. It's a Mess: The house is a mess inside or so cluttered that the realtor feels that photos will decrease the number of viewings. Or it could be a Lethbridge foreclosure, and there are no plans to clean it.
2. Privacy: Some home owners are very private, and even though they are trying to sell their home, they do not want interior photos availalbe for the world to see. Also, if it is a tenant occupied home, the tenant may not (6 comments)

A client recently asked me if they could view conditionally sold houses in Lethbridge Alberta. In Lethbridge, houses are usually "conditionally sold" for a few weeks, before the deal goes final. This gives the buyers, and sometimes the sellers, the time to satisfy their conditions. The most common conditions we see in Lethbridge are buyers' conditions for financing and property inspection. Even after a buyer has been pre-qualified, they have to submit an accepted offer to their bank, so that the bank can approve the house being purchased. During the conditional period, buyers should have a propery inpection by a qualified Lethbridge Property inspector.
You can find information on many things such as city of Lethbridge future development, location of schools in Lethbridge, information about city recreational facilities, and legal information on property. If you click on the property information tab, you can also see aerial photography, from different years including 2011, and as far back as 1999. You can also search for an aerial photograph of your own home. Or perhaps you want to know about the back lane access, and the size of the yard of (6 comments)
